3 LOCATION ORIENTATION ARCHITECTURAL UNIQUENESS STATE OF CONSERVATION RETURN ON INVESTMENT Levene house is built in the privileged environment of Madrid s mountain range. It is located on the highest side of San Lorenzo de el Escorial, just a 45-minute drive from Madrid. El Escorial, as Madrid s most exclusive neighbourhood, is very well connected in terms of transport, being accessible by train, car or bus. Madrid Barajas airport is just 64 kilometres away. Its Royal Monastery has been considered the eighth wonder of the world since the XVI century. One of the province s largest water reservoirs, where sailing is practiced, is located in El Escorial. There also are several points of interest such as the renowned La Herrería golf club, a riding club, theatres, restaurants, coffee shops, museums, public and private schools, four bilingual schools, hospitals, health care centres and several universities.
4 LOCATION ORIENTATION ARCHITECTURAL UNIQUENESS STATE OF CONSERVATION RETURN ON INVESTMENT Since Levene house is a detached single-family house, it has a 360º orientation. The distribution is organised in a way that the living room, the study, the kitchen, the swimming pool and several bedrooms, receive midday sun. The house is sunny the whole day all year round and receives midday sunlight during summer, making the swimming pool the centre of attention. Its façade, flooded with light from the morning, shelters from the cold during winter and allows a clear view of the majestic Monastery over the surrounding woods.
5 LOCATION ORIENTATION ARCHITECTURAL UNIQUENESS STATE OF CONSERVATION RETURN ON INVESTMENT Levene house has been awarded the Brit Museum s 2008 prize and has also been presented at the MOMA museum in With astounding views of the valley where the Monastery is situated, the 5,274 square feet house was built on a hill with south-north orientation. The project was designed by NO.MAD architectural firm, leaded by Eduardo Arroyo. Its building took from 2002 to 2006, with the collaboration of the architects Francesco Monaco, Javier Tamer and Cristina Fidalgo. The house layout preserves all the pre existing trees in the plot, adapting to the urban requirements and the topographical features. A non-cartesian geometry where the land s irregularities give birth to the house s split-levels is created. Its spatial and lighting exclusive design makes it a unique house. Its stone and glass walls evolve and are transformed to accommodate the house among the trees in search of shade and functionality for each of its areas. Once inside, its resin floors, walls and ceilings incorporate wooden plates that let in the abstract presence of the woods blending the house with its outdoors.

Its furniture and equipment were designed by qbika and bulthap. It is ready to be made more sustainable by incorporating biomass heating. It has thermo-insulated glass.
