The Berkshire has 2 laundry rooms within the community and they are located on the A1 level of the building. The machines are card operated and are $1.75 to wash and $1.75 to dry. Laundry cards are available for purchase in the laundry room. You may also inquire with the front desk concierge in regards to dry cleaning service. Community Facilities and Amenities What are the hours of the amenities? The Berkshire offers the following amenities for you to enjoy: Community Room open 8 a.m. to 11:00 p.m. Fitness Center and internet café are open 5 a.m. to 12:00 a.m. Where do I dispose of my trash? The Berkshire has 2 trash room/chutes located on every level throughout the community for all household refuse. Only bagged items should be placed in the trash chute. Please do not attempt to put boxes down the trash chutes. What to do with my move in boxes? It is helpful to everyone in the community if everyone breaks down all boxes and disposes of them in back of the building in the West corner dumpster. We do ask that you do not use the trash chutes for boxes, as they can block the chute and create undesirable overflow. How does my fob/remote work? When entering the community including the garage gate; wave the fob in front of the black box. When using the fob/remote to enter a walk-up gate or amenity area; wave the fob in front of the black box located on the outside of the gate/amenity area Where are the mail boxes located? The mail boxes for your apartment home are located on the 1 st floor across from the concierge desk. Do you have resident activities or events? The Berkshire has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on all of our community gatherings in our newsletter and through e-blasts. You can expect to see events such as: resident appreciation day; breakfast on the go; holiday parties; and, a variety of other fun, community related events.
4 Where is the best place for me to park? This is private property, so please make sure your vehicle has been issued a permit by the leasing office. Vehicles will be ticketed and towed at the owner s expense if a current year s permit is not displayed. Outdoor parking is FREE, however, you can also purchase a reserved spot in our garage. As a reminder, handicap parking is patrolled by local law enforcement and is subject to the maximum parking violation penalty. You may park in any available space in the outdoor lot once you have a parking permit. Conveniences How do I pay rent online? You can submit an online payment using Gables Gateway by simply going to This payment method uses Electronic Funds Transfer (EFT) for which authorize your rent payment to be directly transferred from your bank account. Once at the home screen, click on the Resident Login key in the upper right hand corner. Select the Don t have an account? link to set up your Gables Gateway account. Please note that if you do not have a social security number you will have to gain access to the Gables Gateway by contacting the leasing office. The following is a complete list of acceptable methods of payment: o Online payment using Gables Gateway: The Gateway will only accept one payment in full per month. o Personal Check: Only one personal check per apartment will be accepted each month. If roommates share rent, please plan accordingly in advance. Personal checks will not be accepted after the 5 th of the month. o Certified funds (cashier s check, money order etc.) may be paid in multiple amounts, but the total rent for the apartment must be contained in a single sealed envelope. Where can I access WI-FI in the building? The Wi-Fi café is WI-FI accessible for your use and convenience. This amenity is complimentary and part of your community benefits. Guests Where can my guests park? There are 11 (eleven) designate visitors parking spaces in front of the building. Please note there is a fee of $10 per 24 hours with a 3 day maximum limit. Stop by the front desk to purchase a parking pass with certified funds only or add the charge to your account (no cash or credit card accepted).
5 Where do my movers park? In the interest of safety for proper clearance for other residents and emergency vehicles, your movers may park at the right side of the East garage entrances or at the left side of the West garage exit. How do I reserve the freight elevator? You can contact the front desk at (202) and one of our team will walk you through the reservation process. There is limited elevator time allocated for moving and a reservation is necessary to ensure that each resident has ample time to move. Our freight elevators can be reserved for a 2 hours period during busy seasons (July-August) and 3 hours during other months. Move in times are between the hours of 9am 6pm, Monday-Saturday. For your convenience, we have hand trucks/dollies available for your use. They are located at the front desk and you will be required to leave your ID in order to use one for your move. Where does the delivery person come in or do I have to meet them? Delivery persons will need sign in at the concierge desk before going to the designated apartment. Our package room is located at 1042 right across from the management office. Please note that we can only hold packages 7 days. Packages not retrieved within that time will be returned to sender, due to lack of space. Additionally, you must be home to accept delivery of furniture. Unfortunately, if you are not home to accept, the front desk will reject the delivery. How many guests can I have with me at the amenities? We love it when you share your community with your friends and family. Two guests per apartment are welcome to join you in all of the amenity areas How do I let friends in the gate? Your guests will contact you via the call box at the front door. You will receive a call on the phone line that you provided upon move-in when your guest dials you from the gate phone pad. If the caller is someone you wish to permit entry, press 9 on your phone s keypad and the gate will open. Maintenance How do I submit service requests? We want placing a service request for work needed in your apartment home easy. You may contact the leasing office via phone at (202) , via at berkshire@gables.com, in person, or through Gables Gateway to place your service request.
6 If you have not already signed up for Gables Gateway, you can go to and click on the Resident Login key in the upper right hand corner. Select the link to set up your Gables Gateway account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Gables Gateway include paying your rent on line. What do I do if I have a Maintenance emergency after hours? For those times that you may have an emergency after office hours, you may contact the leasing office at for maintenance assistance. Our 24H concierge will call service technician. Pets What is considered a maintenance emergency? Emergency maintenance problems that will be dispatched to the on call service technician include: 1. No electricity throughout the apartment. 2. No water. 3. No air conditioning on a day of extreme heat (80+ degrees). 4. Water entering the apartment. 5. Possibility of fire (call 911). 6. Impeded plumbing in an apartment with only one bathroom. 7. No heat. 8. Non-functioning or malfunctioning smoke detector. 9. Gas leak (also call the gas company and 911). 10. Running water that cannot be shut off. 11. Malfunctioning door or window locks. 12. Refrigerator stopped working. 13. Toilet is stopped up and you only have one bathroom.
