3 Welcome by the Consul General Peter Vermeij Welcome in Munich! The metropole region Munich is the place-to-be these days. It is the fastest growing region in Germany: more inhabitants (+ 6%), more jobs (+ 20%) and very creative and innovative firms. And of course: hometown of the world s most famous beer festival, the Oktoberfest. In such a vibrant metropole, the EXPO REAL feels at home. It is the meeting point for the whole supply chain of the real estate sector. You will find all the important sectors here, from conception and design through investment and financing, realization and marketing to operation and use. This year we welcomed several political and business delegations from the Netherlands here in Southern Germany. Urbanisation, healthy living and mobility are clearly trending topics in all the conversations organised. There is a keen interest in the way the Dutch organise Smart Cities, how we maintain and transform our cities into high quality spaces, how we deal with the mobility challenges today and in the future. Whether you are a Dutch entrepreneur, architect, urban developer or politician, you know it is essential to team-up. Working together, experimenting together, not afraid to find new ways forward, is almost a second nature for us. Holland Property Plaza itself is a good example of this approach. As Christa Thijssen said a few years ago: We have to think bigger. I know and believe that our country can expose itself to its fullest advantage if it acts as a tight unit in which all parties cooperate. Seeing the results of the recent visits of Dutch companies, regions and cities to Munich, I can only underline what she said and it works! In many areas of our common interests, we are able to inspire and connect! With that in mind, I wish you a very fruitful and inspiring EXPO REAL and I am looking forward to meeting you in person, during one of the events. 6 Welcome European Business Partners Wienke Bodewes The economic growth exceeded our expectations in the Netherlands this year. So did the number of new jobs that were created so far. Consumer confidence is constantly on a high level and interest rates are still pretty low. As a result there is an increasing demand for homes in the Netherlands. Not only in the larger fast growing areas, but also in more remote parts of our country. The number of homes sold continues to rise and is not limited to just the so-called overheated cities like Amsterdam and Utrecht. There is still a growing demand for new build projects and there are signs that the construction industry lacks the capability to cope with this situation. Capacity is not rising fast enough to meet the demand. The number of vacancies in the rental sector are at an all-time low and prices are rising. There is a great demand for homes in the mid-priced rental sector. Both the central and local government are proposing policies to increase the number of new build homes in this field. There are of course discussions on affordability, especially in city centres in the west of the Netherlands. Both Dutch and foreign investors did indeed increase their investments in residential portfolios. The sum of investments in Dutch real estate was on a very high level last year, but also in the first part of this year. In recent years we discussed vacancy rates in office space. Presently there are signs of shortage of office space and not only in areas like the Zuidas in Amsterdam. Vacancy rates have plummeted as a result of the growing demand. But also due to the successful conversion of a substantial volume of outdated office buildings into housing, hotels, etc. Initial yields are still on a reasonable level in the Netherlands, but they have definitely compressed. This process will continue the next year. Brexit did not affect the Dutch economy so far and headquarters of financial institutes have not moved to the Netherlands at a very large scale as was to be expected. There is still a lot going on in the Dutch retail business. New department store chains stepped in to replace the bankruptcy of some famous old department store brands. On the one hand we see an ongoing increase in consumer spending. On the other hand, the influence of Ecommerce is still growing rapidly. 6 The Dutch@work in Europe The marketplace for Real Estate

