2 THE COMPANY East Coast Positioning is a proprietary limited company that commenced operations in 2004 offering strata certification and quality assurance services to the land development industry. Recently we have expanded our range of survey services to the construction and land development industry by bringing in as a partner Mony Seng a Registered Surveyor with 15 years experience in the surveying industry including cadastral, engineering, topographical, control surveys and high rise developments. Located in Bella Vista in NSW East Coast are able to provide an accurate, efficient and professional service to our clients throughout the State using the latest technology and survey techniques. 4 OUR SERVICES CONSTRUCTION SET OUT Construction Setting out is the process by which information is taken from the construction design, drawings, and pegs, profiles or other marks are then set to control the construction works and ensure that each element of the works is constructed in the correct position and level. ECP has the capability to perform all aspects of large scale construction projects. Mony Seng has many years experience in the construction industry and on high rise buildings for major builders in New South Wales. 5 CIVIL AND ENGINEERING SET OUT East Coast has great experience in civil and engineering set out. Our surveyors undertake civil and engineering surveys involving large greenfield developments and infrastructure, setting out roads, bridges, storm water, sewer as well as the monitoring and calculations of large bulk excavation quantities. Mony Seng who is a registered surveyor, is able to provide the service of Works as Executed plans and certify civil, sewer, water and electrical design plans. 6 IDENTIFICATION SURVEYS East Coast has a great deal of expertise in Identification surveys; they are usually required as an inclusion in a contract of sale to determine the position of buildings on the land. Carried out under the supervision of a registered surveyor, these surveys show the position of buildings in relation to boundaries, easements, structures on adjoining properties near the boundary, as well as providing details of any boundary encroachments. 7 CONTOUR & DETAIL SURVEYS A Contour and Detail Survey depicts the layout of land and structures in a 3D model. This information is required before commencing any building or land related projects. The information is used by Architects, Engineers and House Designers in the design of buildings or extensions and major civil works. Our capability covers the range from individual allotments to enable architects to design cottages, through to commercial and industrial sites, to greenfield sites of major residential developments. 8 PCA SURVEYS East Coast will prepare accurate and consistent measurements of tenancies in accordance with the Property Council of Australia's (PCA) guidelines. 9 STRATA SUBDIVISION A strata subdivision is most commonly used within apartment buildings. It is also used to provide separate titles in townhouse developments and major industrial sites. This title gives individual ownership to small portions of a larger property and an undivided share to common property (e.g. gardens or driveways and community facilities such as swimming pools, tennis courts and the like). Owners will become members of the owner s corporation, which controls the use and maintenance of common property. East Coast Positioning Pty Ltd Page 9

10 STRATUM SUBDIVISION A stratum subdivision is a Torrens subdivision with one or more lots limited in height depth or both. As the name implies, the lots are limited to a particular stratum. This stratum may be horizontal planes or inclined planes or a combination of the two. Stratum subdivisions are frequently accompanied by a building management statement which apportions costs to the various stratum lots. SUBDIVISION PLANS Subdivision plans can only be prepared by a Registered Land Surveyor under the provisions of the Surveying and spatial information Act, A Plan of Subdivision is a method of dividing land into two or more parcels or lots so that those parcels or lots can be held in separate ownership. Mony Seng have many years of experience in preparing Torrens Title, Strata Title and Stratum Title Subdivision Plans. We have access to the LPI's internet based Eplan system which allows the electronic lodgement of plans for pre-examination and registration. East Coast Positioning has been responsible for surveys of: Ella Place, Barden Ridge 50 Lots for Gandangara Local Aboriginal Land Council. Sproule Road, Alfords Point 12 Lots for Gandangara Local Aboriginal Land Council. At Barden Ridge and Alfords Point East Coast provided detail surveys for planning purposes, marking of potential road locations to assist engineers to finalise designs, locating rare and endangered flora and aboriginal archaeological sites, final pegging, As Built Surveys, preparation of linen plans and 88B Instruments which reflected extensive environmental restrictions. 11 MINING SURVEYING Including establishing survey control, determining stock pile and pit volumes and subsidence monitoring due to long wall mining. RAIL CORRIDOR SURVEYS East Coast has been involved in a project to realign the track between Newcastle and the Queensland border. This project has involved defining the existing rail corridor and creating new boundaries to fit the proposed realignment.
