The applicant s letter of intent states that locating the storage building in the rear yard is not possible due to topography and the location of septic system. The applicant has acquired approval from Environmental Health Department for this accessory structure location. This variance application is the result of an application for a building permit. Should the Board consider approval of this request, staff would recommend the following conditions: 1. All construction shall comply with current building code. 2. The architectural treatment and color of the accessory structure shall be consistent with the existing residence.

DEPARTMENT ANALYSIS: The applicant is seeking approval of two variances for the proposed redevelopment of a portion of the existing shopping center. The first variance request (ZVR ) is to reduce the tree density requirement in an overlay district from 20 units per acre to 16 units per acres for the site. The applicant s letter of intent states due to conditions of the existing development

10 ZVR & 69(SLC) they are unable to meet the tree density of an overlay district for the entire site. The applicant has submitted a landscape plan that increases green space to the overall property. The second variance request (ZVR ) is to increase width of interior driveways from 10 ft. to a maximum of 30 ft. The applicant s letter of intent states the increase in width of the interior driveways will allow for optimal maneuverability and safety for their customers. Should the Board consider approval of this request, staff would suggest the following condition: 1. The site and landscaping plan shall be subject to review and approval of the Director of Planning and Development prior to the issuance of development permit. 2

The applicant is seeking approval of a variance to increase the allowable sign area on the front elevation from 60 sq. ft. to sq. ft. The applicant s letter of intent states that the building orientation, the architectural scale of the front facade, and the setback from the right of way make the proposed sign difficult to see. The Sign Ordinance allows a maximum total of 60 sq. ft. per any one elevation with an aggregate total of 120 sq. ft. for all building elevations. Should the Board consider approval of this request, staff would recommend the following conditions: 1. The increase in wall sign square footage shall be for the front elevation only. 2. The total aggregate square footage for all wall signage shall be sq. ft.
