2 Building Amenities: Automobile Services Wally s Automotive Detailing - Hand car wash and auto detailing is located on parking level B Hours are 7:00 AM - 4:00 PM Monday through Friday.

3 Building Amenities: Parking There are three levels of subterranean parking at Westside Towers and four levels above grade. The west tower elevators service all seven levels of parking. Tenants of the west tower are encouraged to park on the P levels. The east tower elevators service the three subterranean levels and east tower tenants are encouraged to park on the B levels. West tower tenants may park on the P2, P3, P4, & P5 levels. East tower tenants may park on the B2 and B3 levels. Tenants may not park in spaces designated reserved. Unauthorized parking in restricted areas and spaces will warrant a parking citation and future violations may result in suspension of parking privileges and/or your car being towed. For further information regarding the parking CARDKEY access system, click here to see the Building Access section in this handbook. Disabled Persons Parking for the disabled ONLY is located on the P1 level of the garage, at the rear entry of the building on Mississippi Avenue. Disabled placards must be plainly displayed on the vehicle. Speed Limit The posted speed limit in the garage is (5) five miles per hour. Citations will be issued to violators. A second violation is grounds for suspension of parking privileges. Garage Hours of Operation Visitor Entry Visitors, vendors, etc. may enter the garage at any time. They must pull a parking ticket. Upon exiting, the fee must be paid on the ticket or the ticket must be validated with the appropriate validation stickers. Validations may be purchased from the Parking Office located at the rear entrance on Mississippi Avenue (during office hours). Rates Please check with the Parking Office for current parking rates for reserved, unreserved spaces, and validation stickers. Validations are available in increments of 15-minutes, one hour and full day. All parking transactions are to go through the parking manager. You can reach the Parking Office by calling (310) The Parking Office is located on the P1 level of the garage, at the rear of the building at Mississippi Avenue. Office hours are from 8:00 AM until 5:00 PM.

Olympic Blvd. Suite 700W, Los Angeles, CA Office hours are from 8:00 AM until 6:00 PM., Monday through Friday, holidays excepted. Please direct all inquires regarding your suite and/or the building to the Office of the Building at (310) hours a day. During building hours the telephone is answered by office staff and after hours by building security personnel. 9 Building Operations: Security Westside Towers are manned twenty-four hours a day, seven days a week, by two building guards. The console is the hub of a sophisticated security system which monitors, by surveillance camera and alarm, strategic areas of the building. All life-safety systems are monitored from this area, including the voice communications system throughout the building. Building Guard personnel will escort anyone to your suite from the garage or from your suite to the garage after regular building hours. Telephone the Office of the Building at (310) at any time for this service.

10 Building Security: After Hours Access After-Hours for Visitors Visitors may enter the building by two means: If you have an appointment with a client or have an after-hours visitor, please fill out an after-hour entry pass on your letterhead. An example is provided in the forms section of this handbook. Upon delivery of the pass to the Office of the Building, we will forward the information to the building guard. This enables us to monitor after-hours activities. Parking Garage - Olympic Blvd. Entrance After-Hours Entry for Tenants After regular building hours, only those tenants with a specifically programmed CARDKEY may enter the building or access their floor. The elevator will proceed only to the floor programmed for that CARDKEY. Tenants must access their suite with their own key. Building guards do not have access to any suite. 11 Building Security: Building Access The Smart Building Westside Towers has installed an automated parking system, building access, elevator and environmental monitoring system to provide a convenient and energy efficient building. The forms section of this handbook includes a Building Access Card Request Form. Please use this form to designate an employee s access to elevators for after-hours access to their floor. All tenants and employees who would like after-hours building access must complete this form. A copy of this form is included in the FORMS section of this handbook. Tenants will be billed a $35.00 non-refundable fee for each CARDKEY issued. IT IS THE SOLE RESPONSIBILITY OF THE TENANT TO ENSURE THE SAFE RETURN OF BOTH ACCESS CARDKEYS ISSUED TO INDIVIDUALS LEAVING THE TENANT S EMPLOY AND TO CANCEL THE CARDKEY USING THE SAME BUILDING ACCESS CARD REQUEST FROM. The CARDKEY may be reactivated when a new employee is hired and a new CARDKEY Transaction Form is completed. In order to maintain security, please complete a BUILDING ACCESS CARD REQUEST FORM when a CARDKEY is damaged, lost, or stolen. A CARDKEY may be replaced for a $35.00 fee. 12 Building Security: Deliveries Deliveries to the building are permitted during the following times only: Monday through Friday: 7:00 AM until 5:00 PM (except holidays) Saturdays: 9:00 AM until 1:00 PM (except holidays) Important note: If you are expecting a delivery of furniture or other large objects, please click here to see the Moving Policy section of this handbook. Building personnel are not permitted to sign for deliveries or accept packages for tenants. Special Delivery Federal Express & Norco (previously known as Overnite Express) The deposit boxes are located across from the mailroom in the ground floor corridor connecting the two towers.

