Position the property as the highest quality, close-in Class A, 30' clear height building on the market. Highlight the property s location compared to competing properties. Gorilla market by cold calling and attacking known tenants in, or soon to be in, the market. No team in Atlanta does this better. Contact the most active brokers in Atlanta on an ongoing basis to ensure 1005 Satellite Boulevard is at the top of their client s tour list. Invite a select group of top producing brokers for a building our/lunch. Stay in constant contact with City of Suwanee officials, Gwinnett County Chamber of Commerce, and Atlanta Economic Development. Colony s Shawnee Ridge portfolio is 100% leased, but Nathan and Darren have nearly every marketing sign on Satellite Boulevard. The team has every net in the water. By aggressively marketing the building, McKesson will feel pressure to renew early and NAI Brannen Goddard team will be able to push rent growth.

Depending upon the type of user and specific tenant finish requirements, evaluate how TI is handled (i.e., capitalized or amortized) on a case-by-case basis. RENTAL RATE ESCALATION 3% per year. Push rental rate growth. LEASE TERMS Quote five years. CONCESSIONS Case-by-case basis, but don t quote more than ½ month per lease year free outside the term.
