Holland Property Plaza (HPP) brings national and international real estate companies from the public and private sectors together and promotes the Netherlands favourable business and investment climate among multinational companies. In addition, the foundation Holland Property Plaza is dedicated to promoting international development partnerships and aspires to be a meeting place where participants can both maintain existing professional relationships and establish new ones. 3 Welcome by Minister Kajsa Ollongren Kajsa Ollongren Just about everyone who has anything to do with real estate will be present at the annual Expo Real: real estate brokers, investors, government authorities, developers and real estate divisions of banks. That makes this the perfect opportunity to draw your attention to the opportunities the Dutch housing market can provide you. The Netherlands is faced with a huge construction and sustainability challenge. We are in urgent need of around 75,000 additional sustainable homes for the coming years. This high demand is caused by both the downturn in construction that marked the crisis years and which has left us with a considerable backlog, and by the fact that in this period of strong economic growth, demand is rising. Especially demand in our cities is rising. Despite the fact we are already building at a remarkable pace Amsterdam achieved an all-time high last year, with the completion of more than 9,000 homes we are still unable to fully satisfy the demand. I am dedicated to boost housing production by means of faster procedures, more flexible rules and a special fund for inner city transformation projects. In order to actually increase the housing supply, I hereby appeal for your attention. According to figures from the Netherlands Bureau for Economic Policy Analysis, the Dutch economy is growing, this year by 3.2 percent and in 2019 by a further 2.7 percent. The number of inhabitants and households will also increase substantially. Between the number of households is expected to rise by almost Consumer confidence is extremely high. And real estate sales are at record levels, as are house prices. The economic and demographic prospects promise a permanent boost of demand on the housing market, and as a result on the attractiveness of investing in and improving the sustainability of the Dutch housing market. The Dutch housing market has always been attractive, but given the excellent prospects with more room for development and an increasing demand, it is more attractive than ever. 4 Office Winhov Redevelopment former V&D department store Amsterdam, The Netherlands The former V&D department store in the centre of Amsterdam is being redeveloped maintaining the original design and historical elements of the building. In the part of the former department store offices are now being built on the upper floors and retail on the lower floors. The project concerns an assignment of more than 10,000 m 2 of the former V&D department store and around 2400 m 2 of the restaurant chain La Place. The renovation takes place in several stages. Due to the regular holidays in the last quarter of the year, the follow-up on the 2018 Expo Real and the recurring deadlines within which to finish projects and fulfil obligations before Christmas, this is not a favourable period in which to organise HPP meetings. 12 District E Eindhoven Amvest is turning Stationsplein in Eindhoven into the city entrance of Brainport Eindhoven. In 2017, Amvest won the contest organised by the municipality with its vision of District E. Three iconic towers of approximately 158, 110 and 76 metres in height give Eindhoven s skyline an appearance to match the allure of this flourishing city. The towers will accommodate approximately 450 homes in all price categories, an exhibition space, a debating and meeting centre, places of work and study, a hotel, shops, restaurants and cafés. At ground level, Amvest creates a lively, green residential area which also reflects the DNA of the city with its technology, design and knowledge. 12 The Dutch@work in Europe The marketplace for Real Estate

14 Welcome European Business Partners The economic growth is still on a high level this year. Wienke Bodewes The economic growth is still on a high level this year. The Netherlands are doing better than most of the European countries. The demand for new homes, due to economic growth and the growing number of households, is on a high level. The housing stock has to increase with at least 1 million new homes for the coming years. The vacancy rates are on a very low level in the residential sector and prices rise swiftly. Not only in cities as Amsterdam, but also elsewhere. Some will see this as a bubble in the housing market. That is simply not the case. Most of it is in the recovery of the decrease during the financial crisis. It is necessary that planning and building will speed up the coming years. Last year we noticed that the vacancy rates in office space decreased and not only in triple A locations like the Zuidas. This tendency became stronger the last few months. On a rather small scale the rising demand was caused by Brexit, the transfer of office space from London to The Netherlands. The constantly growing economy was of more importance. Consumer spending rose quite significant last years. As a matter of fact, this was the main cause for the Dutch economy to rise. It caused a growing turnover in the retail business. Not so much in the traditional retail sector, but more so in E-commerce and in leisure connected to retail. For instance modern food and beverage initiatives, shops in shops etcetera. The demand for flexible and modern warehousing is still growing rapidly. Caused by the growing E-commerce sector and because of the position of The Netherlands in the international distribution network. There are some challenges like the lack of capacity of the building industry and the slow progress of planning, but overall 2018 is again a very sound year for those acting in the real estate business. 