1 Salvation Army Student Christian Accommodation 100 & 102 Hannell Street, Wickham Statement of House Rules A summary of residents legal rights Before you move into the property you will have a right to: have a written occupancy agreement, signed by the operator and the resident. be informed of how much the occupancy fee will be. know whether you will be charged for utilities such as gas, electricity or water. be informed of the house rules. be advised if they have to pay a security deposit and how much it will be. It cannot be more than the equivalent of 2 weeks occupancy fee. know how and why the occupancy agreement can be terminated, including how much notice will be given. While you live at the property, you have a right to: live in a house that is reasonably clean and secure, and in a reasonable state of repair. have quiet enjoyment of the place you live in. be given receipts for any money you pay to the proprietor or manager of the boarding house. be given 4 weeks written notice of any increase in the occupancy fee. have any charges for utilities limited to the cost of providing the utility based on a reasonable estimate or measure of your usage. not to be fined for a breach of the occupancy agreement and house rules. If you breach the agreement or the house rules you can be asked to leave. try to resolve any disputes you have with the boarding house proprietor or manager. You can apply to NCAT for help if you cannot resolve the dispute. give reasonable access to your room for inspections or repairs and be given written notice, except in an emergency. When you move out you have a right to: have your deposit refunded within 14 days of moving out minus any deductions allowed under the Boarding Houses Act. These include unpaid rent, the reasonable cost of repairs for damage caused by you or your guests, the reasonable cost of cleaning areas you occupied and didn t leave reasonably clean, and the cost of replacing locks you removed or added without permission. be given reasonable written notice of eviction. In deciding how much notice to give you, the boarding house proprietor or manager can take into account the safety of other people living or working there.

2 Rent payment requirements A security deposit is to be paid when you sign the lease, which is equivalent to two weeks rent (e.g. $170 x 2 = $340). No.: Your rent must be paid well before the due date at all times. Failure to comply with this may result in you being evicted from the property. If you have money coming from overseas or elsewhere, ensure it is here well before your due date, no excuses will be accepted. All utilities are included. Housekeeping requirements General cleaning Residents are responsible for cleaning their rooms and keeping the common areas tidy. All kitchen appliances and work surfaces and benches should be cleaned after use. Residents must leave common area neat, clean and tidy after using them. Common areas in these property include: Kitchen, share toilets and bathrooms, hallways, outdoor areas & laundry You are responsible for maintaining the property s cleanliness. If you have carpet in your bedroom you will be required to have it professionally cleaned upon vacating and provide a receipt. Garbage disposal Residents are responsible for ensuring their garbage is collected The garbage bins are located by the gates. The general waste bins are serviced every Wednesday and green waste and recycling alternate every second Wednesday

3 To ensure that your bins are serviced: o Put your bins out on the kerb the night before the day of collection. o Make sure the front of your bins face the road with the wheels pointing towards your property. o Try to space your bins at least one metre from each other and from parked cars, trees, telegraph poles and street signs. o Don't overload your bin o Try and bag rubbish (but not recyclables or green waste) before placing it in your general waste (red-lid) bin - particularly dust and ashes - as this reduces the chance of loose items being lost onto the road during collection. o Put the correct things in each of the bins. Policies regarding alcohol, illegal drugs and smoking Illegal substances will not be tolerated and offenders will be reported to the police. Smoking and alcohol are not allowed on the premises, whether in the house or out in the yard. Drunk/Disorderly behaviour is unacceptable & will be immediately reported to the authorities. Burning candles, oil burners, incense burners etc are prohibited at all times.

4 Peace and quiet, abusive language, excessive noise, parties and other antisocial behaviour Residents must not interfere with the reasonable peace, comfort, privacy of other residents. Residents must keep noise to a minimum in consideration of other residents. Residents must keep their TV s & Radios at an acceptable level as not to disturb other residents or to create noise pollution. AT NO TIME are residents permitted to become abusive, verbally or physically, with any other resident in order to resolve disputes. Disputes must be reported to OASIS HUNTER who will attempt resolution between all residents involved before passing it on to the relevant authorities. Residents are responsible for the smoke alarms in their rooms. You may not tamper with, touch or remove batteries or any other part of the smoke alarm. If your neglect results in Fire services attending the property due to a false alarm, you will be made to pay the bill. Bathroom must be left free of excess water on the floor or vanity areas. All tenants must ensure all lights, fans and air-conditioner are turned off when not in use or if you are not home. All furniture and inclusions must remain as they are and not removed at any time. Pets No animals to be kept on the premises AT ANY TIME!! Visiting times and guests Male guests are not allowed on the premises at all times Visitors hours are from 9am to 8pm Short stay visitors are welcome at any time however, this property is not a private home and overnight guests are not permitted. Visitors must leave the property by 8pm. The front door should be locked by 9pm and only residents are permitted entry after then Visitors cannot enter the building without a resident Any non-resident found to be in the building unaccompanied should be asked to leave immediately Residents must ensure their guests are aware of the house rules for these premises and they do not interfere with the reasonable peace, comfort or privacy of other residents. Visitors are prohibited from entering the rooms of residents other than their host and residents are responsible for the conduct of their visitors including payment for any damage or breakage that may occur. Residents must ensure their guests leave common areas clean and tidy after using them.

5 Access codes Residents must not change access codes themselves. If there are any security concerns contact OASIS HUNTER and we will change the codes for you. Residents must not give access codes to anyone else. Room inspections, cleanliness of rooms Please keep your room and communal areas neat and tidy. Communal areas may be inspected at reasonable time without notice and 48 hours notice will be provided for bedroom inspections. Repairs/Maintenance All repairs and maintenance within the common areas or your room must be reported to Oasis Hunter as soon as noticed on: For after hours calls, which should only be for emergency repairs please contact Peter Martin, Oasis Hunter manager on: Please note, if we organise a repair that has been caused directly because of tenant negligence this cost will be forwarded to you i.e toilets requiring a plumber because of toilet paper or rubbish blockages, electrician s repairs caused by tenant faulty appliances etc. NOTE: Electrical emergencies can include an electrical fault/loss of power. It is important when losing power, to make sure that one of your appliances has not caused a problem or check there is not a blackout in your area. Contact details for emergencies. Is someone seriously injured or in need of urgent medical help? Is your life or property being threatened? Have you just witnessed a serious accident or crime? If you answered YES call Triple Zero (000) for Police, Fire or Ambulance

6 For all other issues please call our office on between 9am and 5pm on Monday to Friday or if it is an urgent matter out of hours you can contact Peter Martin, Oasis Hunter manager on Safety There are smoke detectors throughout the house and a fire blanket in the kitchen Burning candles, oil burners, incense burners etc are prohibited at all times. Damage to property Upon signing your tenancy agreement, you were given an original copy of your Entry Condition Report. This must be completed and the original returned to our office within three business days of your lease start date. At the end of your tenancy the same form will be used to determine whether everything has been left in the same condition. Residents are not permitted to affix any items to any walls i.e, blu-tak, sticky tape etc. Vacating premises Four weeks notice is required in writing to vacate your room. When vacating, the following items must be attended to: o Remove all rubbish and belongings o Remove unwanted food items from cupboards and fridge o All furniture and fixtures must be accounted for
