LICENSES AND GUARANTEES At Qualitas we understand that you don t want to get bogged down in legal proceedings. That is why we ensure that home site parcels offered by us have been cleared of any potential liens (debts) and outstanding tax bills that could cloud the title. All home site are delivered by warranty deed with Title Insurance as an added protection from any future claims to title. The general warranty deeds which are issued guarantee that there is a clear title to a piece of real estate and that the seller has a right to sell it. Title Insurance on the other hand is a single premium indemnity policy which provides protection against known and unknown defects in the title of a property or home site. You will receive the warranty deed and Title Insurance around 2 months after closing the purchase of your builder ready home site.
