Evaluation No The IMPACT to the adjacent property owners and the surrounding community is reasonable, and the benefits of the rezoning outweigh any potential inconvenience or harm to the community. REASONING: The requested zoning change to Commercial will not have a negative impact on the surrounding properties or the community as it is similar in nature to existing zoning districts in the area. No The requested zoning district is COMPATIBLE with the existing Land Use Classification. REASONING: The requested zoning is not compatible with the existing Land Use Classification of Medium Density Residential. The Medium Density Residential classification is to encourage a typical residential uses & lot sizes. However, due to the existing Commercial zoned parcels, as well as the adjacent Rural Development Node, this property s current land use classification will be requested to be changed during the County s Land Use Plan update.
