2 Welcome Welcome to Pura Vida Properties Montezuma condo in Keystone, Colorado. We are happy to host you at our condo, and will do everything to ensure your stay is perfect. We have listed our terms, conditions, and information tidbits below because we felt its best to present all our written policies to our customers. Our goal is to prevent your confusion and frustration by providing you with a document that will clarify all your questions and concerns. We believe all the policies are reasonable and fair, but are certainly open to requests, feedback, suggestions, or additional clarifying questions you may have. Please don t hesitate to us, as your satisfaction is our ultimate goal. Pura Vida Properties info@puravidaprop.com Should you have any issues during your stay, please call us by phone: (Elaine cell) (Jordan cell) (Office) ** Please understand that Sky Run Resorts is only responsible for Check-In (key disbursement), Check-out (Key collection), and Housekeeping requests. Pura Vida Properties is your first point of contact for guest relations, customer service, or direct maintenance requests, as that is the responsibility of us the condo owners. It is important to understand this because any direct guest or renter requests to Sky Run Resorts (including maintenance requests to Sky Run) will incur a charge to renter as a passthrough additional guest request fee. Please contact the owners above for any issues outside keys and housekeeping. However, Keystone Property Management can be contacted directly for Security issues, unruly or loud neighbor complaints, or additional firewood hauled to the condo unit. Thank you for complying with these policies! Payment: Methods of Payment: Pura Vida Properties utilizes Google Checkout ( for reservation and deposit payments by credit card. Google Checkout accepts 4 major credit cards: Visa, Master Card, American Express, and Discover. Pura Vida Properties will send an invoice with a link to make a payment through Google Checkout. Click the link and follow the instructions to make payment.

3 Pura Vida Properties also accepts cash, cashiers checks, or money orders payments for reservation fees, by mailing payments to our address listed below. Please us at to ensure we are made aware that you are postal mailing cash, cashier s check, or money order to pay the reservation fee. Cash is not acceptable for the security deposit, so please understand that even if you are paying the reservation fee via cash, you will require one of the 4 major credit cards for the security deposit. Pura Vida Properties Attn: Reservations Dept. PO Box 2172 Castle Rock, CO Deadlines: A minimum reservation deposit of the greater of $100 or one (1) night's stay is required at the time of booking in order to reserve & hold the Montezuma Condo for the desired dates, with the remaining balance due 30 days prior to arrival date (arrival date = first night stay at Pura Vida Properties Montezuma Condo). Renter must pay the remaining balance (full and final payment) of the reservation invoice 30 days prior to arrival to prevent forfeiting the entire deposit amount paid by prospective renter. Any reservations booked within 30 days of arrival date, are charged the entire reservation invoice (full and final payment) at time of booking, in order to reserve & hold the Montezuma Condo for the desired dates. No shows, late arrivals and early departures are charged the entire amount for the reserved stay..all final payments are non-refundable. Deposit: Security Deposit: A damage-holding security deposit of $200 is required at time of booking in order to protect Pura Vida Properties from any damage incurred during renter s stay at Montezuma. The deposit is 100% refundable, as long as no damage or missing items occur within the condo unit. The deposit is a credit card hold, and not an actual charge, similar to checking into a hotel. This way the refund is just a cancel of the hold, and there should not be any activity on your credit card statement. We highly recommend you use a credit card for the security deposit and not a debit card, as we have seen where debit cards have subtracted it from customer s banking account, even though we did not process the invoice payment.

