2 Residential Real Estate Market Overview Q RResidential real-estate market in Bratislava Q Apartment sales for residential projects were record-breaking in the second quarter. The interest in three-room apartments increased, however the start-up housing apartments are still attractive mainly thanks to the growing number of reconstructing projects. The average price grew as well; for what regards available apartments it grew mainly thanks to the new projects in the city centre. Offer in the residential projects in Bratislava was enlarged in the second quarter by 616 new apartments in 11 projects, after a longer break also in the city centre. In new projects which launched the selling in the course of the second quarter, the offer of two-room apartments continues to grow. In general the offer of two-rom apartments prevails in residential projects, mainly in the fifth district, i.e. Petržalka. Two-- room apartments are represented in projects by a 40% share, three-room apartments have 33% and fourroom apartments have 14,5% of the offer of available apartments. CComposition of apartments in new project - start of selling Q CComposition of apartments in projects in Bratislava Q Apart from the small start-up housing, mostly two-room apartments, new projects are gradually bringing to the market more three-room and four-room apartments; this is observed mainly in the second and the fifth district. These are for example second stages of projects Perla Ružinova, Sun Park Residence in Ružinov, and Polyfunkčný dom Lužná in Petržalka. There are a little over available apartments after the second quarter, and unfinished ones represent not even one third of these. In projects which are under construction there are apartments available after the second quarter. The largest part of the offer of available apartments is located in the second district of Bratislava, where there are currently 713 apartments at disposal, as opposed to the fourth district, where the current offer is somewhat weaker at the moment. 3 Residential Real Estate Market Overview Q Always more often the selling of units in the new projects is launched even a few months before the planned beginning of construction. In case of start-up housing in reconstruction projects it even happens that the majority of apartments is sold long before the final inspection. The recently launched projects Mileticova 5, Prima Park, Ružinovská 1 or Papaver are proving the statement. In the last quarter developers sold 752 apartments, which since the beginning of the crisis is the highest. The growing tendency of interest in apartments in residential projects has been recorded from the beginning of the previous year when the avalanche of interest was started by the project Panorama City. This project is selling out the remaining c. 20% of apartments. Number of sold/reserved apartments Several new projects, i.e. Sokolska Residence or West Hill Park Drotárska, were luring the clients during the launching of selling with lower introductory prices, and when the aims of pre-sales were met, the prices of available apartments were increased again. On the contrary, price decrease was noticed in some projects after the final inspections which have been selling out their last apartments. With the second quarter gone, is at the level of EUR per m2 excl. VAT. Quarter-on-quarter growth is 52 euro per m2, from the long-term point of view the average price has been stable however at the level of euro per m2 excl. VAT. Major or minor oscillations have been caused by the arrival of new projects to the market or by the selling of the higher number of the most required apartments in projects.

VAT/m2 average price per m2 in Bratislava The secondary market confirms the growing tendency of the average asking price. Currently the average price per m2 is at the level of EUR. The revival of business activities is sensible at the market of secondarily offered real-estates. On top of the rich offer of apartments in the lived-in new buildings where the asking price is justifiably higher, the average price is gradually increased also by the growing interest, and historically most-available possibilities of financing the property purchase by means of mortgage loans. Banks still attract their potential clients with various campaigns with attractive conditions to obtain a mortgage. In some cases pushed the interest rate under the 2% level. The government contribution for the young was more reachable in this quarter to the applicants; this thanks to the criterion of increased top limit of income. In the second quarter it was income of 1 153,10 EUR, in the third quarter the top limit of income drops to 1 067,30 EUR. In the upcoming months a minor decrease of interest rates is expected, and banks will probably no longer offer 100% financing loans, which most probably will be tricked by the consumer loans with the parameters of a mortgage, as already happened in the past.