15 HPP (Net)working and talking together The summer heat is gone or is it still lingering? Christa Thijssen By the time you read this during the Expo Real, the hot summer sun has probably long been forgotten. Many months of extreme high temperatures, not a drop of rain and an explosive real estate market. The many projects and initiatives ensured that we all craved for somewhat more normal temperatures, interrupted with rain every now and again, and time where we could also work on the initiatives we had planned. The sector is booming, the vacancy rate of offices decreased significantly (though not in all areas) and even the retail sector is discovering new opportunities again. The demand for housing in the Randstad is growing each day and not a single person really knows how to meet this demand in the short term. Foreign investors are lined up to acquire real estate and the market oozes the impression of ever-increasing profits. Due to the low interest rates, the economy is booming, money signs paint the sky and it appears as if a steep road down in the future is virtually non-existent. And yet, for the Netherlands the height of the economy appears to have passed. Growth is stagnant and the trade war between the USA with Europe and China gives ample reasons to worry. Even the construction sector has shown that it is experiencing problems, not only in the Netherlands, but in Germany as well. Lack of personnel and excessively high prices for materials cannot be blamed on the construction sector. However, no reference is made to the absence of crucial innovations. What to do? Look at the neighbours to see how they solve issues in the construction sector? What can we learn from them? They are also experiencing gigantic housing issues due to the arrival of asylum seekers. How did they handle this? In short, there are more than enough opportunities, but we should beware not to squander it. In our cooperation we should grant each other the honour, strive for quality, durability and a timely anticipation of the developments. 16 HPP Community IREIN Membership The market from a Dutch perspective. Jan van den Hogen The Netherlands: a wealthy, healthy and happy country, according to various statistics issued by the United Nations and the world Economic Forum. Due to a large number of contributing factors, such as a highly educated workforce, focus on sustainability and the environment, an extensive integrated city infrastructure, a stable political climate and the joint protection of both government and business interests, the country has succeeded in lifting its economy and financial position to a continuous all-time high. Investments in real estate made by the business community form a significant and indispensable contribution to our nation s prosperity, and therefore the quality of living, working and shopping found here. However, the heritage from the financial crisis is still not solved, although we try to forget about it. Think about the ongoing struggle for survival in the retail sector, numerous vacant and obsolete offices in the market and misalignments in the residential sector. Combine this with a failing pipeline of new developments in the office and housing sector, double-digit increasing turn-over in e-commerce, thus generating complete new business models, and simply the fact that the Dutch real estate market lacks high quality grade-a products. Because the Netherland have a very mature and transparent real estate market, investors nowadays detect a yield compression that can endanger solid returns and give way to false expectations about future exit strategies and ROI. It is hard to state that many an asset class meanwhile has a kind of bubble in its capital value, due to the fact that all economic and financial signals, on an almost global level, are put on green. There s enough money in the investor s market to purchase a tenfold of current decent real estate stock, also in the Netherlands. But one should never underestimate investors risks that come with future interest rate increase, the urge of shareholders to make real estate investments whatever the price, the pressure of competitors in the market, and the turbulence in the global environment. The bottom line is still that the Dutch real estate market is running smoothly and foreign investors, next to domestic capital, want large-scale investments in the Netherlands. Although everything looks bright and shiny, a lot of risks are not surfacing right now, but probably will in the nearby future. Awareness of these risks should be the second nature of investors in the Dutch real estate market, not only practicing a short-sighted opportunistic approach. 