2 Welcome to Second Star Second Star, named after the location of Neverland in the classic novel, Peter Pan, is a luxury rental property located in Homer, Alaska. Aptly named due to its magical setting, Second Star is a 16,000-square-foot home situated on 3.5 acres of ocean front property; and is the perfect location for your dream wedding. We offer our guests round-the-clock concierge services as part of the rental. Whether you are our guest for a romantic getaway or celebrating a wedding with 150 guests we will go out of our way to help you build lifelong memories. 4 Thank you for choosing Alaska Luxury Adventures, LLC for your Alaskan vacation. This Short Term Rental Agreement (the "Agreement") is made by and between Alaska Luxury Adventures, LLC and JT Wilhelm. This agreement must be authorized and payment must be received in order to confirm your reservation. It is recommended that you authorize this agreement and submit payment within 2 business days to prevent your reservation from being VOIDED. If the required payment(s), and/or your acceptance of this agreement, is not received within 2 business days following the "Date Agreement issued" (noted above), your reservation will automatically be VOIDED. Once your Authorized Agreement and your deposit or complete rental amount are received, a confirmation will be issued to you. If the required payment is less than the full amount due on the entire reservation, the balance of your full payment is due 90 days prior to scheduled check-in date. By authorizing payment via credit card, you authorize Alaska Luxury Adventures, LLC, to charge your credit card. Any remaining balance of the total monies due will be automatically charged to the same credit card 90 days prior to the scheduled arrival date. If your arrival date is less than 90 days from the date of this agreement, your full payment is due now, via credit card, or other means, in order for your reservation to be confirmed. Once we receive payment, we will confirm your reservation via . Security Deposit of $1,000 is required on your reservation. The Security Deposit must be paid 30 days prior to your check-in date. Your security deposit, less applicable charges, in any, will be returned to you no later than Forty Five (45) days after your departure. Applicable charges include the cost of repairing or replacing any of the property or its contents that may be damaged and/or loss of items from the rental and excessive cleaning costs beyond the amount of the cleaning fee charged (as determined by Owner or their Agent upon your departure; this includes excessive trash disposal, excessive laundering, upholstery or rug shampooing, etc.) A detailed invoice setting forth the applicable charges, if any, will be included with the balance of the Security Deposit being returned. Unless you dispute any of these charges with five (5) days of your receipt of the itemized list, the charges are deemed to be accepted. Cancellation Policy: Once a deposit has been received and the booking is confirmed there are no refunds for cancellations. We recommend guests purchase travel insurance. PAGE 3