13 Building Security: General Office Security Reporting Thefts Any property, which is determined to have been stolen, should be reported to the Los Angeles Police Department and the Office of the Building immediately. The security of your office is your responsibility. In your office, valuables, purses, etc. should not be left in plain view. We recommend that purses be locked in desks and that valuables be put away and locked up at night. Our security staff is available to assist you. Should an incident or loss occur, contact the Office of the Building and a security officer will be dispatched to take a report. It is advisable to record all serial and identification numbers in a secure place. It is the Tenant s responsibility to ensure that corridor doors are closed and locked at the close of business. Suspicious Persons If you see suspicious or offensive persons in the building, please call the Office of the Building immediately. If possible, make note of appearance, clothing, etc., to assist building security in locating them. Please be aware of strangers in your Tenant areas and halls. Quite often a question such as May I help you locate someone? is enough to deter a potential thief. Suspicious encounters of this type should be reported to the Office of the Building immediately. Security Checklist For your own internal security and also for the security of the building, it is in your best interest to control the number of keys issued. Only people needing after hour access should be issued a key. The following is a list of general office security suggestions, which are offered to you as an aid in establishing your internal security procedures: Restrict office keys to those who actually need them. Keep complete, up-to-date records of the distribution of all office keys. Have adequate procedures for collecting keys prior to termination of employees. Secure all typewriters, adding machines, calculators, photocopiers, etc. with maximum-security locks. Establish a rule that keys must not be left unguarded on desks or cabinets. Require that filing cabinet keys be removed from locks and placed in a secure location after opening cabinets. Prevent unauthorized personnel from reporting a lost key and receiving a replacement. Designate a responsible person to be in charge of issuing all keys. Store keys systematically in a secured wall cabinet of either your own design or from a commercial key control system. Keep a record showing issuance and return of every key, including name of person, date, and time. Use telephone locks to prevent unauthorized calls when the office is unattended. Security Checklist (continued) Provide at least one lockable drawer in every secretary s desk to protect purses and other personal effects. Establish a rule that purses and personal property such as cameras should be kept inside employee s desk. Instruct employees to remove wallets from jackets hung in closets or hung on coat racks and place them in a secure location. Insist on identification from repairmen who come to work in your office. Deposit incoming checks and cash each day so that you do not keep large sums in the office overnight. Clear all desks of important papers. When working alone in the office at night, set the front door lock to prevent anyone else from entering. Keep the police, fire department, and building security telephone numbers posted. Double check to see that all doors are securely locked before you leave. Have an inventory listing all office equipment in your space including serial number and identification. Require written authorization by a responsible person before any office equipment is released for repair or maintenance.

14 Building Security: Key and Lock Policy We will provide one (1) key for your suite prior to move-in. There will be a charge for additional keys. If you decide to have your locks changed, it must be done through Office of the Building so the lock can be properly keyed within the master key system. Do not have locks added or changed by anyone other than Westside Towers. Tenant Suite Door Check You are responsible for locking the entrance(s) to your suite before leaving, including the deadbolt. A building guard may make after-hours rounds and check doors to ensure they are locked and secure. If a door is found unlocked, the building guard will attempt to lock it. 15 Building Security: Lost and Found Items that have been lost or found in the building can be claimed or turned into the lobby security 24 hours a day or to the Office of the Building during regular working hours.

