3 Welcome! You will find important information about your new home in this brochure. We hope it helps you and answers any questions you may have. ABOUT US Lunds Kommuns Fastighets AB (LKF) offers residential properties in the city of Lund, Södra Sandby, Dalby, Veberöd, Genarp, Revinge and Stångby. We own and manage a total of 9,000 apartments for rent, which means that almost 20,000 people in Lund live in our properties. LKF has been a wholly-owned municipal company since its establishment in MY PAGES You can login to your online tenant portal "My Pages" at lkf.se. This is an online service available to our tenants where you can apply to join the housing waiting list, report faults and order maintenance, such as painting and wallpapering. You can also find details about your rent and how you can change to a different apartment. 4 Moving in lkf.se/nyinflyttad KEYS Before you move in, you must sign for your keys at the local housing office. Never accept keys from the vacating tenant. When you sign for your keys at the office, you will be given the correct number of keys. Once a tenant has vacated the apartment, they are required to return all the keys belonging to the apartment and other areas (garage, laundry room, etc.) to the property supervisor. The person who signs for the keys must provide valid identification to show that he/she is the person whose name is on the tenancy contract. If you send someone else to pick up your keys, that person must have written authorisation and a valid document to prove their identity. Please contact your property supervisor if you need to drive into the residential area via the boom gate. Do you need extra keys? Please contact your property supervisor! The cost will be added to your next rental payment bill. CLEANING The tentant is resposible for cleaning the apartment thoroughly before moving out. As soon as you have collected the keys from our office, you must check that the apartment has been thoroughly cleaned. The vacating tenant must also empty and clean the storage room that belongs to the apartment. Please contact your property supervisor if you have any remarks on the cleaning. If the apartment or storage room has not been properly cleaned by the moving-in date, you should not move in. Contact your local housing office on the same day. They will carry out an inspection and arrange further cleaning if required. If you and the vacating tenant agree on an earlier date for you to move in, the vacating tenant still has the responsibility for the apartment until the contract expires. Inspect the apartment together and ensure it has been cleaned properly. Please note that keys may only be returned to and collected from the housing office. Never accept keys directly from the previous tenant! 4

5 IF YOU HAVE REMARKS After the moving-in date, we ask you to compare the condition of the apartment against the inspection report. If you discover any faults or maintenance problems that are not recorded, please contact your property supervisor. After the moving-in date you have eight days in which to report any defects. YOU ARE REMOVED FROM OUR WAITING LIST When you have signed the contract, you will automatically be removed from our waiting list for housing. If you want to be offered a different apartment in the future, you must sign up again. To do this, login to My Pages ( Mina sidor ) and sign up under "Boköanmälan". STORAGE All our apartments have at least one storage room each. The storage room is usually in the cellar or sometimes in the attic. The location and number of the storage room is stated in your contract. It is important that you use your storage properly. Do not place cardboard boxes or similar items directly on the concrete floor as it may become damp. The storage of any combustible or flammable liquids and gases in the storage rooms in the cellar or attic is prohibited. Please see our website for more information. Your home insurance policy may state what items you may keep in the storage room and how they should be stored. Please contact your insurance company for more information. 5 5

The property supervisor works in your local residential area. FAULT REPORTING You can report faults on lkf.se/minasidor around the clock. You are also welcome to call us on (weekdays 7 16). LEASING AGENT (UTHYRARE) The leasing agent is responsible for leasing apartments, parking lots/garages and storage space. Please contact your leasing agent if you have questions about your tenancy contract, sublets or apartment exchanges. Our leasing agents work at LKF s office on Lilla Tvärgatan 21. PROPERTY ASSISTANT (FASTIGHETSASSISTENT) Our property assistants manage HLU (maintenance decided by the tenant) and orders for optional extras (e.g. a dishwasher). Our property assistants work at LKF's office at Magistratsvägen 23 and can be contacted on or