5 GENERAL TERMS AND AGREEMENTS Check in & Check Out - Check-in is at 4:00 PM and Check-Out is 11 AM. At Check-in you will be greeted at the property by an agent who will do a walkthrough of the property with you, your signature of property condition will be required before you will receive keys to the property. At Check-Out an agent will meet you to sign you out of the property and collect keys. Late check-out may be requested of property manager upon check-in, but is not guaranteed to be available. The fee for a late check-out is $350. This fee will be taken out of your Security Deposit, unless other arrangement for payment have been made. If the property is not vacated by 11 AM, guests will be assessed a Late Check-Out Fee of $350, guests possessions may be collected and relocated to the garage. Alaska Luxury Adventures, LLC is not responsible for the loss of or damage of Guest's personal belongings or valuables that may occur during the relocation of such belongings. Keys - Guests are responsible for Estate keys. At Check-Out guest must return all keys received at Check-in. Failure to do so, will result in their replacement cost being deducted from the security deposit. Smoking - is NOT permitted anywhere on the property. Pets - are NOT permitted on the property. Registered service animals accompanying a member of the Guest party are welcome, but we do request notice that a service animal will be accompanying the Guest party at the time of booking. Non-Registered/Resident Social Guests - NO additional people beyond the maximum occupancy of 30 persons in the house are allowed on the rental property at any time, unless expressly agreed upon, in writing, by agent. The registered guests shall be liable for all acts of the family, invitees or other persons invited onto the rental property by customer, and will not HOLD the Agent/Owner responsible for liabilities caused by registered or non-registered guests. The names and ages of all guests staying at the rental must be listed on the rental agreement in the space provided. If the names of the customers in your group change, this must be communicated in writing to your agent. Agent must approve any additional guests in writing prior to arrival and are subjected to additional $100 nightly fee per person if accepted by agent. Customer's reservation is accepted for one family or group of individuals for this accommodation only. Vehicles and Parking - Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Security - Guests are responsible for maintaining security by locking the residence when absent. There are many valuable items in the house. You are responsible for any stolen/ broken items if the house is left unlocked, and Alaska Luxury Adventures, LLC, and its related managing agents are held harmless and are not responsible for theft and/or damage(s) of personal property; therefore, NO refunds will be given for any such occurrences. 6 Agent and Agent's Representative entering property - Occasionally, the Agent or their designated representative(s), including Property Manager, housekeeper, caretaker, or repair person, may enter the property at any reasonable time for inspections, maintenance or repairs with a minimum of two (2) hours advanced notice to Guest (from when a message is left on Guest's cell phone.) Landscaping personnel may enter the grounds of the property at any time, without prior notice. Owner Areas - Owners, and their Agent, may have several locked closets and designated cupboards for their use only. The Guest will not disturb the Owner/Agent's personal effects stored at the Rental Property. Sub-renting - or re-assignment of this Rental Agreement is NOT allowed. Removal of Guests - Owner's agent reserves the right to remove all guests or any specific Guest, if they have damaged, or are causing damage to the property or if they violate the law or act contrary to any of the conditions noted in this Agreement or upon misrepresentation of any information provided by Guests in this application and agreement. Inventory and Furnishing - Furnishings and decorations in the Rental Property shall NOT be moved. It is agreed that all such furnishings, fixtures and equipment are in good condition, unless otherwise specifically noted in writing. On the last day of the rental, Guest agrees to surrender the premises to Agent with all furnishings, fixtures, and equipment in as good condition as received, and in the same location as at the time of arrival. Appliances and furnishings are to be used only for their intended and ordinary uses. Gusts will notify Agent as promptly as feasible of any damage, malfunction or other issue that arises. If premises appear dirty or damaged upon Check-in Guest shall inform Agent immediately. Repairs - The Security Deposit is used to remove smoke odor or excess soiling/staining from beds, furniture, carpeting, upholstery, drapes, linens, towels, linens and repair/replace any torn, broken, or missing items. The Guest will immediately notify the Agent of theft, fire, water leaks, or malfunction indoors or outdoors, as well as loss of keys, access devices or other breach of security. A replacement/re-key fee applies. The rental shall be in the same condition upon departure as at check-in, through normal wear and tear are expected. Excessive cleaning as defined above will result in an additional fee. Special Gathering Events/Parties - of any kind is STRICTLY PROHIBITED, unless otherwise agreed to by Agent in writing. Therefore, NO weddings, event gathering, commercial/cooperate activities, or BBQ gatherings over the maximum number of registered guests, unless prior written arrangements with Agent were made. If you wish to have an EVENT please ask Agent for rules and guidelines thereof. UNAUTHORIZED EVENT will result in a $3,000 fine. If this policy is ignored your event will be shut down and you will be asked to leave the premises immediately and subject to Termination of your Rental contract. PAGE 5

7 Quiet Use - The Rental Property is provided quiet residential accommodations for the Guests and its occupants; loud outdoor amplified music is NOT allowed, nor is the use of fireworks, drumming, camping, commercial activities including video production or video shoots. Any other behavior on or about the Rental property which may be contrary to local noise ordinances, local and federal laws, house rules, r community association rules is also prohibited. The Guest will not use the Rental Property in any way that adversely affects neighbors, including parking and excessive noise violations. Any noise complaints are subject to local law enforcement intervention. Law enforcement intervention will be deemed by agent as a breach of the agreement and may lead to our rental cancellation and grounds for removing guests. "Quiet Hours" are from 10pm - 9am. Guest Cell Phone - IN CASE OF EMERGENCY, we ask for accessibility to you by cell phone and/or a travel contact phone during your stay. PAGE 6

With a shower, fully appointed kitchen and dining area you will feel right at home. 9 SIGNATURE AND PAYMENT PAGES I agree to the terms and conditions in this agreement, and authorize payment to secure my reservation, establishes your agreement to all of the terms, conditions and notice requirements, including the cancellation policy. This rental agreement MUST NOT be modified. Your acceptance of the terms, conditions, and notice requirements set forth below is necessary. Once your credit card has been processed or payment is otherwise received, Alaska Luxury Adventures will notify you that your booking has been confirmed via . Failure to make final payment or provide security deposit 30 days prior to check in will result in the automatic cancellation of your reservation and loss of any deposit paid, pursuant to this agreement's cancellation policy. Any changes made to this booking after a confirmation have been issued will be assessed a $ service fee. Acceptance of any change is subject to approval by Alaska Luxury Adventures, LLC.