4 Any damage to the condo or missing items from the condo unit will result in a deduction from the $200 damage-holding security deposit. Damages in the condo above $200 will result in additional fees charged to the renter s credit card to cover the repair or replacement of the damaged items above and beyond the $200 deposit. For pet stays, the damage holding security deposit is an additional $200, for a total of $400. Again, these are just credit card holds to protect the owner in case there is a guestcaused damage. We have not had to use this deposit to date, and don t want to. We ask that you contact us immediately if you have caused any damages, so we can discuss the proper rectification of the issue. Cancellation Policy: A full refund will be made to renter if a cancellation notice is received 30 days prior to arrival date. Cancellation dates and times are in accordance with Pura Vida Properties, Inc computer system date and time. Any cancellations within 30 days of arrival date will result in the entire reservation booking balance paid being forfeited. The damage-holding security deposit and the pet security deposit are fully refundable at any time a cancellation is made. Cancellation notices can be communicated to Pura Vida Properties via the avenues listed below. It is required to include your full name, phone number, address, date of arrival, length of stay, original confirmation # within the cancellation communication. Also, we request (but don t require) that you please include your credit card information to issue the cancellation credit to. 5 Reservation Invoices: Invoice Example: You will receive 2 invoices form Pura Vida Properties. 1 is for the Lodging and the second is the security deposit hold (non charge). If paying by credit card on the lodging invoice, that will be charged immediately, while the security deposit hold is only charged if there are tenant caused damages to the condo unit. Suppose you book a room for $110/night ($100/night reservation + $10/night Pet fee) for 5 nights. Your total fees due are $550 Total nightly reservation fee + $400 security deposit ($200 damage-holding security deposit + $200 pet security deposit) + $50 Cleaning Fee + $53.08 Summit County Lodging Tax (9.65%). Your invoice from Google Checkout will look as follows, to break-out the reservation deposit and remaining balance as separate lines: Invoice #1: Greater of 1 Night or $100 deposit to hold Reservation $110 (Due immediately to hold reservation) Summit County Lodging Tax (13%) $53.08 Mandatory Cleaning Fee for stays of 5 nights or less $60 Remaining Reservation Balance for 5 Night Stay $440 (Due 30 days prior arrival) TOTAL Due $ Invoice #2 Damage Security Deposit (Refundable after Check-out) $200 Pet Security Deposit (Refundable after Check-out) $ TOTAL Due $400 * $10/night Pet Reservation fee is included in price above, but is only charged to those brining pets (See Pets section for explanation).

6 ** After Check-out, assuming you or your pet did not damage the property, a $400 refund will be applied. If using a credit card for the deposits you paid, it is just a release of the hold for this security deposit (i.e. not a charge and refund). *** Stays of 5 nights or more will have the Mandatory $60 Cleaning fee waived and not charged to renter as a Longer Term Stay Bonus. Issues with Stay If there are any issues with stay outside the responsibilities listed below (keys, housekeeping, unruly neighbors, security, firewood), renters and guests are required to contact the condo property owners directly. If the problem is urgent, we suggest you contact us via telephone as opposed to to expedite the request: Elaine Nguyen Ph: Elaine@puravidaprop.com Jordan Braunstein Ph: Jordan@puravidaprop.com Web Form: Examples of issues during stay include broken or non-functioning items inside the condo unit, problems with condo unit, problems with condo building or ski lockers, criminal activity at Montezuma (including theft within the condo or parking lot), etc. Guests can only contact Sky Run Resorts directly if there are problems with keys or if you request an additional housekeeping cleaning (at a charge to guest of $60 per cleaning request). Please understand that if you contact Sky Run Resorts for any items besides problems with keys or an additional housekeeping cleaning request, you will be charged for a maintenance request and additional charges associated with Sky Run s involvement in your rental stay. Sky Run Resorts & Reservations (Vail Resorts) is only responsible for Check-in (key disbursement), Check-out (key collection), and housekeeping cleaning requests. They are normally not responsible for the renting of the unit, customer service, guest relations, concierge services, and any requests surrounding these types of activities will incur a charge to guests and renters. If there are any emergencies with the condo or with renters, complaints for loud or unruly neighboring renters in Montezuma, or requests for additional firewood for the condo unit, guests can contact Keystone Property Management directly at: Phone call requests to Keystone Property Management do not incur a charge.

