In general, the rental rate of commercial property increased. The commercial property selling rate and selling price went up Retails in Jabodetabek The occupancy rate decreased, but the rental rate increased In September, the occupancy rate of retails in Jabodetabek (Jakarta-Bogor-Depok-Tangerang-Bekasi) was 94.95%, or 24 basis points (bps) lower than 95.19% of the previous month. Meanwhile, the rental rate in Jabodetabek area increased by 0.39% and it reached Rp296,809/m 2 /month (Graph 1). The rental price went down by 0.02% (m-t-m) and it reached Rp353,583/m 2 /month. - In Bodetabek, the occupancy rate of the retails was 95.55%, lower by 10 bps to 95.65% in August. While, the rental rate also increased by 0.48% (m-t-m) and reached Rp175,126/m 2 /month. Methodology Commercial Property Survey is a monthly survey conducted by Bank Indonesia since March The survey has 242 property companies as panel respondent that are selected by purposive sampling method. Properties observed consists of retails/shopping centre, offices, hotel, apartment, and industrial estates in Greater Jakarta area or known as Jabodetabek stands for Jakarta-Bogor -Depok-Tangerang-Bekasi. Data collection is conducted by interviewing with respondents and utilizing companies reported data on occupancy rate, price or rent rate. Data processing mostly carried out by weighted average method applied to each property segment. Real Sector Statistics Group 1

2 Annually, the occupancy rate of the retails decreased by 86 bps as compared to 95.36% in September. Meanwhile, the rental rate still grew, by 8.16% (y-o-y). In the reporting month there were 3,000/m 2 additional supplies for retails due to the operation of Mal Ramayana Cimanggis in East Jakarta. The total stock of retails in Jakarta currently is 1,851,318/m 2. Offices in Jakarta The occupancy rate decreased but the rental rate increased The occupancy rate of leased offices (leased -offices and owner occupied (O/O) leased offices) in Jakarta was recorded at 87.25%, or lower by 6 bps to that in August (87.31% ). The rental rate of the offices went up by 0.91% (m-t-m) and it reached Rp126,119/m 2 /month (Graph 2). For leasedoffices, the occupancy rate was 86.89%, or it was lower than 87.00% in the previous month. Meanwhile the rental rate of leased-office went up from Rp126,327/m 2 /month to Rp127,509/m 2 /month in the reporting month. The occupancy rate and the rental rate for O/O leased-office increased and reached 96.60% from 95.38% in August. In addition, the rental rate was lower than that in the previous month and reached Rp90,163/m 2 /month. The development of the occupancy rate of the leased offices (leasedoffice and O/O leased -office) based on the location were as follows: - In the primary area (Central Business District/CBD area), the occupancy rate of leased-offices reached 87.64%, or 21 bps lower than 87.83% in previous month. The occupancy rate of O/O leased-offices increased from 91.59% to 94.17%. - In the secondary area, the occupancy rate of leased -office was 84.93%, or 13 bps higher than 84.80% in the previous month. The occupancy rate of the O/O leased-office decreased and reached 99.24% from 99.46% in August. On annual basis, the occupancy rate of the offices decreased by 374 bps from % in September. Meanwhile, the rental rate increased by 10.04% (y-o-y). 3 The selling rate and selling price increased The selling rate of the offices (strata-titled offices) in Jakarta was 86.40%, or higher by 23 bps than 86.17% in August. The selling price of the offices in Jakarta increased from Rp11,360,502/m 2 to Rp11,488,053 /m 2 (Graph 3). The development of the selling price was mainly due to the increasing selling price in the primary areas. Based on location, the development of the office selling price were as follows: - In primary area (CBD area), the selling rate was 89.56%. Meanwhile, the selling price increased from Rp /m 2 to Rp /m 2. - In secondary area, both the selling rate and selling price remained stable at 76.94% and at Rp7,500,000/m 2 level respectively. Meanwhile, the apartment rental price increased by 3.32% (m-t-m) from Rp129,153 /m 2 /month to Rp133,446/m 2 /month (Graph 4). 4 The selling rate and the selling price increased On annual basis, the rental price increased significantly by 23.72% (yo-y) as compared to Rp107,857 /m 2 /month in September. The occupancy rate was higher by 853 bps as compared to 78.91% in September. In September, the selling price of the strata-titled apartment in Jakarta was Rp7,096,059 /m 2, or it higher by 0.74% (m-t-m). While, the apartment selling rate increased only by 3 bps and reached 0.74% (Graph 5). Meanwhile, the selling rate was 247 bps higher than that of September (90.22%). In the reporting month there were no additional supplies for stratatitled apartments and leased apartments in Jakarta and the total stocks were units and 5,370 units respectively. The occupancy rate increased but the room rate decreased Hotels in Jabotabek In September, the occupancy rate of the three, four, and five-star hotels in Jabotabek area in average was 70.01% or increased significantly by 625 bps from 63.76% in August (Graph 6). The development was due to decreased occupancy rate of the three-star, four-star and five-star hotels by 440 bps (from 78.27% to 82.67%), 748 bps (from 73.06% to 80.54%) and 633 bps (from 46.92% to 53.24%). The average hotels room rate of of the three-star, four-star and fivestar hotels was Rp441,254/night, or increased by 0.92% (m-t-m). The development was mainly due to the increasing of the three -star hotels room rate by 1.77% (from Rp259,200/night to Rp263,819/night). Meanwhile, room rate of the four-star and five-star hotels decreased by 1.03% (from Rp353,509/night to Rp349,935/night) and 0.32% (from Rp729,634/night to Rp /night). Annually, the average hotels room rate was increased by 10.33% (y-oy), from Rp399,953/night in September. The average occupancy rate went up significantly by 1004 bps as compared to 60.39% in September. In reporting month, there were additional rooms due to the operation of Hotel Harris in South Jakarta. Meanwhile, the rental rate was increased by 1.78% (mt-m) from Rp25,390/m 2 in August (Graph 7). The rental rate increased by 2.100% (m-t-m) and it reached Rp27,366/m 2. - In Botabek, the occupancy rate was stable at 89.55% while the rental rate increased by 1.17% and it reached Rp23,356 /m 2. 6 Annually, the rental rate increased by 22.94% as compared to Rp21,019/m 2 in the same period of last year. As for the occupancy rate, it went up by 422 bps from 84.70% in September. The selling rate of industrial estates in Jabotabek was increased by 5 bps from that in August. Meanwhile, the selling price increased by 1.53% (m-t-m), which was from Rp614,713/m 2 to Rp624,090/m 2 (Graph 8). The selling price increased by 2.20% (m-t-m) and it reached Rp488,540 /m 2. Annually, the selling rate increased by 278 bps from 67.78% in September and the selling price also increased by 13.70% from Rp /m 2 in September. Real Sector Statistics Group 6
