29 RCHITECT'S STTEMENT new focal point for the centre of Taupo township, this hotel design materialises the natural beauty of the greater Taupo region through its architecture and use of materials, whilst preserving the care-free kiwi culture of this township and beyond. lthough the main function of this building is hotel accommodation, great care has been taken to ensure that this building will attract locals and the passing by visitors. Entertainment facilities on the rooftop level and the ground level contribute to the pedestrian-friendly nature of the Taupo urban environment and Tuwharetoa Street. The architectural form magnifies the link from the lake to township, with in effect a giant crack in the built form allowing direct sunlight and sky vistas through the building. clear swimming pool sits on top of this fissure, providing dramatic theatre both day and night high up above the entrance like a captured slice of the lake itself. This visual and physical access to the lakefront contributes not only to the feel of the building but also to the visual and physical accessibility from Tuwharetoa Street to the lakefront. This and the rooftop area are designed in consideration of both the hotel guests and the local residence, with the ground floor retail spilling out onto the atrium and the street, while the rooftop provides entertainment facilities with unprecedented views of Lake Taupo. This landscaped roof is influenced by the archetypal luxury yacht, with its gracious curved lines and timber infill flooring, this rooftop area provides the experience of almost floating on the lake itself. Once in the swimming pool you can experience the unprecedented lake views, the nautical ambience of the entertainment facilities, and even look straight down onto the people in the through site atrium below. The colour and material palette for this building design is heavily influenced by the assortment of different landscapes and subsequent materials in the greater Taupo landscape. From exotic pine plantations, to native forests, volcanic basalt, geothermal regions and a vast blue caldera forming Lake Taupo; this contrast of the rugged stone and the warm tactile nature of the forest and foreshore is represented through the material and colour palette of the hotel. This includes a rugged basalt wall that runs the length of the atrium, punctuated with very fine bridges linking you to the hotel rooms beyond, creating almost a mountain cliff like experience. Locally sourced pine timber used in the wall features, ceilings, soffits and furniture where possible, providing a contrasting friendly warmth and domestic like intimacy. Lightweight concrete mixed with local pumice that creates an outer shell encompassing the hotel rooms. The rooftop area is landscaped with native vegetation that emulate the plants growing on the rock faces around the lake. The facade is designed to help reduce the bulk of the building, yet still providing a quality clean bold form that is memorable and appropriate for a Taupo landmark building. unique perforated sunshade element is incorporated into the facade that provides shadows that mimic the dappled light of New Zealand native bush. The essence of this proposal is to create a building that is well suited to Taupo s needs, a honest and lasting quality where its architecture and presence reflects the New Zealand environment and local culture it is placed within. 34 SSESSMENT OF LNDSCPE, VISUL ND MENITY EFFECTS The greater Taupo region is surrounded by a vast and contrasting landscape; with volcanic mountainous terrain to the south, expansive plateaus, natural forests and pine plantations, centered by a large caldera forming the heart of Taupo. The Taupo township lies on the northern side of Tapuaeharuru ay, with the Waikato river to the west and Mount Tarahau to the east. The immediate landscape that relates to the 29 Tuwharetoa Street site is created by man. Tuwharetoa street runs almost parallel with the lake front, and the stretch of road where the site is located, is enclosed by Ruapehu Street and Tongariro Street. cross from Tongariro Street is the Tongariro domain, an extensive public reserve that has toilet facilities, a playground, rose garden and various native and exotic vegetation. Tuwharetoa street runs along the east to west gridline, from Kaimanawa Street to Tongariro Street. It is split into three zones; the eastern end of Tuwharetoa Street is zoned as high density residential, the middle block is zoned as retail expansion precinct and the third block where site 29 is located, is zoned as the pedestrian precinct. Great care has been taken in this building design to preserve and further contribute to the pedestrianfriendliness of this street by the through-site atrium link and pedestrian-orientated retail on the ground floor. The proposed building will continue the language of the existing streetscape architecture into the building fabric and provide a public access way through the site - reinforcing the visual and physical pedestrian link to the lakefront from Tuwharetoa Street and beyond. The proposed rooftop level is treated as the fifth elevation; landscaped with native vegetation that emulate the plants growing in the rock faces around the lake edges of Taupo. The use of rough rock in the existing streetscape furniture (benches, lamp posts and crossing shelters) is a tasteful way of bringing in the natural elements of the lake through the town centre; this aesthetic is emulated through the use of basalt stone both rough and honed in the buildings public atrium. Existing vegetation will be conserved where possible and new native vegetation will be introduced to the landscaped rooftop level. The visual effect of this new hotel in the Taupo landscape, in our opinion, is minimal. It is quite difficult in the existing urban Taupo environment to see this building clearly. The most sensitive locations is where it can be seen from the lake edge, but due to the extensive large trees on the lake, the building is really only coming into view a few kilometers south of the Taupo town centre (See Visual Effect before & after). Given the sheer scale of the dramatic natural landscape, the building has minimal presence in the wider context. From the more elevated northern residential areas, it will not block much of the lake view, due to the distance from where the residential area is and the lakefront trees. Lake Terrace and its immediate surrounding buildings, reserves and streets offer broad views of the lake and the mountainous landscape in the far distance. Streets that run perpendicular to the lakefront, for example Tongariro and Ruapehu Street, offer limited views of the lake. part from these exemptions, the town centre does not have many areas where there is good visual accessibility to the lake, and that is mostly due to the low-lying nature of Taupo town centre s landscape and in part due to the existing built-up environment obstructing potential views. Therefore the hotel s presence does not block any of the views of the lake from areas within the town centre as there are no clear views of the lake to begin with. See Visual effects 3 & 4 for reference. The immediate environment to the north of the site will receive some shielding of the cold southerly winds, due to the height of the building and the length of the site. Shading diagrams have been calculated during each season between am - 2pm. These shading diagrams show that the public street (Tuwharetoa Street) is not affected at all, as the main shadows fall south onto Service Lane 6, and the rooftops of the buildings directly south of the site, facing Lake Terrace. Cafes and restaurants that open out onto Lake terrace are already frequently shaded, particularly in the low winter sun, as they are south facing and in shadow of their own building. Please note that in the shading diagrams, the satellite image of the Taupo township is taken approximately around the utumn months - therefore the surrounding buildings shadows will not correspond with the Hotel buildings shadows at Spring, Summer and Winter diagrams. nd finally, this project not only aims to become a contribution and focal point to Taupo s town centre, but also endeavors to use sustainable measures where possible in its building design. The rooftop area, where it is not a paved public area or landscaped, will have a solar voltaic roof to harvest sunlight. The use of locally sourced materials will contribute to the lowering of embodied energy of the building materials. These include volcanic basalt to be used as partial cladding outside, and in the through-site link atrium wall. Ceilings, soffits and wall features will be locally sourced pine tongue & groove cladding. The lightweight concrete is envisaged to have a high percentage of local pumice in the mixture, meaning less weight and less structural support. The windows and doors will be double-glazed and coated with a self-cleaning film, resulting in less maintenance and better heat conservation. ll lighting will be energy efficient LEDs, with minimal night light pollution by the careful light washing of surfaces. The design will maintain as much existing vegetation as possible, and introduce new native vegetation to the rooftop area, creating in effect a new ground landscape on the fifth elevation.
