The conceptual leaping-off point for the fitout is the suburb s rich fashion culture from high-end luxury fashion stores to small and interesting boutiques. This idea of fashion has been translated into the literal details of the building the monochrome colour palette, the lasting materials of concrete, glass and steel and also in the building s public spaces, the lobby and the internal arcade. From the project s beginning, there was an aspiration from the City of Stonnington to create a public walkway through the building that would connect parks to the Jam Factory. ROTHELOWMAN embraced this opportunity for a public space and created an internal arcade, which runs parallel to the private lobby. A glass wall separates the two areas, and provides a sense of monumental space while also introducing light into the internal areas. Like a well-cut suit, fit and composition were extremely important in the apartment s floor plan. During a rigorous design process, Roberta and her team ensured every inch of space was utilised to maximum effect. Essence is all about compact living, but maximising space and the functions of space, says Roberta. In the plans, we have limited the amount of corridors normally associated with apartments of this kind. This limits wasted circulation space and ensures every space is utilised to great effect.
