1 1201 Third nue 1201 Third nue graces the skyline of downtown Seattle with an urban elegance that has earned it numerous awards over the years. When the 55-story, 1,114,849 square foot building opened in 1988, The New York Times heralded it as one of the nation s three best new office buildings. Designed by the internationally renowned New York firm of Kohn Pedersen Fox Associates, P.C., with The McKinley Architects P.S.C., Seattle, this classic tower was awarded the Urban Land Institute s 1994 Award for Excellence in the Large Scale Office category. The Building Owners and Managers Association (BOMA) named it The Office Building of the Year (TOBY), in the Over 1 Million Square Feet category for the Pacific Northwest Region for 2003/2004 and 2004/ Third nue received the 2001 Mayor Award in recognition of Outstanding Achievements in Energy Efficiency and Conservation, and participated in the 2009 BOMA Kilowatt Crackdown challenge to assess building energy use, placing in the highest energy performance category. 2 A Contemporary Classic The striking granite and glass building has commanding views of Elliott Bay, Lake Union, Mt. Rainier, and the Cascade and Olympic mountain ranges. The building s extraordinary design is complemented by its places for people from its two-story Grand Atrium which overlooks a pedestrian outdoor plaza, to the three levels of shops and services. Included in the building s host of business conveniences are a day care center, deli, bank branch, art gallery, flower shop, sundries store, shoe shine and repair, and hair salon. The Brooklyn Seafood, Steak & Oyster House, located in the northwest corner of the outdoor plaza, sits in the façade of the historic 1890 Brooklyn Building, one of the city s few remaining examples of 19th century commercial architecture. The Second nue Plaza showcases the beautiful sculpture New Archetypes by Anne and Patrick Poirier, renowned French sculptors. It is considered a significant piece of public art in the city Third nue Amenities

3 Transit-Oriented Development The 1201 Third nue building entrance at Third nue and Seneca Street gives tenants direct access to the Downtown Seattle Transit Tunnel, where Metro Transit and Sound Transit Link Light Rail offer easy commuting options. From here, all of downtown from the International District and sports arenas to the retail district and the Washington State Convention & Trade Center is a quick and easy ride away. Sound Transit s Link Light Rail offers convenient transportation from downtown to points south, including the Seattle-Tacoma International Airport. Across University Street from 1201 Third nue is the Seattle Art Museum and Benaroya Hall Music Center, home of the Seattle Symphony. Just three blocks further west is the vibrant waterfront and Seattle Aquarium. Seattle s renowned Pike Place Market, and the popular retail core of Westlake Center and Pacific Place, are within easy walking distance, offering many dining and shopping opportunities. 6 The quality and technology of the building s mechanical, electrical and life safety systems provide the strong foundation needed to increase efficiency and reduce energy consumption. State of the art software controls the floor-by-floor mechanical system via an average of 35 separate zones per floor, allowing tenants considerable flexibility in controlling their environments. Cooling is provided by a central system consisting of two chillers (500 ton and 1,000 ton) with air handling equipment on each floor. An exhaust fan on each floor is ducted to the outdoors. The system is capable of using 100% outside air. The floor system is an electrically heated variable air volume (VAV), low-pressure direct digital system. The HVAC consists of a multi-zone energy management system for maximum comfort and efficiency. A 160 ton chiller provides after hours HVAC. Magnetic driven pumps, known as magna drivers, reduce energy consumption as well as increase performance resulting in an average savings of 72,000 kwh/year. An established state of the art preventative maintenance and work order system seamlessly integrates property management, asset management and maintenance operations, essential to increasing efficiency and reducing expenses. The tower s elegantly appointed elevators are smooth and quiet. They are also fast traveling up to 1,400 feet per minute. 7 Sustainable operations are a priority at 1201 Third nue and are an ever evolving process involving staff, vendors, and tenants. Our property operations team is dedicated to developing strategies that reduce energy consumption and increase sustainable practices while maintaining the quality of service delivered to tenants. An established energy and environmental stewardship program continually evaluates ways to improve efficiencies, and introduce programs to reduce the waste stream. Tenants are provided best practices in greening their workspace, which helps bring a collaborative approach to reducing the building s overall carbon footprint. Sustainable Operations Green cleaning practices have been implemented using sustainable cleaning supplies and consumable products. Other sustainable practices include composting; battery, glass and metal recycling; low impact pest control and fertilizer; and use of native plants in our landscaping. Water conservation practices include water efficient fixtures in restrooms and on irrigation systems. Storm water is collected and used to feed irrigation, the plaza fountain, and cooling towers. The use of weather satellites helps control the frequency of the landscaping irrigation Third nue s ongoing commitment to energy efficiency can be measured by the initial Energy Star rating received from the EPA. After an analysis of the building equipment and systems, the EPA scored the property 96 out of 100 possible points. This significant achievement is attributed to management s proactive preventative and corrective maintenance standards and efficient lamp selection for the building Third nue continues to work with the City of Seattle, Seattle City Light, and Better Bricks to identify additional energy and water reduction projects. The building is also serving as a pilot building for the ASHRAE Building Energy Quotient labeling program, intended to grade new and existing commercial buildings on both design energy use and actual energy performance. The U.S. Green Building Council recently awarded 1201 Third nue LEED Gold certification in Existing Building: Operations & Maintenance, and is currently reviewing an appeal for LEED Platinum certification Third nue Sustainability