16 Building Security: Parking Access Visitors, Regular Building Hours During regular building hours, visitors may enter the parking garage from Olympic Boulevard or Mississippi Avenue by taking a ticket in the entrance lane. Visitors can then proceed to the B1 level of the garage and park in the areas marked Visitors. They may take the elevator in either the East or West Tower. The gate at Mississippi is closed outside of building hours. Visitors, After-Hours Entry After-hours visitors may access the parking garage only through the Olympic Boulevard entrance. Visitors may pull a parking ticket, which will raise the gate arm and security grille, and park on the B1 Visitors level. There, they will take an elevator to the lobby where they will sign in at the guard console before proceeding to your suite. Only upon your written instructions will the building guard activate the elevator and allow the visitor to your floor. Your visitors may be asked to identify themselves and whom they are here to see. The guard will phone you for instructions when receiving a visitor without your prior notification. You may also choose to escort the visitor from the lobby to your suite. Building guards do not have access to suites. The landlord reserves the right to monitor visitor traffic and make changes to this policy as necessary. Tenant Entry, Regular Business Hours The parking garage can be accessed by vehicles from either Olympic Boulevard or Mississippi Avenue through our proximity reader access system. You may gain entrance to the garage by holding your card key approximately four to six inches in front of the card key readers located in all entrance lanes. You may then park on any of the following levels of the garage: B2 & B3 for east tower tenants and P2, P3 and P4 for west tower tenants. B1 IS RESERVED FOR VISITOR PARKING ONLY. Please note that the card key must also be used to exit. The gate at Mississippi Avenue is closed to entry and exit outside of building hours. Tenant Entry, After-Hours The parking garage can be accessed by vehicles from Olympic Boulevard through our proximity reader access system. By holding your card key approximately four to six inches in front of the card key readers, which are located in all entrance lanes of the garage, the parking gate arm will raise first, then the security grill. You may take an elevator to the ground floor and cross the lobby to the appropriate elevator that will take you to your suite. Parking Garage Grilles There are parking garage grilles at the parking entrances to the building on Olympic Boulevard. These grilles are placed in the down position after-hours and are activated by your card key at the card key readers. Once a card key is held in front of the card key reader, the parking gate arm will rise first, and then the security grill will follow. Drivers may enter or exit the garage after both the gate arm and the security grill are in the up position. How to Use the Cardkey Location of Parking Cardkey Readers: Proximity readers are located in the entrances and exits at Olympic Boulevard (front) and Mississippi Avenue (rear). They are just in front of the parking gates. If you have problems with the reader, please pull a parking ticket to enter. Take both the parking ticket and your CARDKEY to the Parking Office. If you are unable to pull a ticket or encounter other problems, please press the intercom button on the reader and a building guard or parking attendant will assist you. Parking Cardkey Access Procedures: Hold a flat side of your parking card key approximately four to six inches in front of the proximity reader. An authorized card key will cause the light on the proximity reader to flash green. An unauthorized card key will cause the light to flash red.

17 Building Security: Property Removal If at any time you want to remove furniture, equipment or large objects from the building, please refer to the requirements in the Moving Policy section in this handbook.

18 Building Security: Solicitation We attempt to keep all solicitors out of the building. If a solicitor visits your office, please contact the Office of the Building or Security at once. The solicitor will be escorted out of the building and off the premises.

19 Building Services: Building Signage and Directory Each tenant may order building standard signage for their entry and may also list identification in our electronic directory located in each of the ground floor lobbies. 20 Building Services: Cleaning Westside Towers provides custodial service Monday through Friday. Please break down all cardboard boxes, and label them trash or basura. Labels are available from the Office of the Building. The janitorial crew will be happy to remove the boxes for you. If you need assistance during the day (spilled coffee, extra trash to be removed, etc. or special services from our cleaning crew), please call the Office of the Building at (310) It is very important to properly maintain the carpet in your suite. Building Management recommends shampooing the traffic areas every three to six months to extent the life of the carpet. Please contact the Office of the Building at (310) to obtain a quote.