7 When in doubt on who to call or question if you will be charged for a request, please call the property owners listed above. We will gladly guide you in the right direction and provide advice on the optimal choice. Logistics: Address: The Montezuma Condo Address is: Montezuma Condominiums U.S. Highway 6 Unit # 1756 ** Keystone, CO ** The city of Keystone may show up as Dillon on some maps because Keystone is a resort town and Dillon is the official city of record for Summit County. Directions: Directions to Keystone from Denver: Keystone is located 90 miles west from Denver International Airport (DEN). Travel West on Interstate 70 Exit at the Silverthorne/Dillon exit #205. At the end of the exit ramp turn left (East) at the stop light onto Highway 6 Travel 6.2 miles into Keystone Resort. FYI - There are several places to stop along the Interstate 70 corridor for food and gas Front Office & Check-In Location-- Directions to Condo Registration (Check-In/Check- Out): Check-in Address: Sky Run Resorts, Highway 6, Keystone Resort CO, ** Located in Mountain View Plaza ** LATE CHECK IN ** IMPORTANT** If you will be arriving late (7 pm MST in the winter, 4 pm MST in the summer), Sky Run Resorts has a lockbox outside of their front door. Please call them if you will be late and they will provide the combination lock box to get condo unit keys from the box. If they ask, you can mention you are a Property Owner Guest, so they don t get confused that you are not one of their direct paying customers.

8 Please try to call them early if you know you will be arriving after hours, so they can prepare the keys for you. You can also us that you will be arriving late, and we will contact SkyRun and get the lock box combo for you. If nobody picks up the Skyrun phone, leave them a voice message that you will be arriving late, and include your call-back # so they can follow-up with a confirmation call with the lock box comob. If you have issues reaching them, you can call Jordan & Elaine (i.e. property owners) at the phone # s listed at the top of this FAQ. Sky Run Phone Numbers: ( ) Directions to Check-in 1. Take I-70 to exit #205 at the Silverthorne/Dillon exit. 2. Travel East on Highway 6 for about 7.5 miles to Keystone Resort and the Keystone traffic light 3. Turn left on Rasor Dr. 4. Turn right immediately into Mountain View Plaza Directions to Montezuma Condo Building: From Check-in location, get back onto Highway 6 going West. (Towards I- 70/Dillon) About a ¼ mile down, turn Left onto Decatur Hill Road into condo parking lot. Montezuma Building is straight (Decatur Building to Left), so park in the spaces to the right. #1756 is the 2 nd door in from the East-side of the building (There are only 4 entrance doors for Montezuma Building). Check-In/Check-Out: Check-In The condo is available at 4 PM MST on day of arrival for Check-in. Renter s must visit the Keystone Condo Registration building on Highway 6, as per the directions above, to Check-in and obtain keys. Check-Out The condo checkout is 10 AM MST at latest on day of departure. Guest can request late check-out by calling the SkyRun office, but late check-out is not guaranteed. Keys: Renters must utilize the Ski Lockers instead of brining your ski equipment and boots into the condo unit, or leave the equipment in the hallway. Ski Equipment can trek in a lot of dirt and be highly stressful to the condo s carpet. Please understand that most Colorado

