18 Valuations Danos Greece was instructed from the HELLENIC REPUBLIC ASSET DEVELOPMENT FUND to: Evaluate the rental values of 28 public owned properties all over Greece, that will be sold through a sale & lease back procedure Evaluate the market value of 20 public owned properties all over Greece, that will be sold through an e-auction to the highest bidder. Danos Greece is instructed by Bluehouse to act as their retained annual valuer. The International Dept., supervises, coordinates and signs off the bi-annual valuations for the three funds that invest in Greece, Bulgaria, Romania, Croatia and Serbia. Danos Greece was instructed to proceed to the valuation of property in Bulgaria and Romania, which came into ownership of BLUEHOUSE CAPITAL INVESTMENT. Valuations were made for internal purposes and for the integration of the company on the Stock Exchange of England. The company participated as a Real Estate Consultant, Advisory Group that BLUEHOUSE CAPITAL had chosen (including the CitiBank Global Markets) for listing on the Warsaw company REIC (REIC).

19 Valuations Danos Greece was instructed by PIMCO (International Consultants) and successfully completed the valuation of properties in Greece, Cyprus and Serbia which have been mortgaged for lending purposes by the Cypriot Banks (CYPRUS POPULAR-MARFIN, GREEK). The purpose of the study was the investigation - evaluation of loan portfolios of banks, in order to determine the amount of a potential recapitalization. Danos Greece was instructed by BANK OF GREECE (in cooperation with GRANT THORNTON) to evaluate major assets owned by ATE, POSTBANK, T-BANK and FIRST BUSINESS BANK. The properties were of all different kind (i.e. hotels, commercial, residential etc) and were located all over Greece.

20 Valuations Danos is acting as the retained valuer for the bi-annual valuations of NBG PANGAEA's real estate portfolio. The properties of the subject portfolio are commercial properties (office/ retail/ industrial) and are located all over Greece. Danos is acting as the retained valuer for the bi-annual valuations of TRASTOR's real estate portfolio. The properties of the subject portfolio are commercial properties (office/ retail/ industrial) and are located all over Greece.

21 Valuations Danos Greece was instructed by Agricultural Bank of Greece to value all of its assets (2,350 properties all around Greece), in order to be listed in the Athens Stock-Market. The company was successfully listed in the Athens Stock Exchange. Danos Greece was instructed to value the real estate portfolio of Macedonian-Thrace Bank, as a part of a due diligence process carried out by the Bank of Piraeus. The price of the portfolio was 36 m.. Also, Danos takes orders for consulting services and assessments of mortgaged property on behalf of the Bank or its subsidiaries. Danos Greece was selected by Attica Bank to value properties all around Greece, according to International Accounting Standards. Danos Greece was instructed by the client to undertake the desktop valuations of the assets of a company. These properties were located in Greece, Albania, Bulgaria, Romania, Egypt, Serbia, Germany and Hungary.

22 Valuations Danos Greece was instructed by Eurobank to undertake the valuation and highest & best use analysis of land and commercial, industrial premises of the company MPC in order for the company to enter the London Stock Market. These properties are located in Serbia. Danos Greece has been assigned by Alpha Bank to consult and valuate the Real Estate Properties offered as collateral at the bank all over Greece. Danos was instructed by National Bank to consult and valuate the Real Estate Properties offered as collateral at the bank. Danos has been assigned by HELLAS CAPITAL LEASING to consult and evaluate their Real Estate Portfolio. Danos, is also acting as a valuer of electromechanical equipment.

23 Valuations Danos Greece is listed in the selection table of EDEKT (EDEKT Asset Management provides investment & fiduciary management services to Greek public pension funds) regarding property valuations. Danos Greece and Cyprus was instructed by Hellenic Petroleum to valuate the company s property portfolio. Moreover Danos has undertaken the valuation of the company's refineries and gas stations in Bosnia Herzegovina and Montenegro. Danos Greece has undertaken the revaluation of Atlantic Union S.A. property portfolio. The revaluations have been carried based upon the International Financial Reporting Standards. The property portfolio includes a number of properties, such as independent office buildings, land plots, apartments and storages throughout the entire Attica region, as well as the whole country. Danos Greece was instructed by Leaf Tobacco A. Michailides to perform the evaluation of land and industrial premises of the company. These properties were located in Greece, Albania, Bulgaria, FYROM, Slovakia, Moldavia and Italy. Members of Danos conducted inspections to all premises.

