5 The single family house is the most popular form of housing - despite its well-known disadvantages regarding resource consumption. The usually generous handlings with land resources within existing detached housing settlements provide a high spatial potential of possibilities for densification. Changes in the personal life situation often requires a change of housing models. For older people house and garden are often too big to maintain them, a growing family needs additional space and for example the combination of living and working needs alternative solutions. The approach to transform and expand the single family houses is a starting point of a rudimentary sustainable handling with the detached housing settlements. Transformation capacity A central aspect of the sustainability potential within detached housing settlements constists of the adaptability of the individual houses. Thanks to the availability owed to private ownership, detached hosuing settlements are subject to a permanent transformation process in their microstructure. Detached Houses - the Future? Zürich 2014

7 Building rules: Building lines are established along roads (1). Bulding on to the boundaries is permitted. Along the lot s southward or westward boundaries a distance of 5 m to the boundary must be adhered to (2). The rest of the lot can be superstructed up to a height of 5 m (3). Above this, two stories with a surface of up to 50% of the superstructed lot area are permitted (4). Fire division walls must be integrated if boundaries are built on. Otherwise a distance of 3.5 m to the voundary must be adhered to. Apartments must be arranged in such a manner that the noise protection regulations are adhered to (5).
8 Simple building rules organise a lotwise transformation of the detached housing area into a mixed residential and commercial area. In the base storey space is provided for small crafts or trade businesses, the upper stories accommodate apartments that are either used by the traders and craftsmen themselves or can be rented from them. The alignment of the apartments and the arrangement of the business facilities are adapted to the noise-polluted situation.

Focusing on 30 residential units each, with the aim of testing counterstrategies for the urban strawl of various village structures.