9 residents don t store their ski equipment inside their homes, so we ask that you follow this request with the Montezuma condo. Free Ski Locker Keys are available to renters to store their ski and snowboard equipment in the lockers at the base of the condo entrance. We have also found it is very safe to leave your ski equipment inside the condo common area, such as in front of the $1756 condo unit entrance. We have done this ourselves many times, and never has there been a ski equipment theft (similar to leaving your skii s in the resort areas when eating lunch on the mountain) Pura Vida Properties also provides a lock box key to access the safety lock box in the condo unit hallway closet. Replacement Keys (and possibly Fees): Renter is required to return all keys to Property Management upon check-out and leave the Ski Locker Key in the condo unit. If the Ski Locker key is missing from condo unit, there will definitely be a fee to replace that valuable key, so please leave it in the condo upon check-out. Renter can leave the condo entrance key in a noticeable place in the condo unit for the housekeepers to pick up or can drop it back off at the SkyRun office; however, it is the renter s responsibility to ensure safe return and delivery and owner cannot be responsible if the housekeeper s cannot locate the returned keys. Sometimes SkyRun doesn t charge us for missing condo entrance keys, but we cannot guarantee it, so please make an effort to return the keys to ensure no fee. Failure to return all the keys at checkout could result in the replacement fee being charged for key and/or lock. Should the renter lose any of the provided keys during their stay, a replacement fee could be charged to the renter, but again that is at SkyRun s discretion. They have been good at not charging renters for the condo entrance key, but again there is no guarantee. Please call the SkyRun property management front desk to alert them about any lost key, so they can produce a new key and/or lock without delay. Pets: Keystone and Colorado are very tolerant of pets, and many residents enjoy greeting dogs throughout the resort. Pets are welcome at Pura Vida Properties Montezuma condo unit on a case-by-case basis. Any intentions to bring a pet within the Montezuma condo unit must be fully communicated to Pura Vida Properties during the reservation process. The renter s pet intentions must be communicated via (info@puravidaprop.com) or online via reservation website. Renter must disclose and send the following information when requesting a pet stay: type of pet, breed of pet, age of pet, any diseases or illnesses pet has.

10 Pet Fee A pet reservation fee of $10 per night will be added to the reservation invoice, in addition to normal reservation fees. Pet Deposit A $200 pet security deposit is required when bringing any animal into the Montezuma condo unit. The deposit is 100% refundable, as long as no damage is caused within the condo unit. Any damage caused to the condo unit will result in a deduction from the $200 pet deposit. Any damage in the condo above $200 will result in deductions from the $200 security deposit. Damages in the condo above $400 will result in additional fees charged to the renter s credit card to cover the repair or replacement of the damaged components above and beyond the $400 deposits. Pet Rules: Pets are not permitted to walk, sleep, or crawl on the furniture in the condo at anytime. We recommend you bring your pet s own bed, blanket, kennel, or crate with you into the condo unit to encourage them to stay off the furniture. Pets are not permitted to scratch, chew, or claw the furniture, linens, or fittings. Pets must be cleaned-up after both indoors and outdoors of the condo unit. Montezuma provides pet bags outside the condo entrance in order to pick-up after your pet while he is outside. Pura Vida Properties encourages renters to not allow their pets to wander within the condo unsupervised. Pets not familiar with their new settings can have unpredictable behavior including accidents, property damage, or furniture intrusion. Please do your best to keep the condo clean and tidy from your pet. Pet Policy Violations Any violation of the pet policy and the above listed pet rules above will incur charges to renters and guests that are at the discretion of the condo owner. We provide flexibility to allow our renters and guests to bring pets, but we encourage you to follow the rules to avoid any charges.

11 Communications Phone: Long distance phone service is not provided or available in the Montezuma condo. Local phone service is available. Please be aware of any charges from phone service before making any calls from the phone in the condo unit. Internet: Free wired and wireless internet is provided inside the condo unit. Amenities: Laundry Services: Coin operated laundry services are provided onsite at the Montezuma condo building, on the lower level, adjacent to the front door condominium entrance. Recreational Facility: The recreational facility is located behind the Montezuma condo building. The recreational facility includes heated pool, Jacuzzi, and sauna. Free, yellow bath towels are located in the recreational facility. The recreational facility requires key to enter the facility. Fire Place: The fireplace is a wood burning fireplace. Free firewood is located on the condo balcony. If you need additional firewood, please contact Keystone Property Management ( ). If using the fireplace, do not leave the fire burning unsupervised, as this can be dangerous or result in an uncontrolled fire. BE SURE TO LEAVE THE FIRE DAMPER OPEN WHEN LIGHTENING THE FIREPLACE. THIS PREVENTS RISKS OF TRIGGERING THE CONDO SMOKE ALARM, WHICH YOU CAN NOT TURN OFF YOURSELF (controlled at the building level). ONCE THE SMOKE ALARM IS TRIGGERED, YOU WILL RECEIVE A