7 The industrial market remains strong. Due to the increasing spendings in Ecommerce the demand in modern warehousing rocketed. This year investment volumes are on a very high level. And it is to be expected that this process will continue the next year is an exceptionally sound year for those active in the real estate business. 8 HPP Exhibitor Committee 2017 The Exhibitor Committee is HPP s counselling and recommendation body. It shares its observations with the management and co-exhibitors of Holland Property Plaza. The Exhibitor Committee is a small working committee formed out of representatives of the participating co-exhibitors under chairmanship of a member of the HPP Board and participating co-exhibitor. The Exhibitor Committee meets several times a year. Their discussions and recommendations help to define the exhibition programme and theme of Holland Property Plaza during the Expo Real. 9 HPP (Net)working and talking together Holland Property Plaza, a perfect example of European cooperation. Christa Thijssen 2017 promises to be a dynamic year for the Dutch real estate sector. The levels reached in 2008, the year of economic crisis, have thankfully already been exceeded. New projects are being presented impetuously, and old projects have meanwhile been realised and put to use. Investors from the Netherlands and abroad are eager to assess new plans that are being presented by Dutch municipalities, many of which are still out to sell at the highest possible price. Due to its stable political climate and the reliable way in which business is conducted, the Netherlands is favoured amongst foreign investors. The increased presence of Asian and American investors in addition to those from within Europe, serves as proof of its popularity. Germany still outnumbers other countries in terms of investments in the Netherlands, and it is still our most important trading partner. The Netherlands is increasingly appreciated as a country in which to invest in healthcare-related real estate, in particular by our Belgian neighbours. The majority of investments in the healthcare sector is still being made by Dutch cooperatives, but interest from foreign players is rapidly gaining momentum. If there is one sector in which European cooperation has risen to a high level, it must surely be the real estate sector. No Europe...? Contrary to the lack of cooperation in and between some other European countries, the Netherlands provides ample opportunity for European cooperation. It is our task is to keep it that way, seeing that we urgently need foreign investments. Since its incorporation 10 years ago, Holland Property Place has unfailingly sought to promote international cooperation, with results to match! HPP has again been able to welcome new European and Dutch parties to its network this year, bringing the total number of participating real estate enterprises and sector-related organisations (both public and private) to more than 60, all of which will be represented by HPP at the 2017 ExpoReal in Munich. 12 HPP Programme for 2018 Although the 20 th edition of Expo Real still lies ahead of us, we would like to take the opportunity to inform you in advance about our schedule for events in We very much look forward to your participation in all of them. Due to the regular holidays in the last quarter of the year, the follow-up on the 2017 Expo Real and the recurring deadlines within which to finish projects and fulfil obligations before Christmas, this is not a favourable period in which to organise HPP meetings. As always, HPP already has a number of customary meetings and activities planned for the year to come. All further activities to be developed for and by the HPP Community will of course be included in our programme. 13 Welcome by the HPP Board member Annemarie Leeuwen My first visit to the Expo Real and first acquaintance with HPP were in A remarkable year that was defined, among other things, by the collapse of Lehman Brothers and the emergence of the financial crisis. A year also in which I assumed a new position at the Amsterdam Deutsche Hypo branch, having previously been stationed in Germany for a period of 6 years. In retrospect, this was perhaps not the most appropriate time to enter the real estate market as a newcomer, but it forced me to spend even more time and energy in building and expanding a solid network. HPP has been one of the supportive pillars in substantiating my involvement in the market, seeing that it not only provides a platform for getting to know people, but that it also facilitates the exchange of knowledge, ideas, as well as participation in Round Table discussions with market parties and government representatives. Due to my passion for cycling and in view of my German background, I was involved in the organisation of Holland Property Bike, an annual two-day cycling event for decision-makers in the real estate sector, first held in Deutsche Hypo joined HPP International Real Estate Investors Netherlands in 2014, and I became a HPP board member at the beginning of Being part of the HPP network has brought Deutsche Hypo a lot, including an extensive high-quality network, which likely also contributed to the fact that Deutsche Hypo was ranked the no. 1 foreign real estate investor in the Netherlands in terms of funding. A good network is crucial to success. Being part of the HPP network can make your business even more successful. 14 Strijp R Eindhoven Strijp R is a new residential area in Eindhoven. The former industrial site of Philips has undergone a large-scale transformation. Here, Amvest realises approximately 500 owner-occupied and rental homes for its own account and risk. In addition to the construction of new homes, a number of industrial buildings were left intact, such as the former factory building where furniture designer Piet Hein Eek has established his business. 