Enclosed is general information about the building and a tenant information form to assist you with your new location. We ask that you read through it and turn in the tenant information form at your earliest convenience. This book can be used for future reference during you tenancy at AT&T Tower. MAINTENANCE WORK ORDERS Maintenance Line Information Work orders can be placed by calling our 24-hour maintenance line at or by going online and logging in to our web based work order system (Ryan Aware Manager). Web Based Self Service Portal Ryan's Aware Manager work order system is web-based and designed to ease the task of submitting work requests. The system allows us to track, prioritize and organize the information that is generated from these work requests, assisting us in achieving a trouble free facility. Please contact the management office to obtain a username and password. Work Orders Services such as building standard light bulb replacement*, general plumbing, heating/cooling issues, building electrical issues and other general maintenance items are performed at no charge. *T-8 4ft fluorescent bulbs (28w-3500K), u-shaped bulbs and bulbs located in the common areas of multitenant floors are considered to be building standard and will be replaced at no charge. Special requests such as handyman services (appliance repairs, picture hanging, furniture moving, etc.) will be charged at a rate of $65.00 per hour (1/2 hour minimum charge). Non-building standard supplies and parts will be billed back to the tenant at actual cost, plus tax (shipping/freight will be added if applicable), along with labor. 4 The AT&T Tower s website address is: The website is a great way to stay connected with what is going on in the building and access information on local attractions, restaurants, transportation, and hotels. Concierge Service The AT&T Tower Concierge is located on the first floor and is available Monday Friday from 8:00am until 4:00pm. You may also contact the Concierge at or ATT.concierge@ryancompanies.com. The Concierge will be available to help you with either personal or business needs. Jean prides herself on her willingness to attack any challenge, be it something routine (dinner reservations, transportation needs, information requests), organizing an elaborate event or securing hard-to-find tickets (theatre, concerts, orchestra or sporting events). With every assignment they commit to two things: saving you time and the assurance that you are getting the highest quality service. As an added bonus, most of the services are available to you at no additional cost. For arranged services like limousine car rental, audio-visual rental, and ticket procurement, oftentimes the concierges are able to negotiate an even better rate then you d be able to get yourself by using the buying power of an entire building. We recognize that your time is a valuable asset. That is why we go the extra mile, every day, so that you won t have to. Skyway Hours Oracle Centre to TCF Tower Monday - Friday Saturday Sunday/Holidays 6:00 AM to 10:00 PM 9:30 AM to 1:00 PM 12:00 PM to 6:00 PM International Centre to Hilton Hotel Monday - Sunday 6:00 AM to 1:30 AM Elevator Security Access cards must be used to bring elevators to particular floors between the hours of 6:00 p.m. and 6:00 a.m. Monday through Friday, and from 6:00 p.m. Friday to 6:00 a.m. Monday. Your individual floor may be accessed during these hours by putting your access card up to the card reader and pressing the floor number desired. Freight Elevator Information The AT&T Tower has a freight elevator that runs from the 33 rd floor down to parking level P-1. The elevator s weight capacity is 5,000 lbs and the dimensions are as follows: Door Width 48, Door Height 96, Interior Height 143, Interior Width 80, Interior Depth 74. Please coordinate access to the freight elevator with the Management Office by calling Parking The AT&T Tower/International Centre Parking Ramp has daily and contract parking options. Motorcycles are not allowed in the parking ramp and bicycles must be walked down the ramp. Please feel free to call the main office of Denison Parking at Loading Dock Information The loading dock entrance is located on Marquette Avenue and has a vehicle height restriction of 12, 6. All deliveries of supplies, equipment, etc., should be made in single trucks (straight trucks), a maximum of 30 feet in length. No deliveries may be made in semi-trailer trucks. Deliveries should be scheduled in advance by calling the building management office at The delivery driver is required to have a valid driver s license or state ID, which will be checked before they are issued an access card for the freight elevator. Furniture or any type of bulk deliveries must be made outside of normal business hours. Special arrangements will be made if necessary. SERVICES AND FACILITIES ACCESS CARDS New or replacement access cards can be obtained by contacting the Property Management Office at A charge of $15 per card will apply for replacement cards.