21 Building Services: Elevators During regular building hours, all elevators in the east and west towers run freely and will take you to any floor in the building. After 7:00 PM, two of the elevators service the parking levels of the garage and two service the towers. You may use the tower elevators only if you have a CARDKEY that is programmed for after-hours access to your floor. When you exit the building, the elevator will stop at the lobby where you will cross over to the two elevators servicing the parking garage. The freight elevator is strictly for delivery of heavy freight items, moving of furniture, items on dollies, and in-house construction use. Any moves in or out of the building must be pre-arranged with the building office. Please click here to see the Moving Policy section. How to Use the Cardkey Location of Cardkey Readers CARDKEY readers for the elevators are located inside the elevators. The reader is behind the dark glass panel on the right side, below the floor numbers panel. What to Expect When The Cardkey is Used Waive your CARDKEY in front the reader, then select your floor. The elevator will proceed to the floor you are authorized to enter. The elevator will ONLY stop at the floor programmed for your CARDKEY, and will not stop at any other floor. YOUR CARDKEY DOES NOT NEED TO BE USED TO EXIT TO THE GROUND FLOOR.

23 Building Services: HVAC Air conditioning is provided free of charge Monday through Friday from 8:00 AM to 6:00 PM except Holidays. Air conditioning can also be activated free of charge on Saturday from 9:00 AM - 1:00 PM. Authorized individuals as indicated in the Tenant Contact Authorization Form may order After-Hours HVAC by using the phone-in service by calling (310) or by logging onto the After - Hours HVAC site. If you do not have a web or phone password, please contact the Management Office 24 hours in advance to receive these and/or submit a Tenant Contact & Authorization Form with the names of the approved individuals to be setup in the system. Please note that there is an hourly charge of $70.00 for after-hours use of A/C. A/C hourly charge is subject to change without notice. 24 Building Services: Mail Service The mailroom is located on the ground floor in the corridor between the east and west towers of the building. Individual boxes are available for each master tenant. Each tenant will be provided with one mailbox key. It is the tenant s responsibility to keep the Office of the Building informed as to names (companies and individuals) under which it receives mail. ALL MAIL MUST HAVE YOUR SUITE NUMBER ON IT. In addition, please be advised that packages should not be left unattended. Douglas Emmett will not be held liable should a package go missing.

25 Building Services: Maintenance Requests For routine maintenance during Normal Business Hours, please call the Office of the Building at to make the request. Calls received after 4:30 PM daily will be addressed the following business day. Tenant may also use the Net Facilities Work Order System to submit track and manage all service requests. To access the system: 1. Go to 2. Enter your username and password provided by the Office of the Building. 3. Once logged into the Net Facilities system users are taken to the "Dashboard". The Dashboard is the home page or administrative hub where users can: View and track the status existing work orders Create a new work order View invoices for completed work orders View a complete history of work orders Use the blue navigation bar on the top of the page to choose the area of the system you would like to enter. To submit a work order: 1. Click on the "Work Order" link in the blue navigation bar on the top of the Dashboard page. 2. Which: Choose the type of service required 3. When: Select a date and time for the service. 4. Where: Choose a Building Area ( optional) 5. What : Describe the work to be done in as much detail as possible. 6. Click Submit and your work order request will be routed to the appropriate personnel. 26 Building Services: Recycling Assembly Bill 939 became effective January 1995 mandating that waste being deposited into landfills be reduced by 24% in 1995 and 50% by Westside Towers has been involved with a vigorous recycling program to comply with this bill. Thus, we are reducing waste and also passing on savings to the tenants. Each tenant is responsible for his or her own waste separation. The night janitorial staff will remove recyclable items on Tuesdays and Thursdays. White recycling Boxes: Mixed Only (White copy paper, white letterhead paper, white business cards, white envelopes, blue-bar and green-bar computer paper Pastel paper, manila envelopes & folders, post-its, window envelopes, newsprint, magazines, etc). Tenant Cardboard Boxes: (The Janitorial crew will remove flattened cardboard boxes, labeled TRASH/BASURA, from tenant suites on Tuesdays and Thursdays).* Brown Liners: Trash and Non-Recycled Items (Food items, food wrappers, tissues, paper towels, bright colored paper, carbon paper, hanging folders, etc.) Mixed paper is picked up when the boxes are full. All other disposable items and trash are picked up nightly Monday through Friday, except holidays.