17 HPP Exhibitor Committee 2018 The Exhibitor Committee is HPP s counselling and recommendation body. It shares its observations with the management and co-exhibitors of Holland Property Plaza. The Exhibitor Committee is a small working committee formed out of representatives of the participating co-exhibitors under chairmanship of a member of the HPP Board and participating co-exhibitor. The Exhibitor Committee meets several times a year. Their discussions and recommendations help to define the exhibition programme and theme of Holland Property Plaza during the Expo Real. 18 About Holland Property Plaza Christa Thijssen Director HPP The Holland Property Plaza Community is a fast growing umbrella network and marketing organisation of well-known Dutch and international organisations involved in the real estate industry. Holland Property Plaza (HPP) is a joint effort of Dutch organisations, both public and private, that are involved in property dealings, real estate development and property, fund and asset management. Its purposes are to promote the HPP member companies and organisations at an international level and to present the Netherlands as a country for establishing business and/or for making investments. Promotion of national and international cooperation in the field of real estate and urban (re)development is daily core business for HPP. In addition, HPP creates meeting places, annual and monthly events for professionals where participants can exchange knowledge and experiences, renew existing contacts and establish new ones. During Expo Real in Munich HPP presents the HPP Community members at the HPP booth in Hall A2, a real estate meeting point in which Dutch propertyrelated parties from various sectors are exclusively invited to participate. These include the government, municipalities, private developers, investors, banks, fund managers, real estate management companies, architects and consultants. Meet the HPP Community members. 19 The HPP community, supported by the HPP participants and divided into various groups of stakeholders and experts, functions as the basis of Holland Property Plaza. The different and sometimes conflicting interests of the HPP participants call for a varied approach and composition of these communities and to promote mutual trust, while leaving room for knowledge exchange at decision level. Collegiality, mutual trust and a willingness to share know-how and/or to start cooperation is key for the HPP community. The HPP community includes the following groups of stakeholders and experts: HPP-PUBLIC A community for public parties and organisations. Provinces, municipalities, semi-public institutes and/or organisations can become a member. HPP-IREIN A community for investors in international real estate, active in the Netherlands. Investors in international real estate (commercial and/or residential) active on the Dutch real estate market and with a minimum invested capital of 100 million in the Dutch real estate market. HPP-REDA A community for developers, developing contractors, architects & engineers, financial institutes and real estate consultants. Developers and developing contractors with a turnover of at least 25 million are eligible to become a member. For other participants the criteria is that they must have a significant turnover and position on the Dutch real estate market. HPP-SME Initially started as Friends of Holland Property Plaza, this has since become a community for real estate related organisations or professionals, who support the HPP network in full. Organisations and private persons with professional interest in the sector are eligible to become a member. HPP-SME community membership provides access to the community and a limited number of activities. HPP-Y-GEN HPP-Y-GEN is a debate club of young professionals within different disciplines in the Dutch real estate sector. The ambition of HPP-Y-GEN is to gradually establish a network of trusted participants from the so-called Generation Y, who periodically discuss current topics within their community and with other HPP generations. 20 Cartesiusdriehoek Utrecht The Cartesiusdriehoek in Utrecht, a former business area of the Dutch Railway Company, will be transformed. The masterplan for this new residential neighbourhood of 2,600 homes with a spacious central park, a school, a supermarket, catering and various other facilities are inspired by a scientific theory that proposes people live longer, healthier and happier. The area is set to be the healthiest neighbourhood in the Netherlands through easy accessibility to public transport and bicycle routes; of these, walking and cycling will be the main modes of transport. Emphasis has been placed on sustainability, innovative energy solutions and shared mobility. The neighbourhood offers various housing types for diverse target groups. 22 HPP Activities October 2017 HPP International Investor Dinner 2017 The 2017 HPP Investor Dinner in Palais Lenbach München, Germany was once again the highlight of the annual programme. A select party of 120 international guests and directors responded positively to the invitation to attend the 6th edition of this private HPP Investor Dinner. The keynote speaker was Mr Björn Niehuss, Global Head of Tennant Relationship Management at Deka Immobilien. Mr Niehuss informed the guests about the worldwide Deka Immobilien strategy, and subsequently focussed on the European real estate market. This was an interesting presentation for the guests to the Investor Dinner, which provided ample opportunity for in-depth discussions. The HPP Investor Dinner was concluded with a walking dessert buffet and a lively Midnight Cocktail. It goes without saying that the HPP Investor Dinner will be on the agenda in 2018 once again. On Monday, 8 October, the Palais Lenbach will once again be the location where HPP guests and participants will meet during dinner and exchange views regarding developments on the real estate market. 6 October 2017 HPP International Ladies Breakfast Munich For the tenth year in a row, HPP organised the International Ladies Breakfast, which is a modest milestone of the upcoming tenth HPP anniversary in January The Dutch@work in Europe The marketplace for Real Estate

