2 Linden Municipal Development Initiatives 2017 Linden means redevelopment. Currently Linden is engaged in several progressive and exciting redevelopment initiatives which will help move our city forward economically and culturally. The City of Linden is currently engaged in an aggressive campaign of redevelopment initiatives which will be transforming numerous underperforming and under-utilized properties into vibrant, attractive residential and retail opportunities. Linden is moving forward!

3 Linden Municipal Development Initiatives Meridia Capodagli - Meridia Meridia Capodagli Property will be moving forward on Life Styles 2, located on Wood Ave, between Linden Ave and Morris Ave. This will transform Wood Avenue, having & 2 units with retail below. Once the additional property is acquired this project will move forward. Meridia Capodagli - Meridia South Wood Avenue Phase 2 Block 458, Lots 1, 2, 3, 4, 5.01, 5.02, 6, 7, 8 Block 91, Lots Residential Units, plus retail space

4 Linden Municipal Development Initiatives WAWA Convenience Store and Gas Station WAWA will be taking over the Exxon property located on Park Avenue and Route 1&9 South. They are going to redevelop the property which will include a WAWA gas station/convenience store, Verizon store and a Taco Bell. WAWA Convenience Store Park Avenue and Route 1&9 South

5 Linden Municipal Development Initiatives St. Georges Avenue Redevelopment Located on St. George Ave at John Street, this city owned property will be developed into 1 and 2 bedroom apartments, with retail space below. A developer was named at the April 2017 council meeting and will start developing the site Summer of Block 84, Lot 1, 4, 5, 6 Block 91, Lots Residential Units, plus retail space St. Georges Avenue Development 1100 St. Georges Avenue and John Street

6 Linden Municipal Development Initiatives United Lacquer Property Redevelopment This property have been vacant and an eye sore for over 25 years. The property is contaminated and will cost approximately 1.6 million dollars to clean. The property owner cannot be located and owes the city in excess of 2.2 million dollars in back taxes. Last year we started foreclosure proceedings and will name a developer this summer. United Lacquer Property Redevelopment 1001 West Elizabeth Avenue Block 423, Lot 4.02 Block 91, Lots Residential Units, plus retail space

7 Linden Municipal Development Initiatives JTG Scaffolding Property This property which is on Elizabeth Avenue adjacent to the south bound train station parking, will be transformed into a 234, 1 and 2 bedroom, high end apartments with retail stores below. This project will commence summer of 2017 and will bring into the city additional $427, in taxes. JTG Scaffolding Property Redevelopment 309 West Elizabeth Avenue & Lumber Street Block 243, Lots , 16 Block 288, Lots 1, 2, Residential Units, plus retail space

8 Linden Municipal Development Initiatives Park Plastics Property Redevelopment Vacant for over 20 years with property taxes owed to the city in excess of $200,000.00, has been demolished by the city. We are moving forward with foreclosure proceedings and will have a developer named in the next few months. Once developed this property will bring in approximately 140,000 dollars in taxes to the city. Park Plastics Property Redevelopment 940 South Park Avenue

9 Linden Municipal Development Initiatives 2017 Potential Development Opportunities Additonal development in planning stage: Cantor Companies Site (340 Stiles Street): Property has been declared an area in need of redevelopment. Potential for converting space to warehousing. Linden Plaza (1601 West Edgar Road): Property has been declared an area in need of redevelopment. Potential for converting space to warehousing. Undeveloped Parcel (1900 East Linden Avenue): Property is being considered for WoodSpring Suites Hotel development. Linden Landfill (Lower Road): The property of the landfill is being considered for a solar energy field. Existing 3-story office building ( North Wood Avenue): New, 21,000 sq. ft. Professional Office Building being considered for an emergency care facility.

10 Linden Municipal Job Initiatives 2017 Linden means jobs. With new development on the rise, the potential for employment opportunities is increasing. The future is bright for Linden s municipal workforce. The City of Linden is currently helping local business and industry create jobs through smart redevelopment. Corporations are discovering the advantages of making Linden their home base, and with that comes the potential for quality employment opportunity. Linden is creating jobs!
