4 Money matters Settling on an asking price will be one of the biggest decisions you make in this process. Invite a selection of local agents to come in and value your property, but don t just go with the agent that provides the highest valuation and/or the lowest fee. An over-inflated asking price may really inhibit the speed of the sale. A low agent fee may mean you get a mediocre service at best. Do your own research on the Land Registry website and find out what similar properties to yours have sold for in the area. If an agent gives you a much higher valuation than the others, ask them to provide examples of comparable sales.

Get recommendations from friends, family, colleagues and even local estate agents. Do not necessarily opt for the cheapest it could prove to be a false economy. Keep in regular touch with them. Arranging your finances Our mortgage advisors provide purchase advice and re search the best deals available from the whole market place. Budgeting Set a budget for the entire process and stick to it. There are many other costs to consider outside of buying the property itself. Think about stamp duty, solicitor s fees, removal costs, any work that may need doing on the property, the first month s council tax and utility bills, possible service charge and ground rent etc.
6 Thinking about renting? Landlords & Tenants Preparing your property Decide whether you want to let your property furnished or unfurnished. It s great if you can offer both options, as this means the agent can market it to a wider audience. In terms of decorating and soft furnishings, keep it fresh and neutral. A well-maintained, clean property will attract good tenants. The safety of your tenants is very important. Make sure you have a Gas Safety check and all electrical equipment tested once a year. Your rental property should be fitted with smoke alarms throughout. By law, you will need an EPC (energy performance certificate) for your rental property, get it sorted as soon as possible they re valid for 10 years. It s a really good idea to get a professional inventory taken at the start and end of each tenancy. Viewing properties Try to be available and as flexible as possible. Try and make yourself available within 24 hours of the agent contacting you. Don t necessarily be put off by details in the property. Any improvement works, put in your request as soon as you decide to make an offer.