23 The venue for the 2017 breakfast meeting was the Königshof Hotel, and it was opened with an inspiring presentation by Dr Kati Herzog, Sr Consultant Corporate Solutions at Apleona GVA. The annual Holland Property Plaza Ladies Breakfast has meanwhile become one of the smaller but nevertheless highly valued recurring events in the HPP programme. The purpose of the HPP Ladies Breakfast is and has always been to assemble a circle of peers for the purpose of discussing developments in the sector, and to broaden our international network of women in decision-making positions in the real estate industry. The next HPP International Ladies Breakfast is scheduled to be held in Munich on Wednesday morning, the 10th of October The venue for the 2018 HPP Ladies Breakfast will again be the Königshof Hotel in Munich. 18 January years of Holland Property Plaza The day on which HPP had planned the celebration of her tenth anniversary also turned out to be the stormiest day of the new year The beach in Zandvoort in the Netherlands was selected as an inspiring and special location for the venue. Notwithstanding the harsh and stormy weather, many guests attended where they listened to interesting speakers and they were surprised by the pleasant change in the weather during the afternoon on the beach. Following a brief welcome by Wienke Bodewes, HPP chairman, Farid Tabarki Trendwatcher and Director of Studio Zeitgeist introduced his vision of the future, based on the topic The Fluid Revolution. Stef Blok, former Dutch Minister of Housing, was the next speaker. He shared his thoughts and vision with the HPP guests regarding the developments in the Dutch real estate market. This was followed by several HPP invitees who presented brief but challenging pitches that served as a start of plenary discussions, moderated by Wienke Bodewes and Farid Tabark. The participants were actively involved in the discussions, and strong positions were not concealed. The 1st HPP anniversary was concluded by a hearty meal. It was a perfect end to the first 10 years of Holland Property Plaza, with plenty of inspiration for the years to come. hollandpropertyplaza.eu General 23

24 5 February 2018 HPP Café Zwolle Every time the recurring HPP Café offers a good insight into the real estate opportunities or special projects of a city or region. This time around 25 HPP participants visited Zwolle, which has been an HPP Community member for many years, and with 126,000 inhabitants it is also an important Dutch municipality. This time the topic involved the inner-city redevelopment of the Broerenkwartier, a prominent shopping area in the centre of Zwolle. Alderman René de Haar and urban planner Martijn Boelhouwer introduced the Broerenkwartier project and used a model and photographs to give a picture of the area and the plans that Zwolle has developed. Following a tour of the Broerenkwartier, a lively discussion was held with the representatives of the municipality of Zwolle, moderated by Wienke Bodewes, where many ideas and suggestions were put forward. 22 May 2018 HPP IREIN and REDA Round Table Meeting, Amsterdam The HPP IREIN and REDA members meet regularly during round-table dinners, which are also attended by central government representatives. The purpose of these meetings is for people to exchange practices and to discuss and find ways in which to resolve a wide range of issues that the market is facing. Among the topics discussed at central government (ministerial) level are legislative and fiscal developments, corresponding issues and consequences, and developments in the housing market for students, young families and holders of a residence permit. This meeting took place at the boardroom of CMS Law.Tax in their new Amsterdam HQ at the Zuidas. Han Joosten, Head of Research at BPD Ontwikkeling B.V., has given an inspirational presentation about one of the prevailing myths in the Netherlands: The only growing target group are single earners, so we should only invest in the construction of (small) apartments. Absolute nonsense, as research shows! Mr Erik-Jan van Kempen, Director General for Housing at the Ministry of Domestic Affairs, was also present at the Round Table Meeting and actively participated in the discussion. 24 The Dutch@work in Europe The marketplace for Real Estate

