2 ABOUT US NewTown Town Planners was established in February 1995 by André van Nieuwenhuizen (Pr. P n A603/ B (TRP) MBA). Since its inception, the firm is an all-inclusive town-planning consultancy, providing a professional and ethical service to its clients. To cultivate this belief, it has been policy to source the expertise and talent to cover the diversified aspects of town planning, necessary to fulfil our delegations and responsibilities to our clients in a professional and expert manner. We aim to serve our clients, i.e. developers, land owners, municipalities and government institutions with town planning advice and land use applications. NewTown Town Planners is an energetic and dynamic practice formed by experienced planners. It is a firm where the goal of service excellence is firmly rooted in the principles of fairness, honesty, dignity, integrity and nurturance.

3 PROUD HISTORY Over land use applications have been done over time, too much to list, all over South Africa. NewTown Town Planners is a town planning consulting firm specialising in all land use applications. We use the experience gained over the past 24 years to deliver a solid town planning solution to our clients. Our firm strives to use our collective expertise and talent to cover the diversified aspects of town planning in order to provide our clients with professional and expert service. Over the years our firm has built good relations with various Municipalities in Gauteng and other regions throughout South Africa. This ensures that we provide accurate and efficient results in all our projects. MULTI-DISCIPLINARY APPROACH Our company follows a multi-disciplinary approach whereby we work closely together with teams and many professionals in the development industry, such as architects, environmental specialists, land surveyors, conveyances and engineers in order to ensure professional and expert service to our clients.

5 OUR EXPERTISE Township Establishment Application A complex process of converting agricultural land into residential, commercial or industrial properties. ±12 months Rezoning Application The changing of a use zone to allow for certain land use rights on a property. ±7 months Subdivision Application The dividing of land into two or more portions within urban development boundaries.. ±4 months Consolidation Application The dividing of land into two or more portions within urban development boundaries. ±3 months

6 Division of Land Application Dividing of farm land or holdings into two or more portions. ±5 months Removal of Restrictive Title Conditions Application Removing of any restrictive conditions in the Title Deed that prohibit owners from exercising certain land uses. ±4 months Application to lease Council Property This service is mostly applicable when a person or organisation wants to acquire land that belongs to the government or municipality. ±18 months Consent Use Application Obtaining permission to exercise a certain land use right on a property without having to change its zoning. ±5 months

7 OUR RECENT WORK Brooklyn (Doxa Deo) The Doxa Deo Brooklyn Campus was established in Brooklyn in The church purchased four adjacent erven that was consolidated to create a better functioning erf for the existing church. A consent use application was also lodged for more onsite parking for the church. Electronic Toll Collection ETC (SANRAL) SANRAL appointed our firm for an Electronic Toll Collection Head Office. Our office is also currently in the process of consulting with various professionals to accommodate an industrial/commercial township on the Remainder of the land in Midrand.

8 Savannah Country Estate Mario Pretorius appointed our firm for the establishment of a secured residential township being Savannah Country estate with five security enclaves and a cricket oval in the middle of the enclosed area situated between Bronkhorstspruit Road and the N4 Highway. Menlo Park Ivorywood - Erf 978, Menlo Park This property was subject to rezoning and consolidation applications in Menlo Park at 41 19th Avenue for 13 double story units known as Ivorywood. Menlo Park Application was made for the rezoning of erven in Menlo Park to Residential 3 at 304 Brooklyn Road in order to allow for a maximum of 30 units to be developed on the consolidated erf. The properties were consolidated simultaneously with the rezoning application.

9 Zenex Garage - Centurion Several appointments for obtaining the necessary petrol filling station rights on various properties, including the Zenex Garage in Centurion, Total in Bedfordview was successfully completed. Mooikloof Village Shopping Centre Retail rights for a shopping centre at Mooikloof Village Shopping Centre were also successfully completed on the corner of Garsfontein Road and Jollify Main Road, Mooikloof, Pretoria. Emira Property Fund We were appointed by Emira Property Fund for the extension of township boundaries of Menlyn Square Office Park to include two townships and farm land within the existing township. The purpose of this application was to clean up and shape the application site.

10 Investec We were appointed by Investec to obtain rights for offices near the existing Investec buildings on Atterbury road, Menlopark. Kings Highway, Lynnwood AMPATH PATHOLOGISTS Ampath Pathologists make use of our services to apply for the rezoning of an erf in Kings Highway, Lynnwood for a Histology laboratory. We obtained the necessary rights for Ampath and the buildings were developed accordingly. Muckleneuk (Walker Creek Office Park) Walker Creek Office Park in the heart of Muckleneuk along Florence Ribeiro Avenue was developed by C. J IRONS (PTY) LTD and our office was responsible for the rezoning and consolidation applications.
