7 Letter of Intent Chetsada Ronpirin is the current property owner of 4142 Arcadia Industrial Circle.This is acre parcel ( ) with in the Arcadia Industrial Park located along Arcado Rode east of Lilburn City limits Arcadia Industrial was developed in the mid to late 1970's and completely built out by the mid 1980's the subject to property acre of original lot 10 containing a 20,000 square foot metal building and paving parking and drive that was built in June 10,1977 and the remainder was purchase from Kip Stewart to Chetsada Ronpirin on June 17,2007.The building has been used for auto repair and auto body repair The property is currently zone M1 a long with the rest of the industrial park.in accordance with 1985 Zoning Resolution Gwinnett County,Georgia,Article XIII,Section 1311.D.30,M-2 with a Special Use Permit is the required district in which to operate a auto repair and auto body repair.the Applicant and the owner do not intend to modify the existing building and/or property improvement other than what is necessary for code compliance. The property has about 120 existing parking space, about a 100 of which are within a gated area and the less is near the front entrance.the building had 5 suites A,B,C.D and E, suite A and 8 is Marco'body shop,suite C General Auto,suite D Jimmy Kallas and suite E J and C collision center.aithough there are a few trees along both side property line, the property is completely surrounded by M1 and M2 zone property and no buffer required.the Application believe the proposed use is very much in keeping with the surrounding uses.