25 4 June 2018 Amsterdam Interreg meeting Germany the Netherlands On 4 June 2018, HPP organised an excursion for its Dutch and German partners of the European Interreg project Real Estate without Borders in which Holland Property Plaza cooperates with the city Mönchengladbach and the region of Niederrhein. The topic of this expert meeting was student accommodation. In Germany and the Netherlands alike, student housing is scarce and there is a huge demand for affordable housing. In order to take a look at innovative concepts in the field of student accommodation, the group visited several new student housing projects in Amsterdam. Dutch private initiators have developed exemplary housing concepts for students and young people undergoing vocational training. The European Union has approved the Real Estate without Borders project for the Niederrhein region. Cooperation between participants in the Dutch and German real estate markets should be improved and the markets should be made more transparent. The project participants are Holland Property Plaza HPP (Zeist), Standort Niederrhein (Neuss), Wirtschaftsförderung Mönchengladbach and Sturme Communications as the German branch of HPP in Nettetal. The one-year project focuses on housing, logistics and urban transformation. Roundtable discussions are planned with Dutch representatives and German cities such as Krefeld, Neuss, Mönchengladbach, Viersen and Kleve. Topics include interesting social urban development projects in Germany and transformation projects (office buildings into residential) in the Netherlands June 2018 Holland Property Bike For the seventh year in a row, Holland Property Plaza has organised this successful event for real estate professionals with managerial positions (board members, managers and decision-makers). This two-day tour takes the cyclists through a variety of provinces. This year s tour took the cyclists though the province of Friesland and its many lakes, a part of Drenthe and its heathland and Groningen. With overnight stays at Hotel van der Valk Sneek and Groningen, the approximately 60 cyclist experienced all the luxury you can think of. 26 Best Dutch Building of the Year 2018 Het Gelders Huis, Arnhem Het Gelders Huis in Arnhem is the winner of the Best Dutch Building Award of the Year It includes the renovation of the House of the Province and the medieval Sabel Gate (both listed monuments) and the realization of a new energy-neutral building next door for 1,200 civil servants. Team V translated the visual language of the House of the Province, a Gesamtkunstwerk from the 1950s into the present and continued it in the new building. Architecturally and functionally, the buildings form an entity: Het Gelders Huis. The transformation of the halls into residential buildings, museums, hotels and bars leads to a lively and varied area on the water, where there s room for living, working and recreation. A pier for the waterbus forms a new entrance for the world heritage landscape of Kinderdijk. Landscape elements, connections between the village, the water and the industrial character are the inspiration for the design. The plan contains 160,000 square meters, consisting of residences, offices, hotel, theatre, leisure, restaurants, cafés and retail program, distributed over four blocks and an underground car park. Project/case description: Property owners and managers encounter different reasons for undertaking improvements to a building. The project only took three months of preparation and ten weeks of construction time at the building site. The complex is made up of 400 beds spread over 152 rooms. These rooms are exclusive to labour migrants, mainly from Eastern European countries. The complex has an internal laundry room, gym and a basketball court. This smart redevelopment is based on our REBORN-principle. The design is aimed at merging its functions into its surroundings. Where the building meets the city, it physically and figuratively opens up so that the hall becomes part of the public square in front of the building. This promotes contact and a form of intimacy between those using the building and the public. The result is an iconic tower where people can meet, join forces, and exchange ideas. Terminal Utrecht Central Utrecht, The Netherlands Client: ProRail Project/case description: To expand capacity due to the strong growth in the number of travellers, Utrecht Central Station has undergone a major renovation of six years. Various transport flows have been brought together under one undulating roof. The converted public transport terminal, which is three times the size of the original station, includes platforms for trains, buses and trams. Furthermore, functions such as shops and restaurants are housed in the autonomous building. The project was realized in a densely built-up train station area where some parts have been renovated and other parts completely rebuilt. The frst complex of 250 flats has now been completed and the second one opens its doors in mid Besides the extremely well-equipped flats (each one has its own bathroom, toilet and kitchen), the building features various meeting areas. The creators and the designers of these two student accommodation blocks are MH1 Architecten of Maastricht. 80 HPP-IREIN The tradition of the annual Investor Dinner during the Expo Real trade fair in Munich and many years of building international relationships have provided HPP the perfect network on which to base this platform for international investors active on the Dutch real estate market. We have established clear objectives and already have 12 active members participating in the expanding HPP-IREIN network. Our objectives are: to exchange practices and knowledge throughout the Dutch real estate market to enrich the knowledge of participating members to actively approach market players to actively approach (central) governments Over the course of 2017, we organised several (Round Table) dinner meetings at which HPP-IREIN members and their guests were given the opportunity to exchange knowledge. These meetings were also attended by representatives of our Ministry of Housing, amongst whom minister Blok and his senior directors, all of whom made valuable contributions to the various discussions. The main topics included the need for new (Dutch) housing projects, housing for refugees with a residence permit and the European and Dutch retail and logistic market. It is obvious that HPP-IREIN meanwhile plays a significant role on the Dutch real estate market. Our aim, in short, is to represent investors from abroad and to promote their general interests. Given the relatively limited number of HPP-IREIN team members working to achieve this, it is equally obvious that all participants have to actively participate in order to achieve the envisaged results. 