20 About Holland Property Plaza About us Christa Thijssen director HPP Holland Property Plaza (HPP) is a joint effort of Dutch organisations, both public and private, that are involved in property dealings. lts purposes are to promote the Netherlands as a country for establishing business and/or for making investments and to promote national and international cooperation in the field of real estate and urban (re) development. HPP also creates a meeting place and annual events for professionals where participants can exchange knowledge and experiences, renew existing contacts and establish new ones. HPP theme for 2017 is Urbanisation in all HPP meetings this year we especially paid attention to this broader subject. In Hall A2 HPP organises, already for the 10 th year in a row, a real estate meeting point in which Dutch property-related parties from various sectors are exclusively invited to participate. These include the government, municipalities, private developers, investors, banks, fund managers, real estate management companies, architects and consultants. During the EXPO REAL fair, HPP also organises at the booth expert presentations and public discussions, related to this year s HPP theme. For more details check our daily program. 21 HPP Kick-off meeting 2017 With a very well attended meeting HPP started in February 2017 the annual programme with the traditional Kick-off. Elwin de Groot Rabobank and Ralph Mamadeus Director Changes,both gave interesting lectures with their predictions for Wienke Bodewes Amvest covered the 2017 theme Urbanisation by asking provocative questions to Prof. Oedzge Adzinga and Gert Drahl, (former) Director Kuiper Compagnons. HPP Café Enschede: In the challenging ambiance of the Balengebouw in Enschede, a former textile factory located near the railway line, transformed into a modern (media) location keeping its original details.after the welcome words by Wienke Bodewes Amvest, a tour through the building and its surrounding was organised for the HPP members. John Landewé, owner of Het Balengebouw, gave an explanation about the transformation of the building. Bart Scholten council advisor of the city of Enschede presented the highlights of Enschede and why this city is so attractive for companies and universities. 22 HPP Community Public Membership No regrets whatsoever! Jeroen Hatenboer The reason why Enschede is an HPP Public Member... The language and customs of the government can, I admit, sometimes be difficult to fathom for people in the business community. As a former entrepreneur turned alderman for the city of Enschede 7 years ago, I have found myself in many, sometimes very amusing, situations in which this was obviously the case. I therefore warmly support every initiative that aims to bring governments and the business community closer together. My introduction to HPP came quite coincidentally during the organisation s annually organised bicycle tour 3 years ago. The tour visited Enschede, and I was given the opportunity to present my city to the participants as part of the evening programme. The mix of people and companies created an instant click, and we did not hesitate at all when Enschede was asked to become a public member. Our membership gave us instant access to a professional network of domestically and internationally operating companies that were prepared to share knowledge and to think along with us to resolve some of the issues facing us, for example concerning the restructuring of our city centre. The team gatherings and network meetings are both useful and educational. Other annual highlights include the HPP pre-provada symposium and a visit to the HPP stand at the ExpoReal trade fair in October in Munich. Opening your mind to the language and customs of others inevitably creates added value, and having been a member of HPP for the past 4 years, I can safely say that Enschede benefits from supporting HPP and intensifying the mutual contacts we enjoy. 23 HPP Community IREIN Membership The market from a Dutch perspective. Jan van den Hogen The Netherlands: a wealthy, healthy and happy country, according to various statistics issued by the United Nations and the world Economic Forum. Due to a large number of contributing factors, such as a highly educated workforce, focus on sustainability and the environment, an extensive integrated city infrastructure, a stable political climate and the joint protection of both government and business interests, the country has succeeded in lifting its economy and financial position to an all-time high. Investments in real estate made by the business community form a significant and indispensable contribution to our nation s prosperity, and therefore the quality of living, working and shopping found here. However, despite a seemingly bright and sunny future after years of economic crisis and struggle, the real estate sector would be wrong to assume that it can ease back the throttle. With a very transparent and mature