11 3545 WILSHIRE ICON More than a dozen major projects are slated for development over the next few years, transforming the skyline Koreatown forever. Los Angeles is always evolving, but some neighborhoods change faster than others. Projecting a few years forward, it s hard to imagine any part of the city looking as different as Koreatown. With new buildings going up left and right, entire blocks could be nearly unrecognizable in a relatively short amount of time WILSHIRE Plans for this 36-story tower took a major hit when the city gave landmark status to the patch of privately owned green space it would replace. Jamison planned to build 506 residential units and 62,000 square feet of commercial space on the site, but residents objected to the loss of the park-like space. The company will now have to run plans by the Cultural Heritage Commission to move forward with the development. DEVELOPMENT 3545 WILSHIRE The project, which would replace a surface parking lot and two small office buildings at 3545 Wilshire Boulevard, would create an approximately 510,000-square-foot mixed-use complex highlighted by 32- and 14-story towers. A full buildout of the development would contain 428 residential units, nearly 32,000 square feet of ground-floor retail space and a 864-car parking garage stretching between the two high-rise buildings. Project Status: Approvals Pending 3700 WILSHIRE VERMONT CORRIDER Trammell Crow Company are working with the county to transform the Vermont area of Koreatown. The first site which currently has County buildings and a parking lot would be razed and replaced with a 21-story tower.the high-rise would be comprised of 13 levels of government offices atop an eight-story parking structure accommodating 965 vehicles and 134 bikes. The tower s ground floor would be split between parking and 10,000 square feet of retail space. The second site, A 12-story office, will be converted into housing with 172 units. This building would also hold street-level retail and a rooftop deck. The third site which houses the county parks and recreation office building will be demolished to construct a new six-story structure that would contain 72 residential units, as well as a 13,200-square-foot community center

12 WILSHIRE GATE PROJECT WILSHIRE GALLERIA PROJECT 4+N LOFTS WILSHIRE GALLERIA PROJECT Planned around the historic Wilshire Galleria, this project from Harridge Development Group would flank the old building with a 35-story tower and a seven-story condo structure. Altogether, it s set to include more than 500 condos and a hotel. Construction to Begin: 3/2019 DEVELOPMENT KOREAN NATIONAL MUSEUM The project, a longtime objective of Koreatown stakeholders, is imagined as a seven-story mixed-use building, featuring a two-story, 30,000-square-foot museum below 103 units of rental housing. Plans also call for 12 apartments to be set aside as very low-income housing, and a 144-car underground garage. Construction to Begin: 12/2018 WILSHIRE GATE PROJECT The Wilshire Gate project, slated for a 35,000-square-foot site at 631 S. Vermont Avenue, would consist of a 33-story building featuring up to 200 hotel rooms, nearly 50,000 square feet of office space, 250 condominiums and 28,000 square feet of retail space on the first and second floors. Plans also call for parking for over 500 vehicles, as well as 18 residential units that would be set aside for very low income households. KOREAN NATIONAL MUSEUM 4+N LOFTS Local real estate firm Jamison Services Inc. has unveiled a rendering for the 4+N Lofts, an upcoming multifamily residential complex in Koreatown. The proposed development, planned for a roughly one-acre property at at 411 S. Normandie Avenue, would consist of a sevenstory structure featuring 224 apartments, as well as amenities such as a pool deck, a club room a gym and a courtyard. Plans also call for a 373-car parking garage to be located beneath the building. Construction has Begun Construction to Begin: 7/
