2 Executive Summary THE OFFERING Colliers International is pleased to present the accompanying, unique portfolio investment opportunity to acquire two technologically advanced flex-industrial properties in geographically diverse markets from ownership interests affiliated with the single occupant, Delta Group Electronics, Inc. (Delta Group). Delta Group has located two of its most significant sales and assembly operations at these two facilities in Rockledge, Florida and San Diego, California. Each of the locations being offered for sale have been key operating centers for several years as Delta Group has aggressively expanded and enhanced its U.S. based electronics manufacturing business. Delta Group utilizes the most technologically advanced wiring, cable and circuit board fabrication and assembly equipment to fulfill its contractual commitments to a variety of military, commercial, aerospace and industrial clients. Each of these properties has undergone relatively recent exterior and interior expansion/ renovation programs. Consistent with its demonstrated growth record and exceptional standards of performance on behalf of its customers, the Company has and will remain committed to ongoing future investments in these facilities and the related equipment to ensure that its end products meet their stringent standard of quality and finish. Delta Group will agree to enter into a new, long-term, triple-net lease with the purchaser of these properties. The purchaser of this portfolio will secure attractive investment returns with the added benefit of occupancy by a company with thirty years of history working on the most complex and sophisticated solutions to its customers system and sub-system manufacturing needs. This portfolio is being listed at a cumulative price of $15,093,500 for the two facilities. Ownership will favor a single purchase transaction for the two properties. Separate offers for either of the properties will be considered, should a single purchase transaction prove unattainable. Magazine as one of the fastest growing small businesses in the United States. The company provides cost-efficient, high-quality assembly of custom wiring harness, cable and turnkey electronic assemblies for its business partners throughout the southern half of the United States. Based in Albuquerque, New Mexico, Delta Group also has assembly operations in Florida, Arkansas, Texas and southern California. The company maintains an ISO9001:2008, AS9100 and ISO13485 quality certification at each facility; along with ISO13485 quality standard at the San Diego, California location. The company also maintains an annual ITAR registration and compliance program to include Distribution D capability through an approved DD2345. Delta Group maintains a diversified customer base, serving customers in the defense, aerospace, telecommunications, transportation and capital equipment industries.
