The Sunday Times recently confirmed Truro as one of the top cities to live in the UK. Truro is at the geographic heart of Cornwall, making it an ideal base for visitors. North coast beaches, south coast beaches, The Eden Project, St Ives, Falmouth etc, are all less than an hour away. Truro is a growth point for planning purposes and is expected to accommodate substantial population growth by 2026 to bring its resident population more in balance with its role as an employment centre
4 PAST, PRESENT AND FUTURE The existing Old County Hall is undoubtedly one of the finest Grade ll Listed buildings in the County. Completed in 1912, it was created for the County Council to be the new County Buildings after an architectural competition. This symmetrical, well-proportioned property was designed as a figure of eight plan to allow light to penetrate internal rooms. Constructed with granite, its impressive façade, debating chamber, barrel ceilings and wood panelled rooms still retain much of the original traditional features despite later additions, including a lift. It was purchased from the Council by the current owner who had the vision of securing the building s future as a flagship hotel for the City. The recently consented planning permission now allows for a truly magnificent and exciting transformation of the entire site
5 OPPORTUNITY This is a truly, unique opportunity to sympathetically develop one of the finest buildings in the County into a flagship hotel and spa, and then enhance the whole site with the further provision of apart-suites and residential accommodation. The design & layout of Old County Hall is absolutely ideal for a relatively simple, light-touch conversion into a hotel. Most of the existing offices and meeting rooms are between 20m2 and 30m2, making them perfect for immediate conversion into hotel rooms. The corridors - many with beautiful, barrel vaulted ceilings - and corridor layout, facilitates easy conversion. There is a relative shortage of hotel space in Truro and The Old County Hall is the ideal building to contain the top hotel for the city. A substantial day spa would be an important attraction to a new 4 star hotel and would play a key role in attracting business - especially leisure breaks at the weekend. Furthermore, the local Truro market does not currently have a day spa or destination spa and Truro customers are currently using coastal hotels. 6 NEW ENTRANCE The main entrance of the new hotel will be oriented to the rear of the building in order to: Make the entrance close to the car parking Allow easy access for the apart-suite guests Keep the wonderful main façade clear of traffic APART SUITES The 23 new-build Apartment Suites are all 42m2 featuring bedroom, bathroom, lounge and kitchenette. These give ample relaxation and living space for busy executives, especially those on longer assignments. They are also ideal for families on leisure breaks. Planning currently links these units to the hotel, but they could be separated for residential or investment, subject to planning consent. A new access bridge and contemporary glass entrance cube is the main alteration to the exterior façade, adding a striking contemporary note. This theme - blending the original, traditional grandeur with the contemporary modern, will be developed throughout. The Reception and Welcome Lounge are located just inside the glass cube giving a light and airy arrival. 7 EXISTING PLAN PROPOSED PLAN FIRST FLOOR Planning Permission has been granted for the main building to be converted into a 42 Bedroom, 4 star-deluxe, flagship hotel with all of the facilities you would expect from such a landmark property.
