Perhaps you will gain some knowledge, insight, and advice from this thriving entrepreneur that you can apply to your life. Doug Neidich, the Chief Executive Officer of GreenWorks Development and President of Solarity, LLC is a successful entrepreneur in Harrisburg, PA. He was 27 when he started InterCon Systems and has been running his own businesses in one form or another ever since. InterCon Systems was his first business idea high speed, high-density interconnection systems. He grew the company from the ground up to around $25 million in sales before selling it to the Amphenol Corporation in I sort of ran my own product-line business inside Dupont Connector Systems before I started InterCon. That was extremely valuable experience, he explained. You might ask yourself, what do I need to do first when starting a business? Every business needs a business plan, right? The business plan that Mr. Neidich used to form and advance InterCon Systems was very product-driven. The plan at the time was to develop industry-leading interconnection systems that could be patented and automated to control quality and optimize cost. The business plan he and his team used to form GreenWorks Development was more mission-driven: to help revitalize the city by building a live, work, play and learn community in its Midtown area. In both cases, the business plan was built around doing one thing as well as we could and focusing on that one thing as completely as possible, Neidich said. Mr. Neidich believes in concise business plans, no more than five or six pages. In the case of InterCon, we used that concise business plan as the forum for discussion for all our quarterly board meetings. The plan constantly evolved; we tried to keep (Continued on page 3) Q: If you could change any real estate law/rule, what would you change and why? A: Institute a separate licenses for commercial and for residential real estate professionals. Both the education and experience required for success in commercial and residential transactions are very dissimilar. The skillset required for each varies dramatically. Calculating the present value of an income stream, spread sheeting rental terms or cap rates and demographic locational analysis are skills that are foreign to residential real estate transactions. They are doing the same thing now at GreenWorks, using a concise plan to direct the Midtown redevelopment plan, primarily around education. For someone who is just beginning their journey to become an entrepreneur, his advice is to find people who are smarter than yourself, give them a concise (six pages maximum) business plan, and tell them to challenge you with every problem they see. Then, he suggests listening to them and modifying the plan until it makes sense. Look around at the people in your life. Could they help you become successful in some way? The best advice I can share is that to succeed, you have got to surround yourself with people who are smarter than you not hard to do in my case, he said. He explains that you should find people who are intelligent and really respected at what they do. Most importantly, find people with high emotional intelligence people with great interpersonal skills who can work together to get big projects done thoroughly. The intelligent people Mr. Neidich has worked with have all played critical roles in his entrepreneurial career. He recalled a speech teacher he had in high school, Kathy Ziegler, who forced him to get up in front of large groups of people in a statewide speaking competition. He went from terrified of speaking in public to completely comfortable with it. That was huge, he said. Networking helped him become successful. You are only as good as you are connected to the world around you. I am very networked into the Central Pennsylvania community, which is one of the things that s making Education Row in Midtown possible, he added. 4 (The Pathway...Continued from page 1) Below are some important guidelines Doug recommends to someone looking to start their own business: Focus on the product or service of your business. Make sure it makes sense for your customer more than just competitive products or services. Draw up a concise business plan and get a solid group of people to critique it heavily. Pay close attention to how you treat the people around you: your customers, co-workers, and your community. Success in your interpersonal relationships will determine success in your business. Figure out what success means to you. If the only thing you can think about is money, think some more. If you are planning to have partners in the business, make sure that your partnership agreements are extremely clear and describe exactly how things will work as the business grows. The closer your partners are to you personally, the more careful you should be about the clarity of the agreements. Only bring investors into the business if you need to, and if you do, be careful about how you bring them in. Mr. Neidich never had investors in any of the businesses in which he was involved. He was fortunate enough to be able to fund InterCon from operations, and was able to use the sale proceeds of InterCon to fund GreenWorks. If you become successful in the business, make sure you understand the responsibility that comes with that success responsibility to the people who have helped you get there, and responsibility to your community. He suggests that you do not hire people that are not needed. Do not spend more on buildings and equipment than you absolutely have to. Right now Doug has small groups of really solid people working together at GreenWorks and Solarity, and he says it is easy to communicate with the whole group frequently. At InterCon he had around 175 people working together, so they did bi-monthly all-hands meetings to let everyone know where they were and where they were going, and to let them ask questions about the game plan. 3,815 SF Lease E. Of course in starting up any business, you will come across hurdles. In Mr. Neidich s case, the major obstacles were with overcoming technical issues in getting the product developed. Once we got the product right, the business drove itself. Most businesses are like that: get the product right and it will take care of the business, he explained. The origin of those products made them very attractive to other technology companies. Also, marketing your product is essential for any business. While there is a core set of knowledge critical to general real estate practice, the details of specialty, and subspecialty, within professional commercial and real estate practice requires very specific education and should, require separate professional licensing, just as a dentist is educated and licensed differently than a physician. The discussion of ESFR sprinklers, floor loading and environmental remediation are discussions common in many successful warehouse transactions. These discussions require training and experience in the commercial practice yet, are irrelevant to the residential practice.