24 Valuations Danos Greece was instructed, through a tender process, to evaluate the real estate assets of the Fund for IFRS purposes. The exercise was successfully completed. Danos Greece was instructed to evaluate all the 76 real estate assets of MASOUTIS super market chain for IFRS purposes. The exercise was successfully completed. Danos Greece has been assigned the evaluation of the ELTA (Hellenic Post) properties in Greece. The evaluation was realized for International Accounting Standards purposes in approximately 100 properties. Danos Greece was selected by OTE Estate to value 2,300 properties all around Greece according to International Accounting Standards. The valuation has successfully completed and the last five years we yearly re-evaluate the whole portfolio.

25 Valuations Danos Greece was instructed to undertake the valuation of a plot of land of 1,000 sq m in Tbilisi Georgia and a three-storey building of 1,500 sq m in Yerevan Armenia. Danos Greece was instructed by the company to value the following properties for corporate reasons: 1,600 sq m office space in Kallithea, 200 sq m office space and 34,000 sq m warehousing space in Thessaloniki. The properties were valued by our valuers from our Athens and Thessaloniki Offices. Danos was instructed by Louis Group (at different time periods) to value hotels in Greece and Cyprus owned by the company. Danos was instructed by JOHN C. ZERVOS ENTERPRISES to undertake the valuation of 17 hotels all over Greece.

26 Valuations Danos Greece was instructed by the client to perform a market research and valuation of a land plot under development in FYROM. The client intended to develop a complex with Hotel and Casino facilities. The study included a research about the hospitality market in Europe. Danos Greece was instructed by IASO Group to undertake the valuation of properties owned by the company, all over Greece. Danos Greece was instructed by the client to perform valuation of a land plot and industrial buildings in Bulgaria and FYROM.

27 Valuations Danos Greece has been instructed by the company to dispose in the market two buildings located in the industrial zone of the north side of Athens, and one located in the industrial zone of Thessaloniki. The first part included the valuation of the properties which was successfully completed. Danos Greece was instructed by the client to perform the valuation of 23 properties (apartments, warehouses, etc) in Romania. UKA/APN Danos Greece was asked by UKA/APN to undertake the valuation and the technical Due Diligence of 17 Champion Marinopoulos stores in Greece as part of the Due Diligence process. Our company carried out all valuations and the technical Due Diligence and reported back to the client who completed the transaction.

28 Valuations Danos Greece was instructed by the China embassy in Athens to evaluate a building complex in P. Psychiko (one of the most expensive areas in Athens). Valuation of the NEAPOLIS SMART ECOCITY PROJECT in Paphos Cyprus. The project is an integrated urban, mixed-use scheme located on a 1.1 million sq m site, with an approved master plan for 520,000 sq m building coefficient of development. Danos Greece was asked to undertake the valuation of all Praktiker Retail stores in Greece as part of a Due Diligence process. Our company carried out all valuations and technical due diligence and reported back to the client. Also, Danos periodically performs valuations for the rental values of all Praktiker stores in Greece. Danos Greece was instructed by Hellenic Sugar Industry to perform valuation of a land plot and industrial complex in Serbia.

29 Valuations Danos Greece was instructed by the oil company CORAL as a retained valuer for their property portfolio in Greece. Danos Greece was instructed by AVIN OIL and CYCLON as a retained valuer for their property portfolio in Greece. 30 Valuations Danos Serbia was instructed to prepare a valuation of Danos Cyprus is conducting valuations for SPE STROVOLOU. a floor of a mixed-use building on Cherni Vruh Blvd, Sofia.

31 Valuations Danos Serbia has been assigned for the evaluation of big residential complex of GBA 39,000 sq m (360 apartments + 40 retail premises) for Nelt Ltd company. The project represents residential complex which is currently under construction in Serbia. Danos Serbia was selected by Intermarche Group - Interex to perform valuation of their big box portfolio, including properties in several cities within Serbia and Bosnia and Herzegovina. Danos Serbia was selected by ELP Gas Station to valuate major gas stations of local fuel retailer in Serbia. Danos Serbia was instructed by Volvo Real Estate Sweden company to perform valuation of 1,711 sq m GBA trucks service centre for the client regarding potential acquisition of the property.