12 VISIT FROM THE KEYSTONE FIRE DEPARTMENT SO PLEASE CHECK THE DAMPER BEFORE LIGHTING THE FIREPLACE. Grill: The grill on the balcony is a gas grill. Condo owner is not responsible for any accident, damages, injuries from renter s using the grill. If you use the grill, please be sure to shutoff the grill controls on both the grill and the gas tank valve. When the grill cools down, please re-cover the grill with the grill cover. Books, Movies, Games: Books, movies, and games are provided for guests to read, watch, and play with during your stay at Montezuma. They are there for your enjoyment. Please understand these items are part of Pura Vida Properties owner s personal book, movie, and game collection. We expect these items to be returned and returned in the same condition as you found them in. Please don t take these items with you when you check-out of the condo. These items are inventoried and any missing or damaged book, movie, or game will be charged to renter as a damage fee. You can rent additional movies from Sky Run Resorts (where you checked-in) for a marginal fee paid directly to Sky Run Resorts. Transportation: Shuttle Service: Shuttle service to Keystone Skier Drop-off runs every 20 minutes. The Montezuma shuttle stop is located directly behind the condo unit. Shuttle Route Map can be downloaded at: BusMap.pdf. Call or extension 4200 for more information on transportation within the Keystone resort. Bus Service: Bus Service via Summit Stage is free within Summit County. Check the Summit Stage website for bus schedules:

13 Guest Behavior No house parties where more than the number of people the condo sleeps are in the condo at any time. This is STRICTLY ENFORCED. Quiet time starts at 10:00pm (resort rule). Violations could lead to guest losing their reservation (eviction), security deposit, or additional assessed fees to guest. Smoking Please respect that this is a non-smoking condo, and we request that you smoke outside the condo or on the balcony. Smoking indoors is prohibited and failure to follow this rule will result in charges and fees to renter. House Keeping: Daily house keeping of the condo is not provided by Pura Vida Properties by default. If you desire to have an adhoc or daily cleaning of the unit during your stay, Pura Vida Properties can provide this for a charge of $60 per house keeping cycle requested. You must request the cleaning by calling the property owners (Jordan or Elaine) and we will call the Sky Run Resorts front desk to schedule the cleaning. The house keeping fee will be charged to the renter s credit card, and we will setup an additional Google Checkout for this service fee. Any requested intermediate house keeping cycle(s) do not replace the automatic cleaning fee of $60 upon check-out. We automatically do a full, end of stay clean service for every reservation booked. This fee is included in your price and costs $60 (although we waive the fee for 5 nights or more as a price incentive). Intermediate and end of stay housekeeping services both include changing of linen, cleaning of interior condominium unit, and garbage disposal. We sincerely hope you have an enjoyable stay and a great vacation that you will leave the property in a clean and tidy condition at the end of your stay. Owner Property Guests and renters are not to enter the owner s property closet (directly adjacent to bathroom), even if it is accidentally unlocked or open (it should be locked). Guest and renters are not to enter the owner s property chest located in the walk-in closet. The chest is labeled with an Owner Property sign, so there should be no confusion on this chest. Failure to abide by these guidelines will result in penalties and fees to the renter. Guests can enter and use the guest closet, walk-in hallway, including the books, videos, humidifier, and board games. All property and items in the condo unit is property and owned by the condo owner. Any missing, misplaced, or broken items during renter s stay are the responsibility of the

14 renter. Renter will be charged a replacement cost for missing, misplaced, or broken items incurred during your stay and failing to leave the property in the same state as was during Check-in.
