4 Investment Offering 2062 St Joseph Boulevard, Ottawa ON Location Attributes The Subject Property is located in the community of Orleans in Ottawa s east end on the major commercial node of St. Joseph Boulevard and only 15 kilometers from downtown Ottawa. It benefits from its location proximate to numerous commercial amenities. Orleans straddles the two former municipalities of Gloucester and Cumberland. Cumberland is primarily a rural township, with the exception of the community of Orleans, a suburb or Ottawa that is characterised by a high concentration of younger households and a rapid growth of new dwellings. Orleans is comprised of a number of residential neighbourhoods, a major retail strip along St. Joseph Boulevard and a commercial node along Innes Road between Tenth Line and Mer Bleu Roads, and a number of small industrial parks that are close to capacity. The property located at 2062 St. Joseph Boulevard is located immediately east of Jeanne D Arc Boulevard, a high traffic commuter road which connects the property to Ottawa s main East-West thoroughfare known as Highway 174 and Highway 417.
