2 OÖ. Heimbauverein The OÖ. Heimbauverein is the name of the association that runs the dorm. We have experience! Since 1955 we have been building, maintaining and operating student residences as well as for pupils and apprentices' houses. Currently there are 7 houses in Upper Austria with beds (Linz, Wels, Ried, Braunau). The central administration is located in the Ziegeleistraße 78a, 4020 Linz. In the dorms there are manager, who are already in contact with you, from whom you receive all the information and who will support you during your stay. Cancellation of the contract by OÖ. Heimbauverein The OÖ. Heimbauverein is entitled, irrespective of the agreed term of the contract, to terminate the contract with one month's notice at the end of each month, if the resident, despite the warning, : uses the object in a manner which is unlawful, especially to let someone live in the room the room, including the inventory, is not treated properly and with care. 3 Changing the room If you wish to change into another room during your stay, please let us know in writing form. When moving, a flat rate is charged for administration and cleaning. Cleaning Unless agreed otherwise, the residents have to clean and tidy their own room and they have to dispose the garbage. Due to bad hygiene, vermin dragged in with luggage, clothes,, e.g. cockroaches or bedbugs, it may be necessary to call a pest control inspector to remove these pests. Due to moldiness e.g. too little ventilation of the room, it may be necessary to call a special cleaning service. The resident has to pay the costs for this service him/herself. The costs will be passed on to the resident after a written statement has been sent informing him/her of our intention. The public areas and kitchens are cleaned by our cleaning staff. Confirmation of studies Confirmation of studies must be handed over to the manager of the house in every semester by 31 October or 31 March, or sent by . Otherwise a guest fee may be charged retroactively and the loss of the home place may result. Departure The departure from the house is possible on working days until the end oft he contract. Please inform the manager of the dorm about the leaving date.. The original condition of the room must be established when moving out. Own inventory must be removed. After sorting out the formalities you can hand back your keys. From this moment you can not re-enter your room. Should there appear to be any damages and it is proven to be your fault, these costs will be deducted from your deposit or will be invoiced to you. Deposit Your first payment did include the security deposit. After check out, after all keys are returned, as long as the room is not damaged and after a deduction of the cleaning fee, we will transfer the deposit to the agreed account. 4 Dorm spokesperson The dorm spokesperson is elected by the residents and represents the interests of the residents. This representative can be elected every year. Early termination by the resident The early termination of the contract by the resident is possible at the end of the semester. You have to and has to be received in written form by the manager at least 2 months before the desired end of the contract. Extension of the contract The contract can be extended by mutual agreement. For this purpose, the resident has to submit a written application for an extension to the manager of the house. This application must be made 3 months before the end of the contract for the following academic year or semester. The OÖ Heimbauverein is entitled, but not obliged, to accept the renewal contract and can make a room visit to ensure the proper condition of the room. In the case of an extension, a supplement contract is concluded. Events For events in the dormitories, where the OÖ. Heimbauverein is not itself the organizer, the OÖ Heimbauverein is not liable. The manager must be informed about the event and the responsible person, if there is an event in the house. Fire protection regulations The house is equipped with an automatic fire alarm system. The alarm goes directly to the fire fighters. The fire safety regulations of the OÖ.Heimbauverein (according to homepage) is to be observed. There is no smoking in the entire building. No objects may be stored in the floors to keep the escape route clear. In the communal kitchens it is necessary to point out a careful handling of the inventory - do not leave the heated ovens unattended, etc. In the rooms without own kitchens you may not cook and no heatable appliances should be put into operation. A fire alarm can be assigned to the triggering room by the automatic fire alarm system. The resident has to pay for the use of the fire brigade and other incurred costs. GIS-fee for radio and TV There is no charge for radio and television, as the fee has already been paid by OÖ. Heimbauverein. Seite 4 von 7

5 Guests it is not permitted to have sleep-overs or let someone else live with you. Contraventions can result in the cancellation of the contract. Guests of the residents also have to keep the night rest and should leave the house at 22:00 until 7:00. Internet Free Wi-Fi is available. Keys It is forbidden to leave the keys to third parties. It is not permissible for residents to make duplicates. Any loss must be reported immediately to the manager of the house. The cost of lost keys and/or electronic access chip are payable by the resident. Liability Disturbances or restricted use of premises and resources (eg repair work, construction work, etc.) do not entitle the residents to reduce the rent. The use of all the facilities of the dormitories by residents or foreigners is at their own risk. Moving in the dorm Moving in is possible during working days. Please inform the manager of the dorm about the date of moving in. At this date, the contract is signed and the keys are handed over. You get informations regarding the house. Night rest In order to ensure a good living and learning atmosphere in the house, the night rest must be respected from 10pm to 7am in the entire house and in the garden. Payment of the rent The agreed rent must be in the account of the OÖ. Heimbauverein not later than 5th of the month. In the case of a delay in payment, a dunning fee is charged. In the case of direct debit (SEPA-Lastschrift = the OÖ.Heimbauverein takes the money from the account of the resident monthly), the resident is obligated to ensure that the account is always endowed so that the debits can be made. If the bank-account is not adequately endowed, the OÖ. Heimbauverein has the right to withhold or charge a dunning fee and any charges incurred. Seite 5 von 7

6 Pets The resident is not entitled to keep pets in the room or even temporarily. Post Post, letters and parcels deliveries in the dorms will be carried out according to official post rules and regulations. Residents can t hold any members of the dorm responsible, if any post deliveries adressed to them should not arrive on time for example. Therefore all post deliveries of any kind is solely the responisbility between the Post office and the recipient, whilst the OÖ. Heimbauverein cannot be held liable for any issues arising from a non-delivery. Note: Cash on delivery parcels will not be accepted as well as cash postal orders. When moving out of the accommodation the resident must organise a change of address order to the Post Office. Otherwise we have no choice than to return any mail. Registration and de-registration of the residence According to the rules of the registration law, you have to register yourself to the relevant offices within 3 days. Before you register, the registration form needs to be stamped and signed by the manager of the dorm. The official de-registration is to be made within three days before or after you leave the accommodation. You register or de-register yourself in Linz at the Bürgerservice Linz, Neues Rathaus, Hauptstraße 1 5, opening hours: Monday - Friday from 7:00 to 18:00. The registration or de-registration in Wels takes place in the city council of the city of Wels, Meldeservice, Stadtplatz 1. Reservation fee during the summer months If the room is not being used during the summer months July and August, a reservation fee can be agreed with the manager of the of the dorm. This fee covers cleaning, the running costs and the processing fee. The OÖ. Heimbauverein will keep the keys for the room during this period. Repairs Residents must report any damage in the room and in the kitchens to the manager of the house. Selfrepairs are not allowed. The technical staff of the OÖ. Heimbauverein ensure the necessary repairs. Safety Our houses for students are equipped with a special security system and with video surveillance. It should be pointed out that the inhabitants only allow authorized persons to enter the houses. The carrying of weapons of any kind is strictly prohibited. Seite 6 von 7

7 Waste separation In the sense of environmental protection, waste disposal systems are provided in the houses. Informations are published in the houses. Washing maschines and dryers Washing machines and dryers are provided by an external company. This company is responsible for the repair and maintenance.
