2 Resort Information Sölden - The Tyrol Sölden sits in a pretty wooded valley surrounded by some of Austria s highest mountains. The town offers an exciting mix of modern and old plus a huge choice of shops, bars, restaurants and clubs. Sölden is snowsure with glacier skiing plus some serious vertical drops and long runs. Located in the heart of the Tyrol, Sölden is the main village of the Ötztal Valley, and is easily asccessible as it is just 70 minutes from Innsbruck and 2 hours 40 minutes from Munich and Salzburg airports. The resort has developed into an internationally renowned sports and training centre and is hugely popular thanks to its superb pistes and a lively après-ski scene.

3 Property Information Courtyard Apartments This luxurious development of 23 residences create a charming little courtyard which is connected to a 4* hotel and spa, close to the beautiful river which runs through the centre of Sölden. Surrounded by a 2,500m 2 garden and only a moments walk from the main gondola and centre of town, these tranquil apartments are the ideal holiday home. Each of these elegant 1-4 bedroom apartments are spacious with large double bedrooms, ensuite and family bathrooms and built-in wardrobes. Originally part of the hotel, these residences have been completely renovated to an exceptionally high standard using only the highest quality materials. Interior designers have created a modern Alpine look with warm wood and ambient lighting. All of the apartments come with at least one terrace or balcony, most of which are big enough to sit out on so that you can enjoy views of the tranquil gardens and stunning mountain scenery beyond.

4 Each apartment has its own lockable storage area in the basement, which is ideal for keeping personal belongings and ski equipment. Also in the basement is the cart parking area which owners have free access to - so no getting snowed on when bringing in the shopping. The basement area also conveniently gives direct access to the hotel, restaurants, and spa. The hotel will also manage renting your apartment for you when you are not using it. Everything is handled, from the administrative side to the maintenance. 5 Furniture Collections The developers have appointed interior designers to create a beautiful look for these apartments, and all fittings and furnishings are included in the purchase price. 8 Hotel Restaurants & Bar With two restaurants and a wine cellar, sometimes it s best to eat out. Apartment owners and their guests can wonder across directly to the restaurants without having to even go outside. The a la carte restaurant uses carefully selected quality produce from the region, creating traditional Austrian cuisine in a contemporary style with international twists. It is here that you can also enjoy a wonderful buffet breakfast, or request breakfast pastries delivered to your apartment. There is also a fantastic steak house! With these apartments owners can book up to five weeks for their own personal use (there is no restriction for the winter or summer season), and the rest of the year your apartment will be rented out to earn an income. Your apartment will be rented and managed by a top local hotelier to maximise the rental potential. Buyers pay the gross purchase price and then claim back all (or part) of the VAT. You are permitted to claim back all the VAT (the full 20% VAT) if you rent your apartment commercially and do not use it yourself. If you declare in advance that you will be using the apartment partly for your private use then the amount of VAT you may reclaim depends on the ratio of personal use to rental use. For further information and estimated income and outgoings please contact us. Purchase Costs Purchase costs for buying a property are (~9.6%) of the gross purchase price. The purchaser must pay notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows: Purchase Tax Stamp Duty 3.5% of the gross price Entry to the Land Registry 1.1% of the gross price Notary s fees 2% of gross purchase price plus VAT Court costs, administration fees approx. 150 euros Agent s Fees - 3% of gross purchase price plus VAT (payable to local agent) Bank Finance Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 3% and one year or five year fixed rate mortgages are also available. If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. 24 Sölden - 144km skiing Winter and Skiing Sölden is Austria s only ski area with three mountains above 3,000m which are all accessible by lifts or gondolas. Nestled between Gaislachkogl (3,058m),Tiefenbachkogl (3,250m), and Schwarze Schneide (3,340m) lies 151km of perfectly groomed slopes, state-of-the-art ski lifts and gondolas. Skiing here is great for all abilities with 67km of blue, 48km of red and 27km of black runs (144km of skiing in total) as well as numerous off-piste opportunities and 2km of freeride routes. There is also 15km of cross-country skiing, nightly floodlit tobogganing, ice skating, curling, ice climbing, horse drawn sleighs rides, paragliding and winter hiking to keep you busy! Sölden s signature ski journey is called the Big-3 Rally which is a circuit entailing 50km of skiing and 10,000m of vertical which encompasses three spectacular viewing platforms built over the valleys below. The route begins on the Giggijogh gondola and through the Golden Gate to the glaciers and takes approximately four hours for intermediate skiers to complete. Sölden is also just 15 minutes drive from the resort of Obergurgl with its high altitude skiing which is superbly family friendly and excellent for beginners. Obergurgl offers 110km of pistes which includes 35km of blue runs, 55km of red runs and 20km of black runs. Reaching an altitude of over 3,250m Sölden boasts glacier skiing and some serious vertical and long runs. It is even possible to ski from the top of the glacier 12km down to the bottom of town without the need for lifts. The two main gondolas are located at either end of town and have a total capacity of 69,000 people per hour, which keeps queues to a minimum.

25 Après-Ski Few resorts in Austria can rival Sölden for its full-on après-ski scene. The 45 restaurants, 30 mountain huts, 30 bars and six discos are designed to blend seamlessly with the skiing. You can begin partying in any of the traditional mountain huts before travelling in to the centre of Sölden where the partying continues. Numerous bars offer live music and dancing into the small hours - this isn t a resort for the faint-hearted!

26 Summer Activities Summer In the summer Sölden offers a vast array of activities amongst beautiful surroundings. The mountains are an internationally popular training base for climbers and free climbers, and there are also 300km of marked hiking and cycling trails with perfect routes to suit all abilities. Other sports include white water rafting, paragliding and summer glacier skiing and snowboarding on the Rettenbach and Tiefenbach Glaciers. Horse riding, volleyball, and tennis are also available in Sölden and there is plenty to discover in the surrounding area including crystal clear mountain lakes, mountain railways, fitness centre and petting zoo. Spa Just 15 minutes away from Sölden is the scenic village of Längenfeld, a picture-book landscape of outstanding natural beauty at 1,200m. Here you will find the famous Aqua Dome, the Tyrol s biggest wellness and spa area in the middle of the mountains. With its huge indoor and outdoor programme Aqua Dome offers a spa day with a wide selection of health and beauty treatments. The Ursprung Spa Dome features 34 C to 36 C warm waters, an activity pool with underwater fitness equipment and panoramic glass windows with a stunning Alpine backdrop. The Talfrische Outdoor Spa comprises three bowl-shaped pools which are truly unique. The bathing experience is enhanced with underwater and above water music and light effects, warm water massage jets and beautiful landscaped gardens designed by artist Peter Paul Tscheikner.