27 Building Services: Telephones All telephone equipment is to be installed in the Tenant's suite. Tenants who wish to order telephone lines for their premises or install new lines or phones (voice, FAX, data, etc.) may call Time Warner at (310) or Verizon at (800) or Level 3 at (310) or XO Communications at (866) Please contact your telephone wiring vendor for pricing to extend the service from the main telephone room to your suite. There may be available phone lines already on your floor. Tenants may use any telephone vendor to maintain their telecommunication equipment, provided the vendor is licensed and has delivered evidence of insurance coverage, naming the Landlord as additional insured (see Vendor Certificate of Insurance Requirements in the Forms section) to the Office of the Building.

29 Emergency Procedures: Bomb Threat Telephone Threat When a bomb threat is made over the telephone, obtain the following information from the caller: Exact location of the device. Time set for explosion; Description of the device; Reason the caller has placed the bomb; Exact words used by the caller. Keep this information as confidential as possible. Notify the Police Department. Call 911. Notify the Management Office at Once the Management Office has been notified of a bomb threat, it is our policy to advise your firm s manager or officer. It is up to the manager or officer to decide whether it is appropriate to evacuate the office. In the event that you are asked to evacuate the Building, move away from the Building to allow for the clear passage of emergency personnel. Do not re-enter the Building until the Office of the Building or the Police or Fire Department has given clearance. Suspicious Packages or Mail Bombs Letter bombs are usually sent through the mail addressed to a specific individual in the company, usually disguised to look like some sort of gift or a small package. Letter bombs have the power to kill or maim anyone close to them if they go off. Letter bombs are usually a large size manila envelope ¼ to ½ thick and are fairly rigid. They have been mailed from cities or small towns in the United States, as well as from foreign countries. They are usually mailed to a person by title, such as Chairman, President, Manager, Security Officer, etc. If a letter is suspected to be a letter bomb: Clear everyone out of the area for at least 25 feet around it. Notify the police at 911 and Building Management at DO NOT HANDLE IT UNDER ANY CIRCUMSTANCES. DO NOT ATTEMPT TO DEACTIVATE IT YOURSELF

30 Emergency Procedures: Civil Disturbance Should a riot or civil disturbance start outside the Building, the security guards will immediately lock all entrances to the building. The police will be notified. We will keep you informed. If a disturbance should occur in the main lobby, all elevators will be turned off at the first floor and the police will be summoned.

31 Emergency Procedures: Earthquake Before an Earthquake Plan your course of action before an earthquake occurs. Employees should establish an out of state telephone contact and make sure family members can act independently for at least 72 hours. Store essential emergency supplies such as food, water, first-aid kit, radio, and batteries. Enough supplies should be stored to support every employee for a minimum of 72 hours. Secure objects such as files, office equipment, bookshelves and other potentially dangerous objects. Be familiar with your immediate work area and floor plan. This will help you react effectively when it is necessary to find the closest and safest shelter point. During an Earthquake Get under a sturdy table or desk and hold on or move towards the center of the building. The building core is the strongest part of the structure. Keep your back to all glass objects if you cannot avoid them completely. Be aware of falling debris. Cover your head as much as possible. Do not panic. A clear mind will help you through the dilemma. After the Earthquake Remain calm and stay in your area (unless any emergency dictates otherwise). Look for injured people and administer first aid where needed. Barricade hazardous areas to prevent other persons from accessing a dangerous area. Use telephones for emergencies only. Be alert for after shocks. Their intensity can produce further damage. Respond to the after shock as though it is the original earthquake. Check your food and water supplies. Building Security will attempt to contact tenants via the public address system to advise on building and local conditions. Evacuation Normally, it is not recommended to evacuate a building after an earthquake. Outside one may experience falling glass from the buildings. However, if an evacuation is required, use the stairs. Do not use the elevators. Walk down at a steady pace. Do not run. If you are outside when an earthquake occurs Immediately find the safest cover, perhaps an alcove, a doorway, a parking garage or a building. Stay away from storefront windows. The primary danger is from falling debris, particularly glass. Stay under cover as after shocks may cause further damage.

32 Emergency Procedures: Elevator Malfunction In the event that an elevator stops with passengers in it, remember to remain calm. Pressing any emergency button within the cab will alert Security that the cab is malfunctioning, what cab number it is, and what floor it is stuck on. The Guard will continue two-way communication with passengers until help arrives. In the event of a power outage, elevators will continue to operate using our emergency power generator. Should an outage occur, elevator lights will remain on, but the car will temporarily stop. Each elevator will automatically return to the lobby where the doors will open and they will then be out of service. All elevators function on a Fireman s Return Systems, which automatically returns the elevators to the main floor without stopping when smoke is detected on any floor. IN THE EVENT OF A FIRE, ELEVATORS MUST NOT BE USED FOR EVACUATION. USE THE STAIRWELLS.