5 AFTER-HOURS HVAC $1.50 per hour per zone HVAC hours are stated in the tenant's individual lease. All requests for HVAC outside these stated hours will be billed to the tenant. To place an after-hour request, please submit a work order via the web-based Self Service Portal or contact the Building Management Office at AUTOMATED TELLER MACHINES One ATM machine, operated by US Bank, is available on the skyway level of the AT&T Tower. BICYCLE RACKS AND LOCKERS Free, permitted bike racks are located in the parking ramp on level P-1. We also have bike lockers available to rent for a charge of $40.00 per year. For more information on the bike lockers or to obtain a bike permit, please contact the Property Management Office at BUILDING MANAGEMENT SYSTEM AT&T Tower is monitored by a Fire Life Safety System, an Energy Management System and a Security System 24 hours a day, seven days a week. These systems feature computer-based monitoring and provide our Operations Staff with an up-to-date view of all pertinent data. BUILDING CONFERENCE ROOMS- RESERVATIONS Conference rooms can be reserved a maximum of three (3) months in advance and/or a maximum of three (3) months at a time. Your reservation is not considered final until you receive confirmation. All conference room reservations are handled by our Concierge, Jean Dotzler. Please all conference room requests and/or cancellations using the form at the end of this manual to: ATTconcierge@ryancompanies.com If you have any questions regarding your reservation or have a general conference room question, please call: CONFERENCE ROOMS 19th Floor Conference Room: Seating for up to 30 classroom style and up to 50 presentation style. Amenities: Conference telephone, projection screen, wireless internet connection. Portable projector and laptop rental is available for $50 each per half day. 20th Floor Conference Center & Lounge Area: Features a lounge area with high-top tables and casual seating for up to 30 and a meeting area with seating for up to 150. Amenities: 3 drop-down projection screens, cordless microphones, built-in projectors, audio system, video/tele-conferencing, wireless internet connection. Please contact the Management Office for more details. BUILDING CONFERENCE ROOMS- GUIDELINES USE Please keep the conference rooms doors closed during your meeting or event in order to avoid the disruption of tenants on the floor. CLEANING The room is to be returned to its original condition after use, with all garbage placed in the receptacles provided in the room (if you are having a lunch gathering, we can provide large trash barrels for your use) and furniture returned to the original position. MEETING SIGNAGE All meeting signage MUST BE APPROVED by the Management Office. All signs need to be printed on 8 ½ x 11 paper and displayed on the signage stands available at the Management Office. We also have easels available for larger signs printed on foam board. No signage shall be taped to doors, walls or any other building surface. Any signs that do not meet these requirements will be removed by Building Management. PROPERTY/EQUIPMENT DAMAGE Any major damage to equipment, furniture or general areas of the conference rooms caused by negligent behavior and all costs associated with repair will be the sole responsibility of the party that reserved the room. DIRECTORY LISTING Electronic touch-screen directories are located on the first floor and skyway level of the AT&T Tower. Changes to the touchscreens can be made with no charge at the Tenant s request by contacting the Property Management Office at DROP BOXES DHL, UPS and Federal Express drop boxes are located in the elevator lobby on level P-1 and can be accessed via the parking ramp elevators located in the Oracle Centre. ECO-FRIENDLY SERVICES AND RECYCLING In addition to having a positive impact on our environment, recycling also helps reduce tenant and building operating costs. We are asking and encouraging all tenants and employees in the building to participate in our recycling efforts. It will be tenant employee responsibility to put recyclable materials in the bins at their desks.

7 The AT&T Tower uses a single-sort recycling program, which means you can put all of your recyclables in one container at your desk. These recyclable materials include: Plastic bottles and containers Aluminum, steel, and tin Glass jars and bottles Newspapers and magazines Office paper and staples Cardboard Please contact the management office at if you have any questions regarding what can be recycled in the desk and office containers. Nightly cleaning staff will empty all desk recycling containers on Monday, Wednesday, and Friday and all trash containers daily. Cleaning staff will empty trash and recycling daily in restrooms and all other central collection containers. ELECTRONICS RECYCLING Call the management office if you have electronic recycling to be picked up in your office. There will be a small fee for items such as computer mouses, keyboards, computer monitors, and computer CPU/laptops. For a quote or for any other items that you need disposed, please call the Building Management Office. FIRE DRILLS Fire drills are conducted annually. You are strongly encouraged to participate in the building fire drills so that all occupants are informed of safety procedures. JANITORIAL SERVICES Office areas are provided with janitorial service five days a week excluding holidays. Services include trash removal, dusting and vacuuming, along with special requests arranged in advance by calling the Property Management Office at If you have any comments or questions regarding janitorial services please contact the Property Management Office. For more information on specialty cleaning services, please contact Nelson Choguaj, Janitorial Manager at LOST AND FOUND Lost and found items may be turned in at the main Security Console on the first floor. If you would like to claim an item, please contact Building Security at MAIL All outgoing mail needs to be brought to the mail slots located on the 1st floor of the AT&T Tower in the low-rise elevator bank. Packages weighing more than 16 ounces MUST be mailed from the post office. Mail is picked up at 5 p.m. Monday-Friday. MOVING PROCEDURES Tenants should contact the Property Management Office at at least two weeks prior to a move to reserve the freight elevators. Tenants should indicate the name and telephone number of the moving company and the time of the move. All moves from the loading dock must be made on weekends or between 6:00 p.m. and 6:00 a.m. weekdays. After-hour dock access requires the submittal of the Contractor Access Form, which can be found in the Forms section at the end of the handbook. PARKING