real estate market, and with solid returns, the Netherlands are on the short list of many an investor. Nevertheless, the real estate sector still has serious issues from the recent past that have to be dealt with. Numerous locations still have high vacancy rates, especially in the office market. Many retailers continue to fight for survival, old neighbourhoods are being depleted of their primary shopping facilities, and rental prices are under pressure. The fact that many retailers still ignore or are unable to cope with the e-retail business, does very little to warrant a healthy retail market. There are still misalignments in the housing market, with a significant number of quality issues and a neglected target population in the middle class segment. The logistic and industrial property sectors are prosperous, and they are targeted by a lot of investors. This leads to a reduction in returns that might prove to be troublesome in the future, as history has already proven. The bottom line is that the real estate market in the Netherlands is running smoothly and that we are a very interesting country for foreign investors, but also that vigilance should still be second nature to market participants. 24 Community Campus Amsterdam The urbanistic objective of the Community Campus is to introduce fundamental change, generate new connections and facilitate social space that inspires its users. Inserting three large housing blocks (A, B and C) around an articulated park allows for a recognizable residential atmosphere in a predominant office location. The three blocks, with each independent identity, are designed to be cornerstones that mark the park boundary. Together with the two existing buildings which will be transformed into student housing and medical startups, the campus will become the pivotal centre of the area. The lush, inviting landscape design by karres+brands adds articulated topography to the park. The residual soil of excavating the underground parking garage is used to make small-scale hills that render local quality, give the area a strong identity and inspire people to make use of it. 24 The Dutch@work in Europe The marketplace for Real Estate

26 HPP 2017 Activities 4 October 2016 The International Investor Dinner The 2016 edition of the annual Investor Dinner was already the 5th of its kind to be organised by HPP. Once again, the evening was very successful. The international audience present during the event bore witness to the course that has been set within the real estate sector, which is why the board of HPP had asked several foreign guests to share their views on the policies adopted by their respective organisations and to explain the manner in which they cooperate with the Dutch real estate sector. As in preceding years, it was our privilege to have Minister Blok attend as our guest. The HPP International Investor Dinner is again scheduled to take place on the 4th of October October 2016 The International Ladies Breakfast Each year, as a tradition, the International Ladies Breakfast meeting is held in Hotel Königshof on the last morning of the Expo Real in Munich. HPP organises this annual event to promote international cooperation and the exchange of knowledge and practices. In 2016, Britta Böhne, Director Schwitzke & Partner, held a presentation focusing specifically on the retail sector: Is e-commerce the final blow for the retail sector? 27 HPP 2017 Activities 1 February 2017 HPP Kick-Off meeting 2017 Urbanisation As a tradition, HPP launches its annual programme with a Kick-Off/New Year s meeting. The chairman of HPP Wienke Bodewes welcomed all members in Soesterberg and Elwin de Groot, Head of Macro Strategy Financial Markets Rabobank gave an inspiring speech with his expectations about the global economy. John Landewé, owner of Het Balengebouw, gave an explanation about the transformation of the building. Bart Scholten council advisor of the city of Enschede presented the highlights of Enschede and why this city is so attractive for companies and universities. At the end Alderman Jeroen Hatenboer showed us recent projects and explained the future plans for the city. 28 HPP 2017 Activities 15 May 2017 HPP pre-provada Symposium Utrecht Each year, just before the Provada (Dutch Real Estate Trade Fair), HPP organises its annual real estate symposium in collaboration with the Dutch Real Estate Society (NVA). This year s theme for the symposium, Urbanisation, was as broad in scope as it was informative. A number of highly qualified experts from the respective sectors (see page 124) presented their visions to a captivated audience. The plenary session was preceded by a several Pro Talks on specific topics and issues. As the Pro Talks turned out to be a success last year, we decided to include them in this year s program again. Many interesting topics within the theme Urbanisation were discussed (see page 125). Additionally, the location of the symposium, an iconic industrial monument and former machinery hall of the Werkspoor factory, turned out to be a wonderful and exceptional location for all participants and guests. 