5 our office Established in 1985, Morea Pty. Ltd. has principally practiced in architecture and the provision of architectural services. Based in Melbourne, Australia the firm has completed a diversified type of work all over Australia, including Europe, Asia and the South Pacific. The company originated as a family business with professional qualifications and experience in the different fields of architecture, planning, construction and project management. As part of our experience and background, we offer a unique service that assists developers, property owners and others to procure a building that which through design achieves solutions of maximum speed, economy and efficiency. Often we provide this service as management from conception through to occupation of the building, with emphasis being on the importance of architectural creativity and problem solving. This central focus, coupled with out integral construction background, serves to more than adequately fulfil all other project criteria in the procurement of buildings. The foundation of our business remains our personal relationship with our numerous clients that has developed through the involvement of a wide variety of their projects for over 20 years. 6 our corporate philosophy Our mission is to serve our clients with innovative design, creative solutions, responsive client liason, and a professional approach to deliver fine and beautiful buildings. our outlook and style The client-architect relationship is a drawn out one. It can take a considerable amount of time from the first creative schematics to the actual finished building. It is a journey of concepts and ideas developed from the broader picture, to the smallest detail; this is equally true of a small or large project. It is all about team work. For us, love, philosophy and architecture are the same thing. We must understand ourselves and life before understanding buildings for others. Our clients find that we are not distant professionals, we bring our love of life and our work together in a rounded world view. We gently bring to people the advantages of natural light and happy, environmentaly sound buildings with good values. We have demonstrated this with the successful adoption of many varied principals of design. Such as; Feng Shui, Tai Chai, classical, heritage and conservation, but ultimately modern and contemporary architecture. Whatever the brief, guiding people through an architectural experience is satisfying and fulfiling. 8 what we provide We provide all the aformentioned services, co-ordinated in one office. Our emphasis on design enables us to intergrate each service in a way that produces the architectural product efficiently and economically. Each project has its individual requirements and our broad skills and experience ensure that we meet the challenge with success. Morea Architects can provide a different scope of services for different stages in the construction process, as per the following summary: schematic design 1.0 pre-design consultation with client to develop requirements of the brief - site inspection and analysis - preliminary assessment of regulation and authority requirements - establish project budget and programs - schematic design conceptual schematics - co-ordinate preliminary design input from sub-consultants - acceptance of sketch design - detailed design 2.0 develop the approved sketch design into a final developed design with plans, elevations and sections - co-ordinate and intergrate design work of sub-consultants including clients cost consultants - prepare documents for planning and development approval applications, to assist client in the satisfactory process of obtaining permits; by negotiating, attending meetings etc. - building documentation 3.0 preparation of architectural plans and basic specification for building and construction permit applications - co-ordination of documents with planning approval - co-ordination of sub-consultants in the preparation of various structural and services elements - application to local municipalities for the purpose of obtaining approval to construct - page seven

9 tendering and negotiating 4.0 concept design of interior decor and finishes - detailed construction drawings of joinery, cabinets and internal finishes - selection and scheduling of interior finishes and materials, including color board - preparation of detailed specification with preliminaries to suit selected building contract - preparation of details, schedules and other documents for tendering - assembly of tender documents - calling of tenders, closing of tenders and reporting on tenders received - negotiating and preparing contracts for signing - contract administration 5.0 periodic site inspections, checking progress, design quality workmanship and performance against the contract documents and conditions - instructing the builder, providing them with requested information or clarification and reviewing of their shop drawings and other submissions - assessment of building progress claims, variations, time extensions etc. - processing and recording of contractural matters including finiancial status - inspection reports on incomplete work and defects - final contract administration for handover and discharge of builders defects liability obligations - assessment and completion of contract financial matters - morea architects page eight
