ASHI.org/homeinspectors Bail Bonds If someone uses their home as collateral on a bail bond and don t pay, the bond company will lien the property and has the right to foreclose! Backpage.com One of the most popular online classified ads sites. Houses, condos, land, commercial, real estate wanted and more. BlockShopper.com Browse ALL homes for sale (listed and FSBO) and foreclosure deals in 34 markets nationwide. Great comparables and research, too. Zillow.com Lists homes for sale, in foreclosure and pre-foreclosure. AND rentals. Landlords and property managers make great leads, too. RealtyTrac.com realtytrac.com/investors has a giant selection of foreclosures and fantastic

11 research such. Equity and loan to value for pre- foreclosures and auctions Outstanding loan amounts and position on REO properties. Probate Market to probate and inheritance leads. You can get these (with beneficiary records) at the county courthouse. USProbateLeads.com Farm List Call your title company and ask for the title plant or marketing department. Request a farm list based on the property types, characteristics and zip codes you want. i.e. All multifamily, units, purchased prior to 2003 in 80218, and Eviction Filings Research unlawful detainer filings at the county courthouse. Look for the ones that have not been vacated (may have to wait 60 days). Eviction Specialists may have leads such as KickEmOutQuick.com or EvictionCoordinator.com Door Hangers Door knob hangers or pre-printed post it notes to leave messages at target properties. Sell advertising on the back side to cover your costs! Ladyprinting.com (4000 for $99!) Use a distribution company such as DenverDoorHangers.com. For Sale by Owner FSBO s are always going to be a great source of inventory. Research on sites such as FSBO.com and ForSaleByOwner.com

12 Builders In addition to model homes, builders also offer closeouts and have standing inventory. Purchase individually or in bulk for a deeper discount. Lease Options Homes and apartments that other investors have on lease option are great source of deals. Seek out the lease option investors in your area to buy L/O s or see sites such as USLeaseOption.com. Rentals There are (in my opinion) no better source of leads for rentals than well, rentals! Landlords tired of dealing with tenants, trash and toilets. See listings at Rentals.com HomeVestors The We Buy Ugly Houses people are BIG TIME deal getters. In addition to rehabbing, many also have wholesale operations. HomeVestors.com, Click Buy a House and click on your state Local Wholesale Sites Most local wholesalers will have websites advertising their inventory. Google real estate wholesale [city] Get on their list for updates (or better yet call them). LinkedIn Ads Run pay per click ads targeting real estate investors or Asset Managers and REO Realtors as a job title in the area you want to target. Headlines such as Distressed Real Estate Wanted LinkedIn Groups

13 LinkedIn has thousands of groups that you can join to get access to wholesalers, hard money lenders, REO agents and more. Facebook Ads Advertise on Facebook with a Promoted Page Post Ad. Upload a picture to your business page with a link to your capture page. Insurance Brokers Insurance brokers that work with investors are great for leads. Heads up when a policy changes from owner occupied to vacant or landlord. Judgments Research the public records for judgments that are filed. Many people have to liquidate assets to satisfy judgments.

14 Services like JudgmentsCorner.com also specialize in researching and compiling lists of judgment debtors that own real estate. Tax Liens Bid on liens at your local county tax auction and you ll earn interest and could get lucky with a treasurer's deed! HOA Liens Is there anything people like paying LESS than the HOA dues? In some states such as FL and NV, you can buy HOA liens and they are super liens meaning they come before even 1st mortgages so you have the right to foreclose or rent out the property until the senior lender forecloses. Free and Clear Property List Great for creative and seller financed deals. Contact your title company to request a list of free and clear (no liens) properties in your farm area. ListSource.com Military Transfers Military transfers can be a steady source of leads. Contact the personnel officer on the base and let them know you buy houses. Mobile Homes These are tough to sell and tough to finance but they make excellent rentals. Get to know the managers of the mobile home parks. Contact owners and mobile home investors directly at MHVillage.com Neighborhood Newsletters Take out an ad in the neighborhood newsletter. Inexpensive and perfect for targeting certain neighborhoods.

15 Neighborhood Association Meetings Attend the monthly neighborhood association meetings. Let the owners know you re buying. Consider speaking about a real estate topic (3 ways to improve your property value) or joining the board. Real Estate Investor s Club Need I say more? Go there. This is where the investors, wholesalers, birddogs and private lenders are. Radio Ads Run I buy houses ads on local radio stations. Negotiate for remnant space or sponsor. Some services such as PayPerLeadRadio.com will produce and run your ad and you only pay when someone calls. Property Managers Network with and contact property managers for leads. See specialized property managers for specific property types such as multifamily, residential, condos, etc. See IREM.org and NARPM.org for membership directories. Section 8 Visit your local section 8/housing authority websites to get owner contact

16 information. Look for individual owners not large complexes. Vacant Properties These zombies are typically preforeclosures. Find them with preforeclosure leads lists at ListSource.com. Some cities have vacant property registries. Keep your eyes peeled. ConnectedInvestors.com A free site for real estate investors to network and buy/ sell properties. They even have local Meetup groups. Hedge Funds Real estate hedge funds are a great source of inventory. Contact the disposition department. RCAnalytics.com has a top 100 commercial property hedge fund list as well as most active sellers. CityFeet.com Commercial property listings site. Many that aren t listed on LoopNet. They also offer newsblast ads and solo ads to their database of brokers, investors and real estate pros.
