RX- implements the Highway 9/lpharetta Highway orridor ommercial, 400/Holcomb ridge Road Node, Holcomb ridge Road/SR 140, and Historic rea Town enter/owntown designations on the uture evelopment Map of the omprehensive Plan NX-: Neighborhood Mixed Use NX- is intended primarily to provide for neighborhood-serving retail and commercial uses at intensities compatible with abutting or adjacent residential development (3 stories max). To help limit the extent of the district and to maintain the commercial integrity, residential uses are limited to upper stories of mixed use buildings only, and to help ensure that uses are truly neighborhood serving, individual tenant footprints cannot exceed 15,000 square feet. While X- is primarily a commercial/retail district, the inclusion of residential and employment activity is strongly encouraged in order to promote live-work and mixed use opportunities. X- implements the Highway 9/lpharetta Highway orridor ommercial, 400/ Holcomb ridge Road Node, Holcomb ridge Road/SR 140 and Historic rea Town enter/owntown designations on the uture evelopment Map of the omprehensive Plan SH-: Shopfront Mixed Use SH- should be used sparingly and is intended for areas where a high level of walkability and pedestrian activity is desired. The SH- district is intended to create a main street type of environment, therefore, only single-story shopfronts and mixed use buildings are allowed. The height designation establishes the maximum height in feet and stories for each district. or example, X-3 has a maximum height of 45 feet or 3½ stories and X-6 has a maximum height of 79 feet or 6 stories. ach district must include one of the following height designations pplication of Height esignations uring review of an application for rezoning, the following guidelines should be considered:. The height of a rezoning request should be compatible with adjacent or abutting buildings and should be consistent with the omprehensive Plan;. Height in a RX- district must not exceed 5 stories;.