29 HPP 2017 Activities HPP IREIN Round Table Meetings Amsterdam HPP International Real Estate Investors Netherlands is an expanding group of foreign investors with activities on the Dutch real estate market. It was established by HPP in 2014 and has grown substantially since then. The HPP IREIN members meet regularly during round-table dinners, which are also attended by central government representatives. The purpose of these meetings is for people to exchange practices and to discuss and find ways in which to resolve a wide range of issues facing the market. Among the topics discussed at central government (ministerial) level are legislative and fiscal developments, corresponding issues and consequences, and developments in the housing market for students, young families and holders of a residence permit June 2017 Holland Property Bike tour The 6th edition of this professionally supervised tour spanned 2 days and was organised for real estate professionals with managerial positions (board members, managers and decision-makers) in the real estate sector. The four towers, which will be up to 228 meter high, will redefine the Frankfurt skyline. UNStudio s design was selected based on the spatial qualities, silhouette and ensemble of the four towers. The building s architecture is characterized by a homogeneity to all façades. The compact design of the service area allows public program to be placed on all sides. The intention was always to design a new residential area in Edam-Volendam that will be a popular and loved by residents for many years. 63 Masterplan Heerhugowaard station area KuiperCompagnons, together with Awareness, received the assignment of the municipality of Heerhugowaard to make the masterplan for the station area. In the masterplan the station area will become a place of travel, but especially home from home. It creates cross connections with the surrounding area and between the city heart, residential areas, landscape and the city of Langedijk. Gradual urbanization is the chosen strategy, step by step developing and stimulating initiatives from the market. There is room for different developments in the area, for example in housing, leisure and care. The traffic structure in the area needs improvement also, especially the safety and accessibility for pedestrians and cyclists. The masterplan also elaborates on the appearance of public space. The area will get a green character. It will provide Heerhugowaard a green identity. KuiperCompagnons is familiar with the municipality of Heerhugowaard. We designed the residential area of the City of the Sun. This project with 1,600 complete CO2 emission neutral homes (of the 2,900 total) is one of the best known and most beloved projects of the agency. This new neighborhood consists of 170 energy-neutral homes, which will be realized in stages between 2016 and Along the water lie the quayside; Individually designed three-layer houses referring in their architecture to the RDM buildings. The garden village behind this has lots of greenery in public space and masonry homes with hoods. 78 Raffles City Hangzhou UNStudio s mixed use Raffles City is located in Hangzhou, 180 kilometers southwest of Shanghai. The project will provide a total floor area of almost 400,000 m 2. The philosophy behind the Raffles City concept is to integrate mixed use in an urban context, but in such a way as to give this concept a twist; by focussing on where the urban context meets the landscape of the city. In the design of the towers the urban element of the project twists towards the landscape, whilst the landscape aspect, in turn, twists towards the urban context, thereby effecting the incorporation and consolidation of these separate elements in one formal gesture. 80 HPP-IREIN The tradition of the annual Investor Dinner during the Expo Real trade fair in Munich and many years of building international relationships have provided HPP the perfect network on which to base this platform for international investors active on the Dutch real estate market. We have established clear objectives and already have 12 active members participating in the expanding HPP-IREIN network. Our objectives are: to exchange practices and knowledge throughout the Dutch real estate market to enrich the knowledge of participating members to actively approach market players to actively approach (central) governments Over the course of 2017, we organised several (Round Table) dinner meetings at which HPP-IREIN members and their guests were given the opportunity to exchange knowledge. These meetings were also attended by representatives of our Ministry of Housing, amongst whom minister Blok and his senior directors, all of whom made valuable contributions to the various discussions. The main topics included the need for new (Dutch) housing projects, housing for refugees with a residence permit and the European and Dutch retail and logistic market. It is obvious that HPP-IREIN meanwhile plays a significant role on the Dutch real estate market. Our aim, in short, is to represent investors from abroad and to promote their general interests. Noordelijk Havenhoofd Scheveningen is an area development, which VolkerWessels Vastgoed has developed in assocation with the city of The Haque and the entrepreneurs of the local fish industry. The project includes more than m2 GFA of business space (for the fish industry), catering, parking and leisure (among others hotel and hotel apartments). The highlight of the project is the hotel, which is located between the harbour and the beach. 