34 Emergency Procedures: Fire and Life Safety Fire If you discover a fire, call the fire department, notify security, and call the Office of the Building. If the building s fire safety system detects a fire on your floor, the fire department will be notified immediately. Floor Wardens will be responsible for directing occupants to safe refuge areas. DO NOT USE ELEVATORS. USE STAIRWELLS AND FOLLOW ALL TRAINING GIVEN IN OUR FIRE/LIFE/SAFETY ANNUAL MEETINGS. Life Safety Your assistance is requested in assigning a Floor Response Team. These are people who, in case of emergency (fire, bomb threat, natural disaster, etc.), would be Floor Wardens, Assistant Floor Wardens, Searchers, and Stairwell Monitors. These Tenant representatives should be individuals who are on the Premises during regular working hours. Single Tenant floors will require a Warden to be appointed by the firm occupying that floor. On a multi-tenant floor, each Tenant is responsible for having a Suite Warden and designating a Response Team including a Floor Warden from the various Suites on that floor. Each warden will be fully briefed on all emergency procedures, and will assist both Management personnel and City authorities in directing fellow Tenants in emergency situations. The basic duties for each of these personnel are as follows: Floor Warden The Floor Warden shall direct, enforce and have full charge of the evacuation for all personnel on his/her assigned floor during an emergency. Designated Assistant Floor Wardens, a Searcher and Stairwell Monitor or others that may be required will assist them in their duties. An orange vest will be provided and should be worn by all Floor Wardens in the event of an Emergency. Assistant Floor Warden In cases where the Floor Warden is not present the Assistant Floor Warden will assume their duties and assist the Floor Warden in an emergency. Searcher The Searcher will thoroughly search restrooms, lunchrooms, conference rooms, etc. for occupants unaware of the emergency and direct them to the nearest safe exit, closing all doors behind them. Assistants for Disabled Assistants must be assigned for those in need of extra assistance in time of emergency. In an emergency, the disabled individual and assistant will enter the stairwell and remain inside the stairwell door until help arrives. A list of these individuals must be submitted to the Office of the Building. This list must include those individuals with any condition which would require assistance such as broken limbs, pregnancies, asthma, wheelchair, crutches, etc. and must be updated as needed. Stairwell Monitor Stairwell Monitors are to verify the safety conditions of exit stairways and to help maintain such safe conditions at all times. Place your hand on the exit door. IF IT IS HOT, DO NOT OPEN IT; seek an alternate route. If it is NOT HOT, open door and allow evacuees to enter, closing the door behind them. Once all occupants have evacuated the floor, close the door and proceed down five floors.

35 Emergency Procedures: Flooding If possible, remove all desktop items and close file drawers to limit damage. Building management will turn off the water source and shut down electrical power as required.

36 Emergency Procedures: Homeland Security Threats Douglas Emmett recommends that each Tenant have an emergency action plan in place to help their employees prepare for and react quickly to a regional emergency, including terrorist attacks. 37 Emergency Procedures: Medical Emergency In the event that an accident or illness of an employee or visitor takes place in your office area: Call Emergency at 911. Give Emergency Dispatcher the following information: Your name Building name and address Floor number and location of emergency on floor Any details of accident or illness Do not move injured/ill person. Try to make them as comfortable as possible. Whenever possible, have someone meet the emergency unit in the lobby. Call the Building Management Office at Inform them you have called 911 and briefly describe the nature of the emergency. The emergency unit will be with you shortly and will administer necessary medical assistance. Determine, if possible: Name, address and age of injured/ill person Nature of problem Allergies and if currently on any medication Local doctor The Management, Engineering and Security staff will do all we can to make the person comfortable while awaiting the arrival of the medical rescue team. Although we assume no liability for our assistance, we strongly encourage Tenants and employees to become familiar with First Aid and how and when to contact emergency services.