32 Valuations Danos Serbia has been assigned by Lutton Ltd. the evaluation of Benetton retail premises in the downtown of Belgrade. Danos Serbia was selected by Findomestic bank to perform valuations of asset portfolio in Serbia. Immocentar 2 Danos Serbia was instructed by Veropoulos to perform valuations of two retail big boxes of Veropoulos located in Belgrade. Both assets have GBA above 6,000 sq m. Danos Serbia was selected to evaluate property of Immocentar Two Ltd. It is a 11,500 sq m NLA big box in Belgrade.

33 Valuations Danos Serbia was selected to evaluate big box retail space of 3,000 NLA in Novi Sad for Tus Ltd. Danos Serbia was selected to evaluate land for the purpose of the land conversion from the right of use into the right of ownership. This case was the first case of the succeeded conversion after New law of spatial planning had came into force. Danos Serbia was selected to perform valuation of the Hotel Union in Belgrade. 35 Studies Danos Greece is a member to a consortium for the significant project of the Hellenic Republic Asset Development Fund. The 1 st phase of the project is involved with the pre-screening and selection of properties from the massive public volume. The 2 nd phase is involved with evaluating each potential project and providing planning consultancy, while the third phase is concerned with the commercialization of those assets. Also, Danos Greece was instructed by the HRADF for the valuation of rents in 28 public property throughout Greece, which will be sold through the process sale & lease back. Valuation of the public market of 20 properties throughout Greece, which will be sold via online auction to the highest bidder. Recently, Danos Greece in collaboration with Happold Consulting S.A. took over as Real Estate Consultant at Hellenic Republic Asset Development Fund the exploitation of HELLINIKON. HELLINIKON is the largest unexploited piece of real estate in Europe in the urban fabric and a project of international standards and requirements. The task involves costing of construction, evaluation of the various proposed uses at the proposed rental rate / sale / rate of absorption from the market, as well as recommendations for optimizing the recovery process and the project in general.

36 Studies Danos Greece undertook market research and carried out a feasibility study for the possibility of exploiting two properties in Athens owned by EOMMEX (Hellenic Organization of Small and Medium Sized Enterprises and Handicraft). Danos Greece was instructed to identify and evaluate all possible scenarios concerning client s current and future location in Athens. The first phase was related to the negotiation with the landlord in order to exploit the possibility to reduce monthly rent. This phase was successfully completed by reducing first years rent by 15% and the sign of an updated lease agreement declaiming better conditions for our client. Hermes Consortium instructed Danos Greece to carry out a Real Estate Plan for the Larnaca International Airport. This was made in order to enable HERMES to create a real estate business plan for the period after the existing airport ceases to operate so as to maximize its real estate returns from the opportunities generated by the operation and location of the new Larnaca airport. Danos Greece undertook market research for a possible relocation of the headquarters of HELLENIC PETROLEUM in Athens.

37 Studies Danos Greece was exclusively instructed by the Karaiskaki SA for a study that aimed to investigate and evaluate alternative development proposals commercial gallery, total 6,700 m², always aiming at the optimization of the object and its commercial success through integration of all leases and proper sitting existing and / or potential future users. Danos Greece worked as an independent consultant and undertook on behalf of the Gymnastic Association HERCULES the valuation and study of the optimal utilization of land ownership of the club in Mikra Thessaloniki. The purpose of the study was safeguarding the interests of the Gymnastic Association HERCULES and the best possible use of land owned. Danos Greece completed successfully feasibility study for OKAA (Athens Central Market Organization S.A.). The study included scenarios of the market s relocation as well as expansion of its services in order to make the Organization more profitable.

38 Studies Danos Greece undertook on behalf of OLYMPIC PROPERTIES the study for the most optimal growth of the Olympic installations in the area of Goudi, with surface area of 450,000 sq m. Danos Greece undertook on behalf of Thessaloniki Port Authority S.A. the valuation and the optimal study utilization of two land plots, owned by the company on the road Kountouriotis in the center of Thessaloniki. Each plot was examined individually and based on the specific features and the permitted uses that emerged from the Urban Planning Survey. Danos, also, undertook the role of Expert Consultant in the creation and execution of a tenders process, in cooperation with MILLENNIUM BANK and KPMG, for finding and assigning to potential candidates, through granting the exploitation of the Olympic property located in Agios Kosmas (Sailing Centre). Also, Danos Greece was instructed by Thessaloniki Port Authority S.A. to carry out a study of determining the fair value of trade-offs given in Thessaloniki Port Authority S.A. because of the actual damage from the construction of the submerged tunnel.

