5 Program Structure Each tenant build-to-suit program is built on a two-principle foundation: Project Standardization for all tenant projects, the use of pre-agreed, standard project components: (1) a prototype project model (plans and specifications, schedule, budget, and rent calculation); and (2) project document templates ( First Look project estimate, lease proposal, and lease agreement). Project Transparency for each tenant project, the clear, full, and timely disclosure of property- specific project components and all relevant project information including compensation paid to project counterparties (developer and tenant broker).
