8 The project Sofia Business Towers is located in one of the most attractive locations in Sofia - Tsarigradsko Shosse Blvd. Tsarigradsko Shosse Blvd. connects the city center with the ring road, highway Trakiya towards Plovdiv and Istanbul. It also is the main artery for access to Sofia Airport by road junction with Brussels Blvd. and major urban highway for access to several residential areas with a population of more than inhabitants. The boulevard is the only true urban highway built to date in Sofia, crossing intersections on two levels. All these factors turn Tsarigradsko Shosse Blvd. in the most important contemporary urban artery in Sofia and highly preferred place for location of business and commercial objects. Excellent communication access and opportunities for construction of large-scale projects have created prerequisites for the rapid development of the area around the boulevard and building sites with great appeal. The proximity to the airport is of great importance for future tenants and their foreign partners. There are few locations that can boast both with access to the airport and the center of a European capital within 0 minutes. Urban transport is also very developed in the project area. By building the project Sofia Business Towers, it is expected the area will become the largest operating modern business and commercial cluster in Sofia. Through existing road infrastructure and nearby crossroads on two levels it is possible to reach the project from the main directions - Sofia Airport Center Sofia, Mladost residential district, Ring Road (Plovdiv). 09.

11 Electric installations The building has first category of power from two independent sources with MV for greater security against breakdown in power. The building has two transformers in the basement and one on the roof of Block A and one on the roof of Block B to power the HVAC consumers on the roof. Three additional diesel generators are designed for backup power. For powering of consumers in the buildings, the construction of 9 main transformer boards is planned. Connections between transformers and main transformer boards will be implemented by busbars. For powering various rental units in the building, there are separate switchboards. Each output, that is powering rental unit in main switchboards, is equipped with an automatic switch and three-phase double-tariff electric meter. There is room for the construction of central UPS equipment depending on the specific requirements of future tenants. There is lightning protection system specifically designed for tall buildings, assuming horizontal lightning. Telecommunications Telecommunications infrastructure will be built using the latest generation of symmetrical copper cables and fiber-optic cables. Optical components are prioritized in the main network, in the horizontal network - copper components. The established infrastructure thereby ensures high quality and reliable transmission medium voice, data and video. It is envisaged that the use of fiber-optic and multi-paired symmetrical cables for the construction of the highway district subsystem and symmetrical copper cables mainly for voice transmission. There are four construction communication facilities. And for each office rental units there are office distributors. Every workplace will have one RJ5 for telephony and one RJ5 for computer network. The horizontal wiring is performed with copper cables, which allow the transmission of sound, images and data. The cables are laid in the double floor, with contacts for computers and telephones installed close to workplaces. On the roof of the building there is a possibility for placement of antennas and telecommunications equipment Lighting Artificial lighting is designed in compliance with modern European standards for lighting the premises. Luminaries are mounted on the suspended ceilings. Its management is likely to be connected to the BMS system. An overall evacuation lighting system is designed, which turns on in case of emergency. Ventilation Systems for decentralized ventilation with high efficiency are designed, located on each floor with a supply of fresh air and removal of exhaust air directly to the facade. Fresh air is taken from the facade with fixed dampers with net and integrated pre-filter. Primary heating of the received outside air after recuperators is done by passage of freon climate unit with direct evaporation mounted in the path of the duct. Supply and exhaust of air in the rooms is done with insulated and soundproofed ducts mounted in the ceiling. The latest generation of energy-efficient regenerative channel cameras is used, that significantly reduce energy consumption for processing of fresh air. There is an opportunity for natural ventilation of the premises by opening parts of the facade. All convectors are connected to the BMS system of open windows. Air conditioning The building is equipped with highly efficient freon heat pump air conditioning units of direct evaporation. The system is triple pipe for all offices. Outdoor units are located in specific places on the roofs of the buildings and in separate technical floors. The indoor units are ceiling convectors located in the suspended ceiling of the premises. All coils will be powered by vertical and horizontal pipe network of copper pipes installed in the suspended ceiling with heat insulation. All system will be equipped with its own software for reporting energy consumption and connected with central BMS of the building. 0.

12 Fire detection and fire fighting Eight addressable fire stations will be constructed in the building by the project. Fire alarm panels are interconnected and are organized so that they are triggered by the occurrence of a fire, in any room that requires a fire alarm. Addressable fire alarm panels (AFAP) are controlled by a microprocessor and have the ability for integrated operation in exceptional circumstances. They allow immediate localization of the room, who gave a signal of a fire or accident. AFAP are connected to fume optical gauge, thermal detectors, manual call points, isolation modules and sirens. Automatic fire fighting will be carried out by sprinkler fire extinguishing system. The same will respond automatically in case of fire, while with the start of fire will signal about the presence of fire. The installation will be equipped with sprinklers and fire fighting alarm control valves. The sprinkler system is divided into 9 extinguishing sections powered by three pumping groups. The system is powered by a storage tank of the necessary supply of water from the street plumbing network Plumbing The water supply of the building will use street water. Due to the great height, the building is divided into three areas for water supply. The first zone is supplied by gravity, while second and third - by pump hydrophore systems which draw water from a tank located in the basement. Power of the tank with water is done by street plumbing. There are two tanks, they will keep water for drinking and household purposes, fire-prevention stock for sprinkler system and fire-prevention stock for manual fire fighting in middle and high zone. Sewerage For drainage of the complex there is two building sewer deviations discharged in municipal sewage. Internal sewerage, waste water consists of vertical part collecting water from appliances and horizontal in the basement, which take them into street sewers. Separate sewerage system is designed for the drainage of roof, it is connected with a tank for collecting rainwater to be reused for irrigation of green areas. Access control System Access Control is connected to building entrances, entrances to offices, technical rooms, exits to the roof, turnstiles, car barriers in underground parking and more. System access control restricts access and presence to certain areas and at certain period of time of employees in the building, according to their duties and responsibilities. Each employee will have individual contactless chip card with a unique 0-digit number, which will be identified in the system. Customers cards are valid for a specified period, after which the system automatically takes the access. The card is read by readers, mounted to entry and exit points (scanners and terminals), connected to a controller (station) operated by a computer with specialized software. There is a video surveillance system. Monitoring is done by cameras for indoor and outdoor installation. Video cameras are located in places where the main stream of people is - lobbies, landings, the perimeter around the building, as well as underground parking. BMS All technical installations of the building are provided with the opportunity to integrate with BMS systems. Full control and measurement of energy consumption, lighting, sun protection, access control and other systems is envisioned with the ability to upgrade the system..0
