6 RESOLUTION NUMBER A RESOLUTION OF THE BOARD OF COUNTY COMMISSIONERS OF SUMTER COUNTY, FLORIDA, REZONING PROPERTY LOCATED WITHIN THE UNINCORPORATED LANDS OF THE COUNTY. WHEREAS, the Board of County Commissioners of Sumter County received a complete and properly funded application for rezoning of property located within the unincorporated lands of Sumter County, and; WHEREAS, after diligent review and consideration the above referenced rezoning was approved. 8 There are currently no central water and sewer facilities available to the subject property. The subject property is served by well and septic. There is a code case (CE ) on the subject parcel for operating a sawmill without a special use permit. CASE ANALYSIS: The subject parcel is bound to the north, south, east, and west as follows: North: agricultural zoning and use which allows for one (1) conventional or Class A mobile home dwelling unit per parcel. South, East, and West: rural residential zonings and uses which allow one (1) conventional or mobile home dwelling unit per parcel. Table13-425A of the Sumter County Land Development Code requires a minimum lot area of 10 acres and minimum lot width of 330 feet for the A10 zoning district. The subject parcel has a lot area of 5.19 acres MOL and a lot width of 325 feet. DEVELOPMENT SERVICES DIVISION STAFF CONCLUSIONS: Staff deemed the application insufficient and not in compliance with the minimum requirements of the Sumter County Land Development Code (LDC) and Comprehensive Plan and recommends denial based on the following LDC requirements: The subject parcel does not meet the 10 acre minimum lot area or 330 foot minimum lot width as required for the A10 zoning district in Table13-425A of the Sumter County Land Development Code.
