6 CASE SUMMARY: The subject property is located in the Wildwood area of unincorporated Sumter County on the northeast corner of E SR 44 and CR 159. The request is to rezone 0.69 acres MOL from CH and R6M to CH to bring the property into compliance with the Future Land Use Map (subject to approval of SS ). The CH zoning district provides for harmonious retail and wholesale sales and services necessary to meet the general needs of a community, in which the principal activities are conducted both inside and outside of an enclosed structure. Uses in this zoning district typically require outdoor storage or activities, have higher trip generation rates, or have the potential for greater nuisance effect on adjacent properties due to noise, light and glare, or typical hours of operation, than neighborhood and light commercial uses. This zoning district also allows moderate processing of products as an accessory use to sales and services. There are currently no central water and sewer facilities available to the subject property. The subject property is served by well and septic. The property is located within the Joint Planning Area with the City of Wildwood. The future land use designated in the agreement is Residential Low Density. The City of Wildwood has no comments on the request. This rezoning request is concurrent with small scale land use amendment application SS CASE ANALYSIS: The subject parcel is bound to the north, south, and west by residential zonings and uses which allow for one (1) conventional or mobile home dwelling unit per parcel. The subject parcel is bound to the east by a commercial zoning and use which allows for harmonious retail and wholesale sales and services necessary to meet the general needs of a community, in which the principal activities are conducted entirely within an enclosed structure. The subject parcel meets the minimum requirements of the Sumter County Land Development Code and Unified Comprehensive Plan Sumter County, Center Hill, and Webster in that: Table A, Section , Sumter County Land Development Code requires a minimum lot area of 15,000 square feet and minimum lot width of 100 feet for the CH zoning district. The subject parcel to be rezoned has a lot area of 0.69 acres MOL and lot width of 165 feet MOL. R Page 2of 3 Roadside Package & Lounge, Inc.
7 Policy General Commercial of the Sumter County, Center Hill, and Webster Unified Comprehensive Plan requires access to the property from an arterial or collector road and utilization of central water and sewer services when available. The subject parcel has access from E SR 44, which is an arterial road. No central water or sewer services are currently available. DEVELOPMENT SERVICES DIVISION STAFF CONCLUSIONS: Staff deemed the application sufficient and in compliance with the minimum requirements of the Sumter County Land Development Code and Comprehensive Plan and recommends approval with the following condition: Submittal of a recorded Sumter County Property Appraiser Lot Split/Combination Request form to combine all lots described in the legal description.
