3 POTENTIAL USE: Retail, Trading, Data Center, Office, Medical Office, Warehouse or mixed use SUMMARY: The 116,000 square foot building was constructed in 1908 and revitalized by the City of Yonkers in The City had invested over 21 million dollars to install new infrastructure (electrical, fire alarm, sprinkler, HVAC, fiber optics plumbing and security) before selling the building to the current owner. The floor heights are approximately 17 foot from slab to slab. The column layout creates welldefined areas across the width and depth of the building, providing for flexible layouts for many varied uses. The rooftop structure is suitable for an urban farm or green roof. In addition to the main building, there is an adjacent structure, 460 Nepperhan Ave., suitable for retail, storage, or overflow parking SALES and USE TAX EXEMPTION: Sales Tax in Yonkers is 8.875% percent. For qualified projects the IDA can provide a sales tax exemption on the cost of goods and services related to construction, reconstruction, equipment and installation. This can significantly reduce the cost of a project. TRANSPORTATION: The site is conveniently located 9 minutes from the downtown waterfront area. The Yonker s Metro North Station is easily accessible by Uber or the local bus line, which runs bus service every 20 minutes to the Station. NYC can be reached in 22 minutes via Metro North. ELECTRICAL SYSTEMS: The main building is supplied with a 5,000 amp, 480/277v feed provided by Consolidated Edison. This feed is transformed to 208/120v service and distributed by a pair of copper bus ducts rising through the property. There is an electrical closet located on each floor equipped to deliver up to 1,200 amps per bus duct. COMMUNICATIONS: The building is updated with the latest fiber optics to drive any business infrastructure. NATURAL GAS SERVICE: The local utility has recently delivered high pressure natural gas service to the building for emergency power generation or kitchen service. HVAC SYSTEMS: The main building is serviced by a selfcontained 70-ton Baltimore AirCoil (BAC) Cooling Tower. Dunnage 3 exists to install a second tower. 5 Planned Improvements Plans are in place to perform an update to the building s entrance, façade and parking lot to enhance the building s aesthetic value, better security, increase the number of usable parking spaces and to allow for better delivery traffic patterns to service the building s tenancy. 12 COMMUNITY OVERVIEW Yonkers is one of New York's largest cities and the largest city in Westchester County. It borders Manhattan (to the south) and is less than 20 miles from the heart of New York City. The Hudson River flows along Yonkers' western border. The city's principal transportation artery is Interstate I-87 (also known as the New York State Thruway). Yonkers is also serviced by a number of other important roads including U.S. Route 9, New York State Highway 9A, and several parkways (Saw Mill, Cross County, and Bronx River). Yonkers was named 15th of 180 Safest Cities in America by WalletHub in This fact, along with its substantial access to transportation, (which includes two Metro-North stations and the largest bus service in the county), is charging new development in the city. Currently there is more than $20 billion dollars of new development occurring or planned for Yonkers. In a recent speech, Mayor Mike Spano singled out large-scale development projects such as Extell Development Co. s 1,395-unit apartment complex and AvalonBay s 609-unit complex along the downtown waterfront. Meanwhile, Strategic Capital finalized its sprawling 16-acre, $85 million development along the Hudson River waterfront in Yonkers last year. Other luxury projects include Ginsburg s River Tides residences and the Uno Apartments at Larkin Plaza, opened their doors during the year, while new tenants continue to sign on at the mixed-use development on North Broadway, the Boyce Thompson Center. In addition to the Safest City title, Yonkers was recently named the Best Place to Live in the Westchester Magazine. This fact, along with the surge in residential development, is bringing millennials to the area, creating a ready workforce for any endeavor.