38 Emergency Procedures: Power Failure The building has an emergency generator, which will provide emergency power for certain basic building function in the event of power failure. The functions include: Activating emergency lights on each floor throughout the building including all Exit signs. Activating all stairwell lighting. Activating the building s emergency Fire, Life and Safety Systems as well as the building s communication systems. Bringing all elevators down to the ground floor lobby. (One elevator will remain operative for use by security to assist handicapped persons or to take service crews and equipment into the building, as needed.) It is seldom necessary to evacuate the building during a power failure. Unless you are directed to do so through the emergency communication system (or by your floor warden), please remain in your offices. DO NOT CALL the Office of the Building unless you need to notify us of the location of a disabled employee.

39 Emergency Procedures: Severe Weather When severe weather conditions become apparent, the U.S. Weather Bureau describes conditions in two (2) classifications, a Watch or a Warning. This applies to the reporting of severe thunderstorms, the approach of weather conditions favoring the formation of tornadoes, a hurricane condition, a winter storm condition, etc. A Watch becomes effective when atmospheric conditions are right to produce the particular weather phenomenon. A Warning means that the weather condition has been spotted and prompt action must be taken for safety. Except in very rare circumstances, the decision to evacuate the building based on the above weather reports will not be made by the Office of the Building, but rather by each Tenant Company. However, in the event these conditions do exist, the following guidelines should be kept in mind: Move away from outside windows. If the windows in your offices are supplied with blinds, close the blinds (this will provide protection from broken glass). Do not panic. If evacuated, lock all desk drawers and take all items of value with you. If evacuated, use a route that is in the building interior and stay away from large expanses of glass and windows. Use the stairwells rather than the elevators. If evacuated, do not return to your office until advised to do so.

40 Emergency Procedures: State Fire Marshal s Law TITLE 19 FIRE/LIFE/SAFETY TRAINING MUST BE COMPLETED WITHIN FOURTEEN (14) DAYS OF OCCUPANCY. Please be advised that under the provisions of section 3.09 and 3.10 of Title 19 of the California Administrative Code, the Los Angeles City Fire Department requires that managers and Tenants of each high rise building in the city, in cooperation with the Fire Department, establish, implement and maintain an Emergency Pre-Fire Plan that will aid in the prevention of fire, explosion and panic in the building. All Tenants MUST be trained within the first 14 days of occupancy. The Fire, Life Safety training should be done online at or through this web site by following the Fire & Life Safety quick link. Completion of this training within 14 days of occupancy is mandated by law. Tenants who do not comply are subject to prosecution and penalties as set forth in the local codes and Title 19. Also, under the Fire Department s Plan regulations, each Tenant (as an employer) along with Building Management share the responsibility for implementing this Pre-Fire Plan, instructing all occupants on the procedures to be taken in the event of an emergency, including evacuation procedures. Documentation of Occupant Instruction is made available upon completion of each session and is ed to the participating tenant. and the Office of the Building maintains records for Fire Department Inspection. It is each Tenant s responsibility to train new employees in its offices. Please fill out the List of Fire Wardens, Deputy Wardens, Persons trained in CPR and First Aid provided at the end of this manual, indicating the names of those people in your office who are trained in CPR and First Aid, and who will be appointed as your Suite Warden and Alternate Suite Warden. Fire Wardens and Alternate Suite Wardens need to be full time employees who will be responsible to work with the Office of the Building, to maintain proper records and assist in evacuation procedures of the building. Tenants who refuse to comply, may be cited for violation of the State Fire Marshall s Law. Such a citation, if issued, could constitute a fine of $1, and/or six- (6) months imprisonment.

41 Emergency Procedures: Toxic Hazards If there is a toxic spill or exposure, immediately get to an area where you are not exposed and call 911. Give building address, floor and phone number, and also what type of spill. Take action to contain the hazard; close doors behind you, and always follow all safety procedures when working with toxic materials.

