1 BRF BLÅBÄRSSKOGEN from A-Ö This information can be seen as a supplement to the charters of the association, the Career Pendant and Bostad's pearl and have been developed with the purpose of simplifying the everyday life of us living in Brf Blåbärsskogen. If we adhere to a few simple rules, we can create a good living environment and also secure the association's economy, and thus long-term stable monthly fees. The document is valid until further notice and the Board decides when and to what extent "Brf Blueberry Forest from A-Ö" needs updating. If you have any comments, comments and suggestions for improvements, please leave them to someone in the board. A B Awnings If you want to put up an awning (sw: markis), you need approval of the housing association's board. Together with the architect, the Board has developed the color and design of awnings in your association. The Board has decided to follow the architect's choice of awnings and balcony cladding: Brand: Sandatex 84 Color: NCS S 5040-Y80R (brown red) Balconies and glazing For glazing of balconies, the Board's approval and building permit are required. Board of Directors The Board consists of at least three and no more than five members and at least one and a maximum of four deputies. The Board is appointed by the members at the Annual General Meeting. The Board is the executive body of the association and is responsible for managing shared assets in the best possible way. The association's finances and the Board's work during the past year are audited by licensed auditors. If you are interested in participating in board work, please contact the nomination committee. Bicycles Bicycles can be parked in a designated location in the courtyard or in the bicycle storage area of the garage. The apartment key fits the lock to the bicycle area. Bicycles must not be stored in other common areas. Broadband, telephone and TV The broadband provider of broadband, IP telephony and TV is Telia through a collective agreement for so called Triple-play. If you have any problems or questions, please call Telia's customer service. C Corporate Brf Blåbärsskogen has organization number Courtyard Be careful of planting, trees and lawns in the courtyard. It is forbidden to drive motor vehicles or cycle over lawns and plants. D

2 E Entrance Door Be sure that the entrance door is closed and locked after entrance. Electrical and electronic waste In the recycling rooms you are able to leave electrical and electronic waste. Do not put waste at the side of the intended container, because then the collectors can refuse to empty! See also Household waste, Coarse pulp and Source sorting. Error report Contact information for different types of error reporting: JM Customer Service Tel Opening Hours Monday to Thursday at Friday at Valid for two years from the date of the guarantee period. F Flower boxes Flower boxes may only be hung on the inside of the balcony. Financial management The association's financial management is managed by SBC through an agreement with JM. For questions about monthly fees, etc. turn first and foremost directly to them by phone or mail kundtjanst@sbc.se. Filter Supply air to the apartments is taken via a valve located under the windows. The air is filtered and preheated before entering the apartment. The filters should be replaced regularly, usually once a year. If necessary, the filters can also be cleaned by vacuuming from the outside of the filter, as this is evident from the maintenance screen. G Generally The housing association Blåbärsskogen comprises 130 apartments. To each apartment there is an apartment storage. In addition, there are shared bicycle storage and rooms for strollers. Gas Tubes According to law, it is forbidden to store Liquefied Petroleum Gas (sw. Gasol) tubes in the storage facilities and the garage. A gas tank reservoir of less than 5 liters may be stored in the apartment and a gas tank reservoir smaller than 30 liters may be stored on a balcony (which is not glazed). Grilling Only Liquefied Petroleum Gas (sw. Gasol) and electric grill may be used on patios and balconies. In addition to the fire risk, carbon grilles may create an ox which can interfere with the nearest residents. The coal grill is only allowed in the courtyard's gravel surfaces. H Household waste Household waste is provided in well-sealed bags in designated vessels outside ports 137/135 and 131/127. See also Electrical and electronic waste, Coarse waste and Source sorting

3 Household appliances Dryer, washing machine, dishwasher and vacuum cleaner can only be used between I Information The board informs the residents of the association via information sheets on the bulletin boards in the entrances and via the website. Insurance The association responsible for property insurance and for the board's liability insurance. The resident is responsible for the home insurance and a housing allowance for their apartment. J K Keys In case of lost keys and / or garage tag, the member should immediately contact the board and inform about how, when and where you lost the key / garage tag. The change of apartment lock is carried out and paid by the member himself. Wrecked garage tag will be locked and a new one will be ordered and charged to the member. Order of extra keys is done by a manufacturer decided by the board. You need both key, apartment contract and credentials to order and acknowledge a new key. L M Large items of refuse Coarse poppies, old furniture, Christmas trees, flowers, large packaging, etc. shall not be thrown in the recycling rooms, but each of them shall be ship to the nearest recycling center (Kvarnkullen) by the owner. The association pays only for collection of the fractions for which there are containers. See addresses and opening hours on the municipality's website. Annual Decision Meeting The meeting is the association's decision-making body and shall be held annually before the end of June. All members of the association are called to the ADM and may participate in the decisions. If you want to ask a member as a member, you write a motion. Formals surrounding the meeting with times of notice and motions are stated in the articles of association. Maintenance Responsibility According to the statutes, you as residents are responsible for internal repairs and maintenance of your own residence. This also applies to land if included in the assignment. The association is responsible for the "external" maintenance of, for example, facades, roofs and stairwells. In Bostadspärmen there is a cross list that is an interpretation of the Housing Act and the association's statutes regarding the distribution of maintenance responsibility between the residents and the association. Motorcycles Motorcycles may only be parked in designated places for this purpose. N Name Badges Nameplates on mailbox and door are ordered via JM's error report alternatively kundservice@jm.se and be provided by the property manager in connection with the regular rounding.

