It satisfies or exceeds the current industry standards of temperature, humidity, ventilation and filtration. Each suite is divided into different temperature control zones. Tenants may make temperature adjustments through the thermostat which controls an area. The thermostats may be adjusted within a range of degrees Fahrenheit. If you need assistance in this area please enter a work order or telephone the management office and we will be happy to assist you. Occasionally we receive requests to close off diffusers. Though we appreciate that having conditioned air blowing directly on one is uncomfortable, closing off a diffuser is not a good alternative. Each diffuser in a zone is carefully balanced so that there is an equal distribution of air so that the temperature is uniform throughout the zone. Closing off a diffuser forces more air from the other diffusers upsetting this balance. This tends to create more problems than it solves. We prefer to redirect the air coming from the diffuser or relocate it if other adjustments will not work. It has come to our attention in the past that some tenants will try to keep warm by bringing in electric space heaters. These are prohibited per NFPA code. They present not only a fire and shock hazard, but the heat they produce adds to the air conditioning load. Also they cause circuit overloading and tripped breakers, which inconvenience everyone on the circuit. If you are too cold, please contact property management and allow us to make the proper adjustments. P a g e 8

9 The Property Management Office has turned off all air conditioning on Saturday s in order to save energy, reduce electric costs, and reduce the electric expense charged to Tenants. Pursuant to the leases, air conditioning from 8am-1pm on Saturdays is at no charge. However, in order to receive air conditioning on Saturdays, you must request it through Web Smart Air. Lighting Control The primary function of the lighting controls system is to reduce the cost of unnecessary after hours lighting. The system turns off all lights (except emergency lighting) at the end of each operating day at 6:00pm unless otherwise specified in your lease. After Hours Control Each tenant at CNL Center is provided flexibility in control of after-hours lighting and air conditioning. Lighting can be energized in your area and air conditioning may be started for your suite by simply logging in to the Web Smart Air website. Please contact the management office for your login name and password. There may be a service charge for after-hours service. Please see your lease for details. Links to Web Smart Air: CNL Center 1 CNL Center 2 Web Smart Air Link: Web Smart Air Link: KEYS AND LOCKS All new locks, re-keyed locks, new keys and duplicate keys must be contracted through the Property Management Office at the Tenant's expense (unless included with your tenant alterations). All keys shall remain the property of the Landlord. The first two keys for each lock cylinder are provided at no cost; additional keys and other lock shop services are available upon request. Additional services may be contracted through the management office at Tenant's expense. The janitorial company that cleans the buildings may, at all times, keep a pass key to the Premises, and he and other agents of Landlord shall at all times be allowed admittance to the Premises. Landlord shall not be responsible for any loss, theft, mysterious disappearance of or damage to any property, however occurring. Tenant shall not allow anything to be placed on the outside of the Building, nor shall anything be thrown by Tenant out of the windows or doors, or down the corridors, elevator shafts, or ventilating ducts or shafts of the Building. All trash shall be placed in receptacles provided by Tenant on the Premises or in any receptacles provided by Property Management Office for the Building. ALTERATIONS AND REMODELING If you wish to make improvements or alterations to your office space, you must first obtain approval in writing by the management office and the Landlord. The design, materials, and contractor must be approved prior to commencement of such work. All construction will be supervised and monitored, making sure building standards are maintained. The contractor will be required to adhere to the rules and regulations for contractors as outlined in the following section. Please contact the Management Office if you have any questions. ELEVATORS / ESCALATORS The property provides state of the art elevators manufactured by Otis Elevator Company. Passenger elevators travel at a speed of 500 feet per minute. There is also one service elevator serving the lower level tunnel through the top floor. Elevator locations can be identified at once. The "Bell" button on the panel inside the cab is an alarm and two-way communication system linked directly to building security. A team of Otis service technicians are on call 24 hours, 7 days a week to ensure elevator efficiency. These technicians will be dispatched to correct any problems associated with the elevators. Should the car stop between floors with the door ajar, DO NOT TRY TO CLIMB OUT OR JUMP TO THE FLOOR BELOW. For convenient travel between the first and second floor lobbies, the property provides two Otis escalators that travel at a speed of 100 feet per minute. The escalators will be functioning during normal business hours. P a g e 10

11 For after-hours access to the passenger elevators, the security access badge is required. For security purposes, the two elevators that service the first floor of the building are controlled by the Security Desk officer. The officer will send the elevator to the first floor when notified through the intercom that a person needs to travel by elevator to the second floor instead of using the escalators. Garage Elevators The garage elevators will operate at all hours without an access card, since they do not provide access directly into the building. To enter the bridge from the garage elevator area, pass the access card in front of the gray card reader at the door to the entrance of the bridge. The garage has 5 passenger elevators serving all levels, 2 on the north side (near South Street) and 3 on the east side (Boone Avenue) by the bridge entrance. Level 3 of the garage will access the bridge for entry into the building. BICYCLE PARKING AND STORAGE Bicycle Parking Lockers have been provided in the City Commons Parking Garage for use by the building s occupants. The lockers are available at no charge and on a first-come first-serve basis. Please ensure your bike is securely locked for we are not responsible for any damage or loss due to theft. Bicycles or other vehicles shall not be permitted anywhere inside the buildings, or on the sidewalks outside the buildings, except at the exterior bicycle racks provided by Landlord for bicycle parking. SECURITY AND ACCESS CARDS Access to the building is restricted by security to maintain a safe comfortable working environment for all tenants. The security officers utilize a proactive approach to security with deterrence and prevention as their main priorities. Although CNL Center has around the clock security, we rely on tenants within the building to assist security by also being proactive. Security does not always know which individuals belong on a certain floor of the building, however, employees of these floors do. It is necessary from time to time, for a tenant to report to security individuals that appear to be suspicious. Security is here to help, not hinder the normal operations, and as such will respond to assist when needed. In order to obtain an access card, a dedicated employee from your office will need to complete the Access Card Control Form and create a work order in Angus, attaching the access control form to the work order. This will be dispatched to the security desk in your building and an officer will create a card and notify you it is ready and that the employee needs to visit the security desk to have their picture taken to attach to the card. The dedicated person in your office will control issuing new cards, retrieve cards from terminated employees, and lock the extra cards in a security location. They will also be responsible for notifying the security desk via an Angus Work Order to delete a card from the system for terminated employees. P a g e 14

15 If you need to obtain several access cards at the same time for a group of new employees, you may submit the request on one Angus Work Order. Be sure to attach all the forms to the work order. CNL Center has been designed with both safety and security in mind. The building is equipped with the following systems: Closed Circuit Camera System. Located in key areas of CNL Center to record activity on a continuous basis. Access Control. There are card readers on exterior entrances to the building to restrict after-hours access and maintain a secure atmosphere. There are also card readers on most elevator lobby doors as well as emergency stairwells to keep individuals from entering tenant s spaces without authorization. After-hours access to the passenger elevators is also controlled by card readers. The service elevator is controlled by an access card 24 hours a day, 7 days a week. Life Safety Equipment. Fire alarms are monitored at the security desk as well as a central monitoring station. There are pull stations, fire extinguishers and fire exits located on each floor and they are clearly marked. All floors and areas are equipped with horns, strobes and a voice evacuation system. The horns and strobes activate to signal fires and other emergencies. The voice evacuation system announces emergencies and aids with the safe and orderly evacuation of the building in an emergency.
