2 why DERBY? is one of the UK s economic success stories with outstanding contributions to GVA, innovation and manufacturing and, as the city is compact, it creates wealth beyond many other urban centres in the UK. As the city has grown over the last 40 years, it has sought to retain that wealth by creating a vibrant, appealing and desirable city centre of choice for people to enjoy, work and live in. With so little city living coming forward, but with values in the city now comfortably reaching sustainable levels, there is an opportunity in not seen in many other cities in the UK. Early entrants have seen developments exceed expectations and setting a benchmark for values and rents. City living is revolutionising and we invite you to be part of it. city living has been a home to advanced manufacturing and engineering for 00 years a city of innovation and a destination for civic, retail and leisure uses at its heart. In 005, recognising the need to revitalise the city centre, a masterplan was created which held the ambition of ensuring the city centre was a place in which to work, live and play, retaining the wealth that had always been created here. By 015, over billion had been invested in transforming the city centre. Significant regeneration and investment had taken place which had allowed businesses to thrive here with serviced offices, retail, leisure and green spaces bringing vibrancy to the heart of the city. However, investment in city living did not materialise in the same way, leaving the only stock available as HMO, terraced housing or very small scale purpose-built accommodation. Since 014, the city has taken steps to encourage and facilitate quality city living development through active promotion of key suitable sites, bringing them to market, and creating a City Living Fund to support developers. This approach has helped to mitigate risk in an unproven market for developers who have recognised the opportunity, and city living has arrived.