126 Holland Property Bike 2017 A great performance Cycling and networking. These are the two main ingredients of the annual Holland Property Bike tour (HPB). As was the case this year being the 6th edition. The formula: Cycling a distance of about 275 kilometres in two days in the company of more than 60 decision makers from the real estate industry. Where during the day it is all about cycling but in the evening the focus is on networking. This year s 6th edition, however, included an interesting take on cycle racing. The eve of the first leg was mostly about De Jonge Renner, a cycling club where, ever since 1936, riders have been guided towards their personal bests. In other words, a breeding-ground for talent where, since 2014, the Belkin Pro Cycling Team receives their training and also, albeit at a later stage, Team Lotto NL Jumbo. So if anybody knows what cycle racing is all about. In addition to staff members and young talented riders, ex-professional Jeroen Blijlevens, once a Jonge Renner (young rider) himself, also attended. Provided you are blessed with the right talent, everything you have to do, and not do, to become a regular cycling star became clear through presentations and personal stories. At least 20 hours on your bicycle each week. A dedicated life style and a very strict diet, without alcohol. All very inspiring stories, while the attending HPB participants thoroughly enjoyed the buffet along with an ever welcome drink. Divided into three different level groups, all dressed in their tight HPB cycling outfits and under the inspiring supervision of experienced guides, the participants left the following morning for a tour of Dutch highlights; from Apeldoorn past Arnhem, against the wind alongside the Nederrijn (The Nether Rhine), via the Amerongse Berg, Soesterberg Air Base, Soestdijk Palace and picturesque Naarden to finally cycle over de Stichtse Bridge into Almere. Each pack was accompanied by a Jonge Renner. For the others to copy the art, also to keep up the spirit and for the necessary front riding against the wind. It may not have rained this year, but there was a stiff wind if ever there was one. Almere housed us for the night and Lelystad took on the role of host for the evening. No reception at city hall. Nor in a restaurant. Nor in a small hall. Nope. The bus that transported the entire group from Almere stopped at a remote farm. There were many frowns when they first saw this country farmstead HoIIand Property Bike 7th International HPP Bike Tour June 2018 Holland Property Bike is an annual cycling event for professionals at decision-making level of the real estate sector and forms part of the Holland Property Plaza network programme. Launched in 2012, the first Holland Property Bike cycling tour visited Rotterdam, Tilburg, Venlo and Cologne. 127 located within a stone s throw of Lelystad Airport. Here? It appeared to be the city farm of farmer Kok. A truly fantastic location to find out more about the developments of Lelystad Airport and to enjoy the culinary arts of farmer Kok and his family. It turned out to be a lovely evening. Well fed, both mentally and physically, and after a good night s sleep, the more than 60 riders clicked their shoes into their pedals again. Straight across the vast polder landscape, via Harderwijk and then back to Apeldoorn through the beautiful Veluwe countryside. This time with the wind behind us, which meant less front riding for the Jonge Renners. One by one, all riders proudly passed under the finish arch. The concluding BBQ was a time for sharing heroic stories. The overall conclusion was that, as a HPBer, you are definitely no longer a young rider and you will never become one. You will, however, be able to deliver a great performance, even without a strict diet and 20 hours of weekly training. Looking forward to seeing you next year! 128 HPBike 2017, from start to finish an inspiring and healthy event for all cyclist. Starting and finishing in Apeldoorn, the 2017 Holland Property Bike Tour (HPBike), took the participants through the Veluwe region (National Park) and the former Zuiderzee. We crossed parts of the new created Province Flevoland, new born land mainly situated under sea level and finished day one in the city of Almere. With a great evening reception and dinner in a very surprising environment, City farm Boer Kok, hosted by the Province of Flevoland, the cities of Almere and Lelystad and LAB (Lelystad Airport Business park) we had a remarkable day.
