3 REAL ESTATE AGENTS WHO SELL FLIPS Use Proper tyradar.com s Transfer Search option. S e a r c h f o r p r o p e r t i e s currently listed, that sold in last 12 months. C o n t a c t t h o s e a g e n t s however you think is best and give them your criteria.
4 MLS KEYWORD SEARCH Create or have a Realtor create a search using keywords like needs repairs, cash only, investor only, etc. Call all the agents regardless of the list price and try to solve their problem.
5 HOMES IN FORECLOSURE Use PropertyRadar.com to search for homes in default or foreclosure. Mail, call or knock on the door of those homes. This is a very competitive market unless you have cash.
6 FOR SALE BY OWNER LISTINGS Search Craigslist.org, ForSaleByOwner.com, Owners.com, FSBO.com, ETC Call the owners and see if you can make a deal. Call often. Be the If it doesn t sell guy they can go to when they can t find a buyer.
7 BIGGERPOCKETS.COM The best $29 a month you will ever spend. Subscribe to the market place posts.
8 WHOLESALERS A wholesaler is a bird dog that finds real estate deals, puts them under contract, and then sells the contract to another buyer to flip or hold. Get on as many wholesaler lists as possible and start combing through deals. DUE YOUR DUE DILIGENCE!
9 DRIVE HOME A DIFFERENT WAY You can walk too Look for ugly houses while you're driving. Knock on the door or ask the neighbors if they know how to find the owner. Write down the addresses of the properties and search public records for any way to find the owner. Contact them any way possible to make a deal.
10 WE BUY HOUSES FLYERS Print We Buy Ugly Houses flyers and put them on every bulletin board you can find. Try a bunch of different terms and styles.
11 BANDIT SIGNS Buy blank plastic signs and write your message with a permanent marker. Sloppy but legible. Post them directly on vacant homes or close by. If you put them all over the city they will be taken down.
12 PROPERTY MANAGEMENT FIRMS Property managers always know don t wanter landlords. Stay in touch and let them know you are looking for deals.
13 OLD NEWSPAPER RENTAL ADS Subscribe to the Sunday paper and keep each copy for a month. After a month call all the rental adds to see if the house is still for rent. If it is, ask if they want to sell. An unrented property is a burden to the owner.

15 ATTEND ESTATE SALES Often family members hold estate sales without a company. They may have already talked to a realtor about selling. Look up estate sale listings and check them out. Let the family know you can save them some money and a headache if they sell the property directly to you.
16 ESTATE SALE COMPANIES Contact every estate sale company you can find. Tell them you buy houses in any condition. Offer them a finders fee for any property you successfully purchase. They can tell their clients. I know someone who will buy your house cash after we sell all the contents.
17 ESTATE ATTORNEYS Estate attorneys know who is receiving the property and who can make the decision to sell it. Let them know you can make that an easy transaction and you ll require their services to make the purchase.
18 DIVORCE/BANKRUPTCY RECORDS At some point in a divorce one party will likely run out of money. In a BK they are already out of money. They will need to sell off assets asap to live and/or continue to pay their legal fees. Use services like ReboGateway.com to find people who have filed for divorce or BK and offer to buy their assets.
19 DIVORCE/BANKRUPTCY ATTORNEYS Attorneys can be the voice of reason in a distressed situation. They also really want to get paid for their services. In many cases this comes from the sale of assets. Meet as many attorneys as you can and show them how you can help them get paid. If you buy houses in any condition, you may solve a huge problem for everyone involved.
20 HARD MONEY LENDERS If you re an experienced buyer, hard money lenders will want to know you. When a project gets in trouble they would rather someone else step in instead of themselves. 21 LOCKSMITHS Guess who gets the call to rekey foreclosed and evicted homes? Yep, locksmiths. They ll know where all the distressed homes are. Pay them a fee for successful deals.
22 NOTICES OF ABATEMENT Pull doc numbers for notices of abatement from the grantor/grantee index. Have title send you copies of the documents with the address and abatement reason. Seek out the owners or contact the city. The house is likely vacant or in very bad shape.
23 ABATEMENT AND PRESERVATION COMPANIES Find out who your city hires to do cleanups, board-ups, pool drains, etc. Offer them a finders fee if you buy a property they call you about. They may even have the owners contact info.
24 FIRE DAMAGED PROPERTIES Check each counties fire incident report page. The report will name the location and the size of each fire. Look for house fires. Drive out to the property and let the neighbors know you are looking to buy the property and would like to contact the owner.
25 INSURANCE BROKERS Get to know property and casualty insurance brokers in your market area. Have the broker give your info to clients who take a cash settlement on a major property issues. Buy the property as-is and rebuild for a profit.
26 A/C COMPANIES One of the most common things stolen now from a vacant home is the A/C condenser. And guess what? The A/C guy has the the owners phone number. Pay them a fee for every deal you successfully buy. Don t forget to have them do the A/C install.
27 SERVICE BUSINESSES Pool companies Landscapers Maids Dog walkers They all take the same path every week. Pay them finders fees to be your eyes and ears.
28 POSTAL AND PARCEL DRIVERS They know every vacant house in their area. Offer them a finders fee. This ones iffy.
29 LIENS AND JUDGMENTS It may not be the ideal situation, but often times selling a home with equity is the best way to pay off a substantial lien. Use propertyradar.com to find liens and judgments attached to properties with equity and approach the owners.
30 REPO COMPANIES Most people will let their car or their big screen go before their house. Repo companies can get you to a deal very early.
31 CHECK CASHING, PAWN SHOPS, PAY DAY ADVANCE When the client stops paying, these companies need help recovering their money. Help them recover their cash and you ll find plenty of deals.
32 BAIL BONDS COMPANIES Bail bonds often lien properties as collateral. They want their cash and interest, not the property. Look up bail bond companies and show them how you can get them their capital back.
33 YELLOW LETTER CAMPAIGN Mailing still works. Especially when you get creative. If you mail to owners with substantial equity in a specific area, you will never have a shortage of deals. You ll need to budget of 10% of what you want to make with this method.
34 PAY PER CLICK SYSTEM Setup multiple landing pages to convert potential sellers. Hire a pay per click specialist to help funnel traffic to your landing page. Follow up on your leads diligently.