39 Studies Danos Serbia was selected to execute market study regarding location and legal analysis for installment of RMC units in undisclosed area. The task was done for one of the major cement manufacturers in Serbia Titan. Danos Serbia was selected to make the Business plan for the development of the retail shopping park in Jagodina, one of the most prosperous and growth cities in Serbia. Danos Cyprus is acting as a consultant for The University of Cyprus regarding the best ways of exploitation of its properties.

41 Shopping Centers Retail Parks/Sales Danos Greece introduced FLORIDA 1 to Pradera and completed the transaction on their behalf. We undertook the market research and the technical due diligence. Danos acted also as project managers for the legal and tax due diligence as well as for construction works of the project.

42 Shopping Centers Retail Parks /Studies Ford KARARIZOS ΑΕΒΕ Danos Greece was selected by KARARIZOS GROUP to provide consulting services for the development of a shopping center in Chalkida. The services include feasibility study, letting - selling agency for the scheme for its promotion as a complete investment product. Danos Greece were appointed as property consultants to PICAR for the development of a commercial and retail center on Panepistimiou Ave. in Athens. The question was how best to redevelop the 58,000 sq.m. building to maximize returns for PICAR, the occupiers and the users. Danos Greece acted as a special consultant for the planning and construction of a profitable development in Lefkas island. The project involved the construction and management of a marina and also the exploitation of commercial retail and residential uses.

43 Shopping Centers Retail Parks / Sales & Leases Danos Greece was selected by PASAL DEVELOPMENT to provide initially site valuation & feasibility study for the construction of Athens Heart shopping center. The second phase included the tenancy mix exercise and signing of leasing agreements. The Shopping Center begun its operation in December Danos Greece was selected on an exclusive basis to provide consulting services for the development of Pantheon Plaza in Larissa. These services included the investigation of the development framework, design layout and tenancy mix analysis, property management and letting - selling agency for the scheme. The centre is now in operation. We have also concluded negotiations with various investors which resulted in the sale of the scheme to SONAE SIERRA/ROCKSPRING. Danos Greece and Cyprus has been commissioned by Shacolas Group for the promotion of the Shopping & Entertainment Park in Nicosia Cyprus. The centre has been totally leased. Indicative tenants are Ikea, Debenhams, Carrefour, Public, Intersport and Zara. Danos Greece undertook and successfully completed the lease of shops (big box and shopping arcade) of the Commercial Park Flamingo Retail Park, in Xanthi. The retail park has a total area of 16,000 sq m and hosts stores from the food industry, electrical, DIY Shops and small stores of clothing and footwear.

44 Shopping Centers Retail Parks / Sales & Leases APN / UKA Danos Greece was chosen by APN / UKA to provide advisory services in Greece under its interest to invest in commercial real estate. Danos Greece has identified and secured an opportunity for APN / UKA, City Gate shopping centre in Thessaloniki. We carried out due diligence for the transaction (market worth 64 million ) and have been assigned Asset Managers and exclusive Leasing Agents thereafter. We have completed the task. Danos Greece was selected to provide consultancy services for an under development shopping centre in Ioannina and furthermore to act as an agent for its disposal in the market for leasing, as well as an investment opportunity. The Market and Feasibility studies have been successfully completed. The project has been sold to Sonae Sierra / RockSpring. Danos Serbia, was selected on an exclusive basis to provide consulting services for the development of Aviv Arlon s Retail park in Pancevo. These services included tenancy mix analysis and letting - selling agency for the scheme. First phase of 4,500 sq m is leased to DIS, Serbian supermarket chain, which is opened and working. Also, Danos Serbia leased cca 7,000 sq m to tenants (JYSK, Amatti, Golden Rose, Deichmann, Takko) in second phase of Retail Park. Construction of the third phase will start soon.

45 Shopping Centers Retail Parks / Property Management Danos Greece has been assigned by VIOHALCO the property management of the New Kifissos Shopping Centre RIVER WEST. Pre-opening systems and procedures involve Design layout / Tenancy mix analysis / Common expenses analysis / Operations Regulations- Manuals, etc. IKEA (store surface 25,000 sq. m.), next to the project, opened in March 2008, while the Shopping Center has recently begun its successful operation.