8 Daily and contracted parking is available in the AT&T Tower/ International Centre Parking Ramp. For information please contact Denison Parking at POST OFFICE Express mail service (UPS, FedEx and US Postal Service) drop boxes are located on level P-1 of the adjacent Oracle Centre. Pickup times are posted on the drop boxes. SECURITY Security Staff is on-site 24 hours a day, seven days a week. In addition, the building utilizes a fully automated access control system which will limit after-hours and weekend traffic to authorized visitors only. SIGNAGE Tenants shall have a building standard tenant suite sign located at their main entrance. Individual suite signage and/or directory listing changes can be sent to the property manager. SMOKING POLICY Smoking is prohibited along Marquette Avenue and 9th Street and in front of the main building entrance. Please direct all employees and visitors to the designated smoking area, which is located in front of the eastern-most window sill along 9th Street. SOLICITATION The AT&T Tower has a no solicitation policy. If a solicitor comes into your space or is seen in the building, please contact Building Security at STORAGE Storage space in the AT&T Tower is available for lease by calling the building management office at EMERGENCY PROCEDURES AT&T Tower 901 Marquette Avenue South In case of an emergency, please call: Police/Fire/Medical AT&T Tower Security TENANT FLOOR WARDEN RESPONSIBILITIES Inspect assigned area to eliminate fire hazards. Keep aisles and exits cleared. Familiarize employees with proper evacuation routes and procedures.

9 Have a plan to evacuate handicapped persons to stairwell landings, designate two co-workers to assist. Maintain a current list of office leaders, alternates and handicapped persons (including breathing-impaired). Notify occupants in assigned area to evacuate by stairwell. Direct an orderly evacuation by stairwell down to the first floor and out of the building to a prearranged company evacuation location at least one block from the building. Assist disabled individuals to stairwell landings. Notify fire department of individuals' locations. Direct visitors to stairwells. Check restrooms, conference rooms and remote areas for employees and visitors who may not have heard evacuation announcements. Keep employees on refuge floors (or at the prearranged meeting area) until the "All Clear" is announced. SECURITY EMERGENCY CALL 911. Give building address: 901 Marquette Avenue Give floor #, Company name, your name and details concerning the emergency Police will arrive to respond to the emergency. Report the incident to Security at (612) FIRE CALL 911. Give building address: 901 Marquette Avenue Give the floor #, Company name and details of the fire emergency. Notify Security at (612) Exit the building using emergency exit stairwells and street level exits. IF YOU HEAR THE FIRE ALARM Exit the building using emergency stairwells and street exits. Do not use elevators. Proceed to a prearranged meeting area located at least one block away from the building. Aid mobility impaired persons and visitors into emergency stairwells where fire fighters will evacuate them. If thick smoke is present, stay near the floor. Do not return to the building until the "All Clear" is given by the Fire Department. SEVERE WEATHER OR A TORNADO WARNING Public warnings are given by five-minute steady blasts of sirens by the Hennepin County Civil Defense Warning System. Upon Building Management being notified of the sirens, we will sound the building s Severe Weather Alarm as well. Move away from the perimeter of the building and windows. Evacuate perimeter offices and close perimeter office doors. Go to elevator lobbies, corridors and core areas of your floor, away from windows. Upon confirmation that the immediate threat has passed, an "All Clear" will be given over the building paging system. IF YOU ARE IN TRANSIT IN THE BUILDING: Proceed to the parking garage using stairwells.

10 BOMB THREATS If you receive a bomb threat, try to obtain as much information as you can using the bomb threat checklist on the back of this pamphlet. Then: CALL 911. State: "I have received a bomb threat" Give building address: 901 Marquette Avenue Give floor #, your name, company name and details concerning the bomb threat Notify Security at (612) A building search is conducted by police. An evacuation may be ordered by police. The "All Clear" will be given by police. MEDICAL EMERGENCY CALL 911 Give building address 901 Marquette Avenue Give floor #, company name and type of injury Notify Security at (612) Do not move injured or ill person. If possible, direct a person to meet emergency units at the elevator lobby to lead them to the location of the emergency. ELEVATOR MALFUNCTION Open the telephone panel inside the elevator. Press push button which will activate auto dialer to emergency operator with Thyssen-Krupp Elevator. They have 24 hours access to the building. Give the building name and address. Have the operator call the building security person on duty so they are notified. Remain calm. Do not try to force open the elevator door. Elevator repair personnel will respond to assist passengers as soon as possible. EVACUATION PROCEDURES Due to the design and construction of the AT&T Tower, only a few floors may need to be evacuated. Should a floor evacuation become necessary, you may hear an announcement over the building emergency paging system and/or your floor wardens will direct you. If evacuation becomes necessary, proceed as follows: 1. Proceed by stairwell down to the first floor and out of the building to a prearranged company evacuation meeting area (at least one block from AT&T Tower). 2. Remain at the prearranged meeting area until the "All Clear" is given. Do s Familiarize yourself with the location of stairwells, evacuation routes and refuge floors. Listen for announcements over the building emergency paging system.