127 The NVA (Dutch Real Estate Society) in Amsterdam, former New Amsterdam Real estate Society, is a network of outstanding professionals within different disciplines in the real estate industry the Netherlands. The NVA organizes 6 meetings a year where their members and guests can meet each other in order to exchange knowledge and experiences. Topics within the Real estate Industry will be presented and discussed by members and external specialists. In recent years the members have discussed for instance the public image of the business in respect to the Real Estate fraude well documented by two journalists, with those journalists, have gain insight in the position of the Dutch market within international real estate developments, the policy of the city towards housing developments presented by the alderman responsible for city development of Amsterdam, vacancy in commercial real estate, and international developments of retail. The location and the themes of the meetings are an inspiration for the development of the individual members and the profession. Every year the NVA organizes a tour through an interesting part of the region of Amsterdam by bike with several presentations during the tour by members about their developments in that area. 128 HPP Partner: GSVB Peter van Bosse Fakton, Treasurer Bridging the gap for new households? We see it happening all around us; the demand for new homes is experiencing an explosive growth. Many plans are made for new area developments, building lots are scarce and prices are rising at an alarming speed. The G4 has combined forces to establish a city investment agenda in collaboration with the government. The need for this is great; rising prices are seriously interfering with the primary necessity of life for those with lower incomes, namely to have a home. Developers, investors, architects, project managers and urban developers; they are all engaged in a new style of area development. Plans must be compiled to house 1,000,000 new households. The entire Government, Province, Municipalities, Developers, Corporations and Investors chain is looking for the same thing; place to build 1,000,000 new homes? In urban areas? Non-urban areas? In vacant properties? Alongside new transport junctions? Within the region or within the city? Everybody is rapidly throwing new initiatives, fun ideas and cool large-scale transformation plans at each other. Only seldom do I hear someone comment on the feasibility of these plans. After all, things are coming along nicely, aren t they? In respect of its preparation, starting up an area development would take about 3 to 6 years. By that time you will have entered into a contract with a market party, the higher authorities will be in agreement and chances are that the municipal council has just approved a zoning plan. Maybe, just maybe, all the land will be owned by 2 or 3 market parties so that the area can come to fruition in the next 7 to 10 years. You will be sitting pretty as a market party, apart from the fact that you may have to overcome 1 or 2 crises before you can retire as a director after the last house has been completed. Are we going to build 1,000,000 homes at this speed in the coming years? The answer to that is a harsh but clear no! We will definitely not be able to achieve that. Thus; the house prices will continue to increase, people will continue to acquire land positions speculatively, hoping for a quick transformation, and building costs will continue to rise at an alarming speed. After all, approximately 50,000 construction workers have disappeared from this trade since the crisis and suppliers do not have enough production capacity or only supply to preferred buyers. Plus, in hindsight, many projects appear to not have been very feasible at all, due to very high costs. This leaves a write off as the only viable option and the ghost of credit will again appear. Is that such a bad thing? No, the Dutch sector has become increasingly sensitive to international fluctuations. This means that a recovery will take place quicker, but the same applies to another decline. And this, in its turn, implies that our businesses in this industry will have to adapt more quickly. 128 The Dutch@work in Europe The marketplace for Real Estate

