3 INTRODUCTION Over the last month, the average rent in Queens has increased by 0.40%, from $2, to $2, MNS Queens Rental Market Report February 2018 page 3

4 A QUICK LOOK Over the last month, the average rental price in Queens increased by 0.40%, from $2, to $2, The average rental price for a studio decreased by 0.29%, from $1, to $1, The average rental price for a one-bedroom increased by 1.8%, from $2, to $2, The average rental price for a two-bedroom decreased by 0.24%, from $2, to $2, Year-over-year, studio rental prices increased by 2.46%, one-bedroom rental prices increased by 2.15%, and two-bedroom prices increased by 1.54%. Overall, the average rental price in Queens increased by 1.99% Studio rental price changes by neighborhood were all positive, except for: Astoria (-1.7%), Flushing (-5.1%), and Jackson Heights (-6.0%). One-bedroom rental price changes by neighborhood were all positive, except for Flushing (-1.1%). Two-bedroom rental price changes were mostly negative, except for Astoria (+0.4%), Ridgewood (+1.4%), Rego Park (+6.4%). Long Island City, once again, remains home to the most expensive rentals in Queens, while the least expensive units can be found in Jackson Heights. Year-over-year, the most impressive rental price change was observed in Long Island City, where the average rental price is up 5.9%. This increase can be directly attributed to the numerous new developments, such as Jackson Park LIC, finally coming to market. As we enter the final month of the first quarter of 2018, the average rental price in Queens can be expected to remain relatively stable as Queens continues its emergence as a mainstream rental market in New York City.
