All plots have road access, all utilities and are zoned for residential development. In fact, you will see in the pictures that the residential development touches the land. 11 What is the Cost? Plots range between sqm/plot and cost 50 / sqm. Notaries rather than solicitors typically oversee the transfer of ownership and their costs are low. COMPANY FORMATION & MANAGEMENT FEES is 2490 (all fees included + rental of address, ready to trade). ADMIN FEE + NOTARY CHARGES + LAND REGISTRY FEE is 500 /plot. You can reserve as many plots of land as you like. Example Legal fees for N plots is calculated as follows: EUR N x 500 for N plots Discounts apply as follows: For 2-3 plots purchased a discount of 1 /sqm is given For 4-7 plots purchased a discount of 1.5 /sqm is given, For >= 8 plots purchased a discount of 2 /sqm is given.

Making money from land is very easy. It can be done without undertaking any development. Our advice with Profit Plots is to keep the land purchased as land banking. This makes perfect sense in Balotesti since the town is on its way to be incorporated into the Bucharest Greater Metropolitan area. Our land allocation is in the future residential area of the town. You just have to keep it for some years. Then sell it. As simple as that and you can double your investment in a few years with an interest bigger that any bank can offer. All you need is a 50 % deposit and the bank gives you the rest with an interest of 9.95 % per year. 14 What is the Exit Strategy? We firmly believe that this is such a great offer that we are prepared to offer a 100% guaranteed return for the value of the investment after three years. However, given the proximity to Bucharest and the close location to the major highway road to Bucharest this investment will value a lot more in three years. It should grow by at least 100%, that is to go to around 100 /sqm, which is still the price that is already paid TODAY in many areas of Balotesti!

15 Tax When buying property or land in Romania, there are no different tax rules or special taxes for foreigners. As with all tax systems, the rules are complex and you are strongly advised to seek professional advice from a tax specialist. Property transfer tax The sale and purchase of real estate located in Romania are subject to stamp duty and notary fees. Stamp duty is charged as a percentage of the value of the transaction (the marginal rate can be up to 2%). Notary fees of up to 2.5% are usually added. Value added tax As a rule, transfer of immovable property in Romania is subject to VAT charged at the standard 19%. However, special VAT simplification measures apply in the acquisition of land and buildings, provided both the seller and the buyer are registered in Romania for VAT purposes. In this case, the seller and the buyer account for both input and output VAT without any VAT cash flow. Capital gains tax Non-resident legal entities are taxable in Romania at the standard profits tax rate of 16% for the capital gains realized from selling ownership right over a local company. Profits derived from the direct sale of real estate in Romania are also subject to the standard 16% tax.

16 Dividend tax Dividends paid abroad by a local company from its profits are subject to a 16% withholding tax in Romania. However, this tax may be reduced (even to zero) under the provisions of some of the double tax treaties signed between Romania and other countries. Local taxes Owners of buildings are required to pay an annual building tax to the local authorities. For companies, such building tax would range between 1 and 2% and 1% of the book value of the building. Land owners are liable to pay the tax on land, which is established as a fixed amount per m2, depending on the location.