9 Simple and safe way to pay your rent lkf.se/hyra RENT Your rent must be paid in advance each month. You can pay by bank transfer, direct debit or e-billing. The due date for payment is always the last working day of the month for the next month's rent. We hand out or send out your rental statement on the 22nd (or the following weekday) of each month. All the costs are included on the one billing statement, for example, garage or parking lot, home insurance and extra storage. It is important that you pay your rent on time. If you do not pay your rent, you will be sent a reminder and charged a late fee. Late payment or failure to pay can lead to termination of your contract and could affect your ability to rent elsewhere in the future. LKF may need to charge you additional costs on top of your rent, for example, for extra keys and parking permits. Any additional costs will be added to the next rental statement. DIRECT DEBIT (AUTOGIRO) Paying by direct debit is simple, safe and free of charge, and you'll save yourself the cost of reminders. To set up a direct debit, simply fill in a registration form and send it to us. We will then contact your bank. You will still receive a statement for your rent for each payment even though you are paying by direct debit. The statement shows the amount of money that will be taken from your bank account. E-BILLS (E-FAKTURA) E-bills look the same and contain the same information as rental statements. They are sent electronically to your online bank. You can sign up for (and cancel) e-billing through your online banking service. If you are paying your rent by direct debit, you can have e-bills sent to your online bank. 9

11 Inspecting the apartment Our inspection team will inspect your apartment before you move in. Any faults or problems have been recorded in an inspection report. This describes the state of the apartment at the time of the inspection. As a new tenant, you should receive the inspection report before you move in. The inspection may have been carried out two months before you move in. During that time, damage may have occurred that is not accounted for in the report. As a new tenant, you should report any damage, faults or defects that have not been recorded in the inspection report. You should contact the inspector who carried out the inspection so that you are not held liable for costs. Remember to do this within eight days of moving in. The inspection report includes an explanation of the different types of measures in the report to help you better understand any observations made. Do not hesitate to ask our inspection staff if you have any questions. CHECK YOUR INSPECTION REPORT Please compare the condition of the apartment against the inspection report. If you discover any faults or maintenance problems that are not recorded, please contact your property supervisor. After the moving-in date you have EIGHT DAYS in which to report any defects. 11

12 Deciding about maintenance in your apartment lkf.se/hlu Under the HLU policy, tenants can make choices about the maintenance of their apartment. You can decide about the wallpaper, paintwork, floor coverings, kitchen cupboards and other décor. You will be contacted about two weeks after you have moved in with an offer to order maintenance. You will be told what you can order for your apartment. If you are satisfied with the condition of your apartment, you can decline the offer. Instead, you will receive a reduction in your rent for January. If the building is less than eight years old, you will not be offered maintenance. Do you have any questions about maintenance? 14 Optional extras lkf.se/tillval Being able to make choices about maintenance and equipment offers tenants a personal involvement. You can choose appliances, floor coverings, kitchen cabinets and other extras for an additional cost. FLOOR COVERINGS Most of our apartments have parquet floors in the living room and vinyl or linoleum coverings in other areas. When it is time to replace the floor covering, you can choose parquet or laminate flooring. You cannot order laminate flooring for the living room. If you do not have a parquet floor in the living room, you can have one installed at an additional cost of approximately SEK 30/month. The cost will be added to your rent. If you decide to replace floor coverings before the scheduled time, the cost of having the maintenance done earlier than scheduled will be added to your rent. You can see this on your latest offer for maintenance. KITCHEN There are several optional extras available for your kitchen. You can order new countertops and tiles over the sink. You can also order new cupboard doors or new spray-painted doors. In some properties, you can order a dishwasher and a cooker with a fan-assisted oven. LAUNDRY EQUIPMENT If a washing machine and tumble dryer are not provided as standard items in your apartment, you may be able to order them as optional extras. In some properties, it is only possible to have a washing machine. Please talk to your property supervisor! 16 TV and internet lkf.se/bredband Internet VIA EUROPA'S BROADBAND NETWORK As a tenant, you can get access to the internet via our open broadband network. You will be able to choose from a number of service providers. These are listed on ViaEuropa's website, viaeuropa.se. The broadband network delivers speeds of up to 1000 Mbps. VIA THE CABLE TV NETWORK COM HEM Internet via cable is available in all of our residential areas. LKF s tenants in the city of Lund, Dalby, Genarp, Stångby and Södra Sandby, who want to connect to the internet should contact Com Hem. Information about the internet service is available at comhem.se If the internet service does not work, contact Com Hem s customer service on INTERNET IN VEBERÖD AND REVINGE Tenants in Revinge who want to enter into a contract for Internet should contact ViaEuropa or a service provider of their choice. Tenants in Veberöd who want to enter into a contract for broadband should contact Wnet from Romelebygdens Kabel-TV on or