129 Innovation in construction definitely takes place, the issue here, however, is scalability. Our market parties are not yet fully equipped to take long term area risks independently, and the municipal authorities are not proceeding in that direction either after having just written off EUR 8 billion on their land positions. Even corporations are no longer given that much leeway and must focus on the renovation of the existing stock. This presents us with a huge financial gap. A gap where the national government must step in. Why? Because a sound and affordable roof over one s head is a basic necessity of life for everyone in this country. How? 132 Holland Property Bike 2018 Head wind or tail wind? Anyone participating in the HPBike Tour for the past six years has already toured large parts of the country, from the hills in Limburg and vast polder landscapes to the forested regions of Apeldoorn, the dunes and the Achterhoek. The only region still missing on the list was the high north. It was therefore time for the participants to conquer the three northern provinces during the seventh edition of the HPBike Tour. And so it was that more than 60 cyclists gathered in Sneek on the 14th of June, 2018, each of them in high spirits, seeing that there would not be a hill in sight many miles around. It was thought that the flat roads would be easy for everyone to navigate, regardless of their level of training. The days of cycling that lay ahead were therefore anticipated with considerable optimism. Many kilometres During dinner, many stories were told about the intensive levels of training to which the participants had subjected themselves. In-between the starter and the main course, the group received a brief training in group cycling. (We ve been at it for years, but what exactly should we be doing?). The various group distances were announced just before dessert was served. Group 3, also known as the Cappuccino Group for their additional coffee stops on any given day of cycling, were told that they would cover close to 100 kilometres a day. Group 2 were told to endure 150 kilometres a day. Leading the groups in terms of distance and their desire to go to the extreme, were the cyclists in group 1, with 170 kilometres. This announcement led to a wave of chatter among those present. A little too many kilometres, perhaps? Given the lack of mountains and hills in the north, the answer seemed to depend entirely what the wind would do. Wind...what wind? Facing a head wind would soon turn out to be something entirely different than having a tail wind. Well-organised columns Day 1 brought the generally anticipated calm weather conditions. The wind wasn t too strong and came from the right direction. It didn t take long for well-organised columns to form, during which the cyclists talked extensively and caught up on a variety of subjects. There was even time to take in the Frisian lakes, picturesque villages, extensive fields and, after lunch, the 132 The Dutch@work in Europe The marketplace for Real Estate

133 forested landscape of Drenthe. When the final destination of the day came into view in the form of the brand new Van der Valk hotel in Groningen, all thoughts of the day s efforts soon evaporated. To everyone s delight, drinks were served on the terrace, after which the participants enjoyed a wonderful evening programme in the city of Groningen. Bedtime was happily postponed by those who had not seen tomorrow s weather forecast... Short turns leading the pack Tour Day 2 already saw the cyclists gathering at the Grote Markt early in the morning. Group by group, they crossed the starting line, leaving the city and touring the farm-filled landscape en route to the Lauwermeer district. And that s where the wind pounced. A very strong wind. A very strong head wind. Instantly the speed dropped, and the cyclists took much shorter turns leading the pack. Group 1 had no option but to shorten the route. Group 2 decided to make an additional coffee stop, and group 3 - in part due to punctures - only made it to the finish line as drinks were about to be served. Having subdued many kilometres, all of the cyclists finally reached the finish line. The tour had been as tough as it had been a fantastic experience. And that s how the 7th edition of HPBike will go down as a monumental, heroic tour. A new, exciting challenge awaits next year! hollandpropertyplaza.eu General 133

135 HoIIand Property Bike 8th International HPP Bike Tour June 2019 Holland Property Bike is an annual cycling event for professionals at decisionmaking level of the real estate sector and is a part of the Holland Property Plaza network programme. The interest in this HPP cycle tour is growing each year and it is expected that we will be able to greet approximately 60 cyclists at the start of the 8th HPBike tour in Launched in 2012, the first Holland Property Bike cycling tour visited Rotterdam, Tilburg, Venlo and Cologne. Since then HPBike has visited Eindhoven, Maastricht, Aken, Zwolle, Enschede, Osnabruck, Utrecht, The Hague, Arnhem, Mönchenglabach, Almere, Lelystad and Groningen. The start and finish for the 2019 s HPBike tour is still a secret, but once again HPBike will offer the cyclists an interesting programme and challenging routes. 136 Cyclists and crew at the start of HPBike Tour 2018 in Sneek HPBike 2018, Sneek-Groningen-Sneek, was a sporty voyage of discovery for all cyclists in the North of the Netherlands. This year the city of Groningen was the main destination of the Holland Property Bike tour Starting in Sneek, the 2018 HPP Bike, takes the participants through the Province of Friesland with the many lakes, a part of Drenthe and his Moorelands and Groningen, the most Northern Dutch province. For the overnight stay we visit the city of Groningen, capital of the province (200,000 inhabitants). The municipality of Groningen organised welcoming and very informative evening at the city town hall. This has given the HPBike participants an excellent view of the real estate developments in Groningen.