47 Agency / Sales Leasing - Investment Danos Greece acted on behalf of Pangea REIC to identify investments opportunities in Greece. Danos identified a listed building, where Cervantes Instituto in Center of Athens was the tenant, assisted the client through an intensive biding procedure, negotiated and concluded the transaction. Danos Greece acted as an exclusive real estate consultant for the sale of the HQ of BNP PARIBAS in CBD, Athens. Danos disposed the property successfully (to an Argentinean fund) within the defined timeframe.

48 Agency / Sales Leasing - Investment Danos Greece acted as an exclusive real estate consultant for SIEMENS, through the support of the International dept. The company wanted to relocate its offices, sell the existing premises in Marousi, as well as a property owned by a subsidiary firm of Siemens, SEN. Danos sourced an opportunity and concluded a lease agreement for the client, as well as disposed both properties successfully and within the defined time frame. Danos Greece was instructed to promote a portfolio of office buildings in Romania, and more specifically in Bucharest, Craiova, Brasov and Bacau. Through the international Dept. the portfolio was successfully promoted to the Greek as well as the international market and effectively sold to a group of Greek investors.

49 Agency / Sales Leasing - Investment Danos Greece acted on behalf of a Group of Greek Investors to identify an investment opportunity in Greece. Our company identified Carrefour hypermarket in Ampelokipi, assisted the client through an intensive biding procedure, negotiated and secured the transaction. The property was sold for 29.9million euro's offering a gross yield of 7.1%. Danos Greece has been instructed by the company to dispose in the market two buildings located in the industrial zone of the north side of Athens of total surface of 15,000 sq m. The project has finished and the total selling price was 12.2 m Euros. Danos Greece took up and concluded the sale of PORTO HELI hotel (1st class hotel with 210 rooms) to Cypriot businessmen at the price of 4,7 m.

50 Agency / Sales Leasing - Investment Danos Greece acted as an exclusive agent for ING for the successful sale of 8 properties in N. Smirni, Glyfada, N.Ionia, Pagrati, Cholargos, Patisia, centre of Athens and Thessaloniki. Danos Greece is acting as an exclusive agent for Hellenic Petroleum for the sale of 2 properties (1 building in Kifissias Avenue and office space in Athens tower building) in Attica. Danos Greece is listed in the selection table of EDEKT (EDEKT Asset Management provides investment & fiduciary management services to Greek public pension funds) regarding agency. Danos Greece undertook the carrying out of a bidding tender for the sale of 143 properties owned by Hellenic Red Cross. Danos had previously valuated the subject portfolio.

51 Agency / Sales Leasing - Investment Danos Greece acted as an exclusive real estate consultant for SEN, regarding their relocation process. Danos evaluated the current premises, proceeded with a market research according the defined criteria, tried to renegotiate the lease with the current Landlord and in the same time sourced an alternative option. SEN decided to move on with the new option and Danos completed the case successfully. Danos Greece acted as an exclusive real estate agent for Nokia Siemens Networks regarding their office rationalization process. DANOS evaluated the current premises, proceeded with a market research according the defined criteria and renegotiated successfully the lease with the current Landlord. Additionally, an extra space of 2,000 sq. m. was leased in the same building complex, needed for future expansion purposes of NSN.

The lease was successfully completed and the suitable option was at Kifissias Avenue. Danos Greece was instructed by the company to search for suitable options in Athens market (K. Kifissia area) for office relocation. Danos Greece was instructed by the one development company to lease the 3,000 sq m office building in central Athens. The lease transaction was successfully completed whilst the lessee was Regus.

55 Agency / Sales Leasing - Investment Danos Greece was instructed to undertake the sale/lease of an industrial unit (10,000 sq m) owned by FRAKAPOR. We leased the property to ROSWALD LTD and the company subleased the logistics to FRIESLAND FOODS HELLAS. Danos Greece was instructed by AMGEN to search for suitable options in Athens for office relocation. We successfully completed the project. Danos leased 4,500 sum retail unit for DIS in Retail park Pancevo, and signed contract for another 4,500 sq m supermarket in Aviv Arlon s residential project Aviv Gate in Belgrade.