17 TV ANALOGUE AND DIGITAL SERVICES FROM COM HEM In LKF's properties, you have access to Com Hem's Digital TV Small package. Com Hem's analogue basic package is included in the rent. This means that you can view the channels on all your TVs without a digital converter box. TV IN VEBERÖD AND RE- VINGE Romelebygdens Kabel-TV AB is in Veberöd. IPTV is available in Revinge via Connect TV. Please see the enclosed leaflet for more information. TV FEES Every household with equipment that can receive a television signal must have a television licence. The annual fee for the licence is payable to Radiotjänst. 18 Waste recycling lkf.se/miljo A commitment to the environment is central to the way we work at LKF. Our tenants are very aware of the importance of sorting waste. We encourage our tenants to sort their waste by type. Sorting waste for recycling saves raw materials, resources and energy. And it is beneficial for our environment. You can sort and dispose of almost all kinds of waste materials in LKF's recycling facility. Cardboard boxes, packaging and other recyclable items should be folded flat. Our recycling guide will help you sort your waste properly. You can view the recycling guide at lkf.se. Bulky waste must be disposed of at the local authority's recycling centres. Bulky waste includes furniture, carpets, old bikes and other large items. 20 Help us to keep the place tidy When you live close to others, it is important to show respect, understanding and tolerance so that everyone feels at home. Thank you for helping! As a tenant you agree to take good care of the apartment and its equipment and follow the care and maintenance instructions. contact us about any problems or damage in the apartment, which can lead to more serious consequences, such as leaking pipes, leaking radiators, pests and vermin. make sure that washing machines and dishwashers are installed by a qualified contractor. have an electricity contract that ensures a continuous supply of electrical power to the apartment. pay for any damage in the apartment or to the property that you have caused. You are also required to pay for any damage caused by people living in or visiting your home. do not disturb others with loud noise and avoid any kind of behaviour that might bother other residents. do not smoke in the laundry room, stairwell, lift, cellar and other communal areas. do not put up notices, signs, aerials or satellite dishes without the permission of LKF. do not leave entrance doors to the building unlocked between the hours of 21:00 and 06:00 if there is no entry phone. If the building has an entry phone system, make sure that the entrance door is always locked. do not leave doors to attics or cellars unlocked. do not place door mats, prams, bicycles or other items that restrict access and cleaning in stairwells and other communal areas. clean up any mess left by your pet, and keep pets on a leash when in the residential area. park bicycles, mopeds and scooters in the designated areas. dispose of waste in accordance with LKF's instructions. use the laundry room, drying and mangle room in accordance with LKF's instructions. do not play or gather in entrances, stairs, lifts, cellars or attics. 20

23 What you need to arrange before you move in Once you have signed a contract with us, there are some practical details that you can arrange before you move in. CHANGE OF ADDRESS You notify a change of address at adressandring.se. Follow the instructions and fill in the forms. When asked to enter your new apartment number, you should write your apartment registration number. You will find this four-digit number on your rental contract. Contact your leasing agent if you have any questions. ELECTRICITY CONTRACT Contact your existing electricity provider to transfer your contract to your new apartment. If you switch to a new provider, remember to cancel your existing contract with your current provider. PARKING SPACE LKF has about 5,800 garage and parking spaces. There is a waiting list for many of them. You join the waiting list and search for available parking spaces at lkf.se. OPTIONAL EXTRAS It is possible to order additional equipment, such as a dishwasher or washing machine for most LKF's apartments. Visit lkf.se/tillval to find out more and download a brochure and order forms. BROADBAND You can enter into a contract for broadband either before or after you have moved into your apartment. This will depend on which broadband provider you choose. For more information, turn to page 16 or visit lkf.se/bredband. HOME INSURANCE Remember that you must have a home insurance policy for your new home. We have an agreement with the insurance company Länsförsäkringar for inexpensive home insurance cover to protect you and your home. For more information and to apply for this insurance, visit lkf.se. The insurance cost is conveniently included on your rental statement. 23

