1 VICTORIAN RESIDENTIAL TENANCY ENTRY CONDITION REPORT

2 Entry Condition Report INSTRUCTIONS FOR COMPLETING THE CONDITION REPORT 1. The landlord or the landlord s agent fill out and sign three copies of this condition report. 2. Before a tenant takes possession of premises to which a tenancy agreement relates and a bond is to be paid, the landlord must give the tenant a signed condition report. 3. The landlord should fill out the condition report in the presence of the tenant or a representative of the tenant (who is not the landlord or the landlord's agent) unless it is not practical to do so or the tenant or the tenant's representative does not appear at the agreed time. 4. The parties record the condition of the residential premises by indicating whether the particular room item is clean, undamaged and working by placing Y (YES) or N (NO) in the appropriate column (see example below). 5. The landlord or landlords agent give the tenant two completed and signed copies of the condition report at or before the time of entering the agreement. The landlord keeps the third copy. 6. The tenant indicates agreement or disagreement with the condition indicated by the landlord or landlord s agent by placing Y (YES) or N (NO) in the appropriate columns (see example below). 7. The tenant must return one copy of the completed condition report to the landlord or landlord s agent within 3 business days and keeps the second copy. 8. At a practicable time after ending a residential tenancy agreement, the tenant and the landlord should complete their retained copy of the condition report, indicating the condition of the premises at the end of the tenancy. Both parties should be present for the inspection, unless either party is unable to attend. In fairness each party must be given reasonable opportunity to be present. IMPORTANT NOTES ABOUT THIS REPORT 1. This condition report is an important record of the condition of the premises when the tenancy begins. 2. At the end of the tenancy both parties will inspect the premises and the condition compared to that stated in the original condition report. 3. Completing the condition report w ith care and accuracy is in y our best interest. This detail may be vital if a dispute should arise about damage or cleanliness in relation to the property and the return of Bond money. 4. If the tenant disagrees with the landlord s comments or descriptions in this report, the tenant should confirm this in w riting, preferably in the space provided on the report by placing N (No) in the column headed Agrees. 5. If y ou do not hav e enough space to list all items you want cov ered in this report, attach a separate sheet. All attachments should be signed and dated by both the landlord or agent and the tenant to show that both parties hav e read and agree to any attachments. Both the landlord or agent and the tenant should keep copies of any attachments for future reference. 6. The Director of Housing has the pow er to hear disputes about the v alidity of a condition report.