4 Noise Noise can easily cause irritation and dull mood. Therefore, always keep the volume down, both at work and in stairwells and on balconies. Drilling, hammering and so on shall only be performed at weekdays between 7-19 and on weekends between Neighborhood watch Be aware if someone is in the stairwell or garage that does not seem to belong to our association. Please feel free to contact the person in question to see what response you receive. An unauthorized person is usually not so inclined to talk but wants to act undisturbed. If you are away for a long time, please notify the neighbor and do not forget to change the post and any morning newspaper! O P Pets Keep in mind that you who have pets are responsible for what they do. It is not allowed to walk your pets in the courtyard. Patio You who have a patio, keep in mind that no work may be done that risks damage, for example concrete construction under the cover sheet or wires in the ground! Parking spaces The association has 130 parking spaces, of which 104 are in the garage under the houses. In the parking garage there are 5 parking spaces with electric power outlets, 6 disabled parking spaces and 3 mc seats. 10 outdoor parking spaces have a motor heater. If you are in need of an unavailable parking space you can be placed in a que to be contacted when available. For those wishing to have two parking spaces there is a separate que list for this. A second place is rented on short term contracts and is canceled if someone wishes a first place. R Recycling room The association has 2 recycling rooms, which members can use. See above for what these rooms are under the heading Electricity and Electronics, Coarse Oils and Source Real estate jour Property orders are hired for errors outside regular office hours, i.e. after weekdays and weekends Phone number for this is This should only be used for: - fault or accident where there is a risk of consequential damage (eg water leakage) - other urgent cases, for example if the heating system does not work in winter. NOTE! For non-acute errors, the person who reported the error will be charged. If you caused the error yourself (eg stop the drain) you will be liable to pay. Real Estate Attendant The association has a property manager who runs our property every 14 days. Contact with the property manager is via JM Customer Service Renovation, conversion or substantial change The articles of association of the association show what is involved in renovation or major rebuilding. The Board shall always be informed of this kind of work and, if appropriate, leave its written permission. For

5 works that contain disturbing sounds such as drilling, hammering etc. this may only be done at permitted times for noise, see above under Buller. For work planned to last for several days, it is recommended to inform the neighbors through a patch in the stairwell. Keep in mind that if your work is likely to cause damage in the neighbor's apartment, you should carry out a preliminary check before the work begins. S Subletting Secondhand rentals may only be made with the Board's approval. A written application must be submitted at least 40 days before the desired influence. More information on our webpage. Satellite / outdoor antenna Outdoor antenna / satellite dish may not be set without the board's consent. Satellite dish should be mounted inside and below the top of the balcony rack. Smoke alarms Each apartment must be equipped with at least one fire detector, in larger apartments at least two. Check the function regularly and replace the battery if necessary. MSB recommends once a month. Sound When performing music, song, TV, radio, music system, or loud discussions, think about keeping down the noise level and minimizing disturbing sounds, respecting your neighbors. Smoking Smoking is not allowed in the community's common areas, such as stairwells, garages or cellar storage. When smoking on balconies and patios pay attention to your neighbors. Signage Signage by touching the exterior walls of the house, in entrances or stairs, must not be done without the Board's consent. Exceptions are coming and ongoing renovations. Statutes The association's statutes, together with laws and regulations, govern the association's activities. Examples of what the statutes govern is to clarify the tasks of the association and the board, funding for maintenance and renewal funds and how the AGM will go. Changes to the Articles of Association can only be made at a general meeting. Stair cleaning The association has an agreement with an entrepreneur who cleans internal spaces such as entrance hall and stairwell. Up to now, entrance carpets will also be available at the elevator on the ground floor and garage plan. Stairwell Stairwells and entrances are escape routes and must be kept free of anything that can prevent a rescue effort, i.e. no prams, bicycles or anything that can prevent an evacuation from being placed there. Strollers Strollers are stored in special rooms adjacent to the cellar storage. No strollers may be stored in the stairwells or entrances as they risk preventing evacuation or rescue efforts. Sale The buyer must be approved by the board and may not be a legal person. Charges for the transfer of housing right are charged to the buyer and fee for the pledge of the person applying for pledge.

6 T Sorting In the Association's 2 Recycling Room, we can accommodate packaging of plastic, paper, glass and metal as well as less electrical and electronic scrap. If the sorting is not done, it costs unnecessary money for cleaning. See also Electrical and electronic waste, Household waste and Coarse waste.