24 Tenant involvement Your home is an important part of your life. Of course you should be given choice and involvement in matters concerning your home. We work in cooperation with the Union of Tenants (Hyresgästföreningen) to maximise the opportunities for participation, empowerment and choice for our tenants. TENANT PARTICIPATION The local tenant associations work to encourage tenant participation in many of our housing areas. It is the local tenant association (LH) that represents the tenants in the area. For tenant participation to be effective, tenants need to be active. LEISURE ACTIVITIES LKF supports activities that promote well-being and social interaction. For example, outdoor and keep-fit activities, neighbourhood block parties, cultural events, etc. COMMUNAL ROOM Many of our residential areas have a communal room (hyresgästlokal) that tenants are welcome to use for social or private activities. The local tenant association is responsible for the bookings. RENT NEGOTIATIONS LKF has a negotiation agreement with the Swedish Union of Tenants (Hyresgästföreningen). Under the agreement, LKF is obliged to negotiate rents. For the Union of Tenants, it means a right to request negotiations. Both parties may raise questions about other rental terms, e.g. the condition of the apartments, laundry rooms, parking areas and other matters that concern all tenants. Rent negotiations normally take place once a year and an agreement is usually reached. If the parties do not reach an agreement, the matter is referred to the Rental Market Committee. This is a central body for the Swedish Association of Public Housing Companies (SABO), of which LKF is a member, and the Swedish Union of Tenants. Both parties undertake to comply with the Committee's decision. WHAT IS THE UNION OF TENANTS (HYRESGÄST- FÖRENINGEN)? More than half a million households are members of the Swedish Union of Tenants (Hyresgästföreningen). As a tenant, you can join the association. Go to the local housing office on the moving-in date to collect and sign for your keys. What should I do if the apartment has not been cleaned? If the apartment has not been properly cleaned by the moving-in date, you should not move in. Contact your local housing office immediately. Further cleaning will be carried out if required. Has the apartment been inspected? You should have received your inspection report before you move in. This describes the state of the apartment. After the moving-in date, you have eight days in which to report any damage, faults or defects that were not recorded in the inspection. If you have anything to report, contact the inspector who carried out the inspection. Can I have new wallpaper in the apartment? We have a scheme called HLU which offers you several options for enhancing your apartment, including new wallpaper. Start by filling in the status form that you are given when you move in. A form will be sent to your home address about two weeks into your contract. The form explains what you can order free of charge, and how much it costs if you choose to have certain maintenance tasks done earlier than scheduled. 26

27 Can I carry out my own renovations or alterations? Remember that any alterations you make to the apartment must be done in a professional manner. Some alterations may require a permit. Remember that you may be responsible for restoring the property to its original condition. I have lost my rental statement. Can I get a new one? The easiest way is to login to your online tenant portal My Pages (Mina sidor). You'll find all the information you need there. You can also contact your leasing agent. What should I do if something gets broken? You can report faults on lkf.se/minasidor around the clock. You are also welcome to call us on (weekdays 7 16). Is my home insurance policy in effect? If you have taken out a home insurance policy via LKF/Länsförsäkringar, then the policy takes effect on the date you move in. If you have taken out a home insurance policy with another insurance company, contact them to find out if the policy is in effect. Do not forget to contact your insurance company if you move from one LKF apartment to another LKF apartment. The correct address must be listed on the policy. When will my dishwasher arrive? If you have ordered a dishwasher, washing machine or other optional equipment, we will contact you to arrange a time when it can be installed. It usually arrives in the first few months after you've moved in. Where can I park my car? There is an up-to-date list of all parking spaces that are available to rent at lkf.se. Sign up to apply for a parking space on My Pages (Mina sidor). You can also contact your leasing agent. Which electricity provider should I contact? You can choose any electricity provider you like. Remember to contact the electricity provider in plenty of time before you move in. How do I get broadband? In all of our apartments you can connect to the internet via a broadband network or via Com Hem cable network. What should I do if the moving-in date is a weekend or holiday? If the contract date falls on a weekend or holiday, the moving-in date will be the first working day following the weekend or holiday. When will my nameplate be put on my door? Can LKF put other names on my door too? Your nameplate will be put on your door on the day your contract begins. Please contact the leasing agent if you would like to have more names on your door. How do I access the residential area by car? Please contact your property supervisor. Contact details can be found at lkf.se or on the noticeboard in your stairwell. What should I do if the vacating tenant wants to leave window blinds or other items to me? Window blinds never belong to the apartment. If you want them, you can accept the window blinds and other items that the vacating tenant has offered. It is sensible to write a simple agreement stating what items the vacating tenant is leaving in the apartment. Who may rent the community room (hyresgästlokalen)? The community room is available to all tenants. You don't have to be a member of the Swedish Union of Tenants (Hyresgästföreningen). 27
