1 Division 12. Suburban Commercial Center ( CE-S ) Purpose Suburban commercial centers provide regional commercial destinations with design and site elements compatible with suburban character. Dimensional and building design elements permit a more pedestrian scale than has occurred in the past. The zoning regulations (e.g., Tyrone) permit building heights of up to five (5) stories. Impacts on surrounding neighborhoods are controlled through landscaping. Parking maximums do not apply, but excess parking areas require additional landscaping or alternative parking designs. Pedestrian connections from the street to businesses are required. Perimeter sidewalk Surface parking is hidden by buildings and landscaping Storefronts line the street Permitted Principal Uses and Structures Permitted uses in the CE-S Districts are as follows: Note: Uses that are designated Principal Uses Permitted by Right require only a building permit and certificate of occupancy (see Article 4, to ) Uses that are designated Accessory Uses are permitted in the same manner as Principal Uses Permitted by Right, but may not be established as a Principal Use. Uses that are designated as a Special Exception require approval by the Development Review Committee following a discretionary public hearing (see Article 4, 4.6.1). Uses denoted by an asterisk (*) are subject to Supplemental Use Regulations in Article 3, Division. The uses are defined in Appendix A, A-4.