46 Policies and Procedures: General Rules and Regulations Building Hours Monday through Friday 8:00 AM to 6:00 PM Saturday from 9:00 AM - 1:00 PM Windows At no time should tape, aluminum foil, signs, paper etc. be placed on any of the outside (perimeter) windows. Energy Conservation/Hot Weather Tips Please ask the last person leaving the office in the evening to turn out the lights. During the warm summer months, please lower your blinds against the morning sun and afternoon sun in order to keep the office cooler. Tenant Alterations All construction and remodeling, including electrical, must be arranged through the Office of the Building. When planning any construction or remodeling, the Landlord must approve the scope of work. It is imperative that plans are submitted for approval prior to commencement of any work. All electrical, plumbing and HVAC work must be performed by the Landlord s contractor, unless otherwise approved in advance by Landlord. Heating, Ventilation, and Air Conditioning (HVAC) It is our objective to keep your suite as comfortable as possible. We are committed to conserving energy by operating our building efficiently. Any requests or reports of problems in this area should be made to the Office of the Building. Heating, ventilation, and air conditioning hours of operation are: Monday through Friday: 8:00 AM to 6:00 PM (except holidays) Tenant Kitchens Kitchen Counters No food items are to be left on counters, desks, tables, etc., at the end of a tenant s business day. All food must be placed in refrigerators or it will be disposed of by our janitors. This procedure is followed in order to prevent a pest infestation in the building. Food Deliveries to Tenant s Suite (either by catering or staff, etc.) When food deliveries are made to a tenant s suite, the tenant is responsible for ensuring that no food or beverages are spilled in the corridor, lobby or on the elevator carpeting. In the event of spills, the Office of the Building is to be notified immediately. Tenants are responsible for all damages.

47 Policies and Procedures: Good Neighbor Policy In a large metropolitan area such as Los Angeles, we all benefit from being good neighbors and by being alert for unusual occurrences in our neighborhoods. Carrying this one step further, we propose such a Good Neighbor Policy for our work environment at Westside Towers. We think the following steps might be steps in the right direction to achieve this goal. The following should be reported immediately to the Office of the Building: Solicitors are not permitted on the premises at any time. Any unusual circumstances may be people loitering in the corridors (adults or juveniles who are not tenants on your floor); vehicles parked in unusual areas in the garage, something or someone apparently out of place, etc. No pets are allowed in the building. Except those that are ADA mandated guide animals. Vandalism or other damage. Trash left in the corridors on your floor or in the lobby, garage, restrooms or other public areas. Burned out fluorescent lamps so they may be replaced as soon as possible. Finally, please be aware of your surroundings at all times. In the common corridors or in your suite, it is important to identify and avoid possible hazards and dangers. Westside Towers depends on each and every tenant to help make and keep the building an enjoyable and safe place to work.

48 Policies and Procedures: Moving Policy When your move-in date has been established, please contact the Office of the Building to confirm the date and time. The freight elevator must be reserved, in advance, to assure availability. To facilitate your move, we request your cooperation by adherence to the following: If building services are desired after normal operating hours, overtime operation will be furnished at the tenant s sole expense. ALL MOVING COMPANIES MUST FURNISH THE OFFICE OF THE BUILDING WITH AN ORIGINAL CERTIFICATE OF LIABILITY INSURANCE WITH A MINIMUM OF $1,000,000 GENERAL LIABILITY COVERAGE AND ORIGINAL EVIDENCE OF WORKERS COMPENSATION INSURANCE. EVIDENCE OF INSURANCE COVERAGE MUST INCLUDE AN ADDITIONAL INSURED ENDORSEMENT MANUSCRIPT Douglas Emmett 2014, LLC and Douglas Emmett Management, LLC. The movers must protect all doorframes, including elevators. In addition, movers must protect all building flooring and carpeting to prevent stains, abrasion and buckling under heavy loads. The freight elevator is available for moving furniture, office equipment and other large objects outside of building hours 8am until 5pm, Monday - Friday. NO OTHER ELEVATOR MAY BE USED FOR MOVING PURPOSES! The moving vans may park in the loading dock area on Mississippi Avenue. No parking is permitted in front of the building. To facilitate your move, we request your cooperation by adherence to the following: The move should be made from the designated loading area of the building, not the lobby. Entrance should be made through the double doors on Mississippi Avenue down the ramp to the freight elevator, for either the East or West Tower. When moving in or out, before beginning loading the freight elevator, be sure to check in with Security at the west lobby console for operating instructions. They must be aware of the freight elevator activity at all times. Westside Towers janitorial staff will assist with box removal Monday-Friday evenings if boxes are broken down and labeled trash/basura.