11 Follow the instructions of your floor wardens. Use stairwells to evacuate. Assist floor wardens in moving handicapped persons to stairwell landings. Direct visitors to the stairwells. Be prepared to merge with persons evacuating from other floors. Watch for firefighters coming up stairwells to respond to the emergency. Don'ts Do not go to the elevators-they will not respond. Do not run or create panic. Do not return to your office until the "All Clear" is given. What you can expect: In the event of a fire alarm or activation of emergency service, elevators will return non-stop to the main lobby to evacuate passengers. Stairwells may be pressurized with outside air. Emergency personnel will evacuate handicapped persons from stairwell landings. You may hear further evacuation announcements. The "All Clear" will be given when it is safe to return to your office. BUILDING RULES AND REGULATIONS All tenants, as well as their employees, clients, customers and guests, must comply with the following rules and regulations. The landlord reserves the right to reasonably modify these regulations as needed; the landlord will promptly notify all tenants of any modifications. 1. Tenants must obtain written permission from the landlord to use the name or images of the building in advertising. Only the building address, 901 Marquette Avenue South, may be used without written permission. 2. Tenants employees and guests may not congregate so as to obstruct sidewalks, passageways in and around the building, elevators, or stairways. Tenants may not place objects against glass partitions, doors, or windows so as to create unsightly distractions from the building corridor or from the exterior of the building, and must promptly remove any unsightly objects upon notice from the landlord. 3. Tenants may not produce noises, vibrations, or odors that may be offensive to other tenants and occupants of the building. Tenants may not use any mechanical or electrical equipment that would produce such disturbances, interfere with the operation of any other mechanical or electrical equipment, or disrupt radio or television reception. Tenants may not install any projections, antennae, aerials or similar devices inside or outside the premises. 4. Tenants may not waste electricity or water and must cooperate fully with the landlord to assure the most effective operation of the building s heating and air conditioning. Tenants must refrain from attempting to adjust any controls other than room thermostats installed for the tenants use. Tenants must observe regulations regarding the use and operation of the window sun shading system and must keep corridor doors closed. 5. Door keys for the premises will be furnished at the commencement of the term by the landlord. Tenants may not affix additional locks on any doors without the landlord s consent, and shall purchase duplicate keys only from the landlord. When the lease is terminated, tenants must return all keys to the landlord and will provide the landlord with any combinations or keys to any safes, cabinets, or vaults left in the premises. 6. Tenants assume full responsibility for protecting their space from theft, which includes keeping doors locked and other means of entry to the premises closed and secured. 7. Peddlers and solicitors must be reported to the landlord. 8. Tenants must receive written permission from the landlord before installing or operating machinery or any mechanical devices not directly related to the tenant s ordinary use of the premises. 9. No person or contractor not employed or permitted by the landlord shall be used to perform window washing, cleaning, decorating, repair or other work in the premises. 10. Tenants and their employees and guests may not make or commit any indecent or improper acts or noises in the building, or interfere in any way with the other tenants employees or guests. Tenants may not use any part of the leased premises for sleeping purposes or any other undesirable use. 11. All safes, merchandise, furniture, equipment and other bulky articles must be carried up or into the premises at such times and in such manners as specified by the landlord. The landlord shall in all cases retain the power to prescribe the proper position of such safes and to control their weight, and any damage done to the building by putting in or taking out a safe, or from overloading the floor with any safe, shall be paid by the tenant causing it. 12. No bicycle or other vehicle, and no dogs, birds or other animals, except those animals assisting an individual with a disability, shall be allowed in the offices, halls, corridors, or any other parts of the building. 13. Tenants may not cook in the building without the Landlord s advance permission, which will not be unreasonably withheld.

In no event shall any person bring into the building flammable materials (e.g., gasoline, naphtha, and benzene) or explosives or any other chemical or material of intrinsically dangerous nature. If a tenant fails to comply with this requirement, resulting in increased building insurance premiums, the Landlord shall have the option to require the tenant to make immediate payment for the whole of the increased insurance premium. 15. Tenants must comply with all applicable federal, state, and municipal laws, ordinances, and regulations. Tenants must not directly or indirectly make any use of the premises which may be prohibited by any legal authority or which shall be dangerous to persons or property or shall increase the cost of insurance and/or require additional insurance coverage. 16. The Landlord reserves the right to make other rules and regulations to maintain the safety, care, cleanliness, and good order of the building.
