Contact Person: Chris Chupp Company Owner/ Principals: Chris Chupp, CEO Proposed Project History of Site The Laclede Gas Light Co. Pumping Station G, located at 4427 Chouteau Avenue was formerly an industrial site with three contributing elements composed of a pump house, a free-standing valve house, and an associated natural gas storage tank. The pump house is a one-story, red brick building with an L-shaped plan, built in 1911 in the style of the late 19th and 20th Century Revivals. The former gas storage tank or Gasometer to the northeast of the building was constructed in The freestanding one-story brick valve house was constructed to the east in The pump house has a symmetrical front façade and low-pitched roof with broad overhanging eaves. Many historic features of the building remain intact, including metal frame windows, interior glazed brick, and the original walls and floor plan. Project Description The proposed project is the conversion of the Station G building into a multi-level, office space. The lower level and first floors will be converted to office spaces along with the construction of a third floor mezzanine. The northern side of the building will also be split into three stories in much the same manner. Within each of these floors and sections, the users will have access to bathrooms, locker rooms, water fountains, kitchen break rooms, etc. Greater Goods LLC will initially inhabit the north portion of the building and lease out the remaining sections until growth lends the LLC inhabits the entire property.
2 Current Zoning F Neighborhood Commercial Costs Acquisition: $ 470,000 Pre-development Soft Costs: $ 45,000 Construction Cost: $ 1,500,000 Total: $ 2,015,000 Project Timeline Site Control: February 2017 Construction Start: April 2017 Construction Complete: June 2018 Occupancy: July 2018 Parking There will be 21 spaces located on site. Since this will be inadequate in the future, Greater Goods is proposing 45-degree angle parking on the north-side of the 4400 block of Chouteau to increase the amount of usable parking space. Relevant Experience Greater Goods is a brand developed from DMD Brands LLC which has operated for just over 10 years. Chris Chupp started the business along with a few colleagues. Greater Goods Holdings will be the owner and property management operator for 4427 Chouteau. With an anchor tenant already secured, the short-term success of the commercial property will still require additional tenants. The hired team of professionals has decades of experience managing and completing successful St. Louis City projects including: the historic tax team, Lafser & Associates, Inc., Architecture firm, Vessel Architecture & Design, and General Contractor, Chouteau Building Group